I've lived in Boerne for 29 years, this is not a "small" town anymore. When I got here it was 3k residents, now it's over 22k. Planning on getting out of here as soon as possible. I actually want to live in a small town, not an overcrowded tourist trap.
All perspective my friend. I completely understand yours coming from where it did but to most coming from cities of 100k+, Boerne still is the small town they’ve always dreamed of.
My husband is from San Antonio and has no idea where I'm coming from. Lol

I’ve had people tell me New Braunfels is a small town to them. That is so funny to me! Lol
I was a kid there in the 70's and what's funny is that we called it "boring" Boerne. Obviously not so true anymore. It is a beautiful place however so so crowded now. I've stopped by a couple of times to pay respect to my Grandmother and a few other relatives buried there in the cemetery. Thank you for the nice video!

@@cheayunju The only area that has still remained the same old dull, boring self is where my Mom still lives, is in Adkins TX. An exit off of the 87 between SA and La Vernia. But, we were just talking and we both agreed that now days, dull and boring is just fine.
As a native Texan, born in San Antonio but who grew up in Dallas, Boerne was a place that has always had a nostalgic place in my mind. As a kid living in the Alamo City in the 1960s and early 70s, I remember Boerne as a town that you went to with intention. When my wife and I started looking for places in the Hill Country, in late 2020, to relocate to as we plan our escape from psycho Cali, Boerne was high on my list...until we got there. Boerne isn't a lovely, quaint Hill Country town anymore. I have to disagree with your assessment. It's a bustling suberb with insane traffic. While it has great schools, churches,and retailers, the construction on I-10 is a headache that may never go away. That's why we bought further east in Bulverde. It's commensurate with where we currently reside in Placer County, CA. Far enough out while still close enough in. There will be road construction there,too, as there always in in Texas.. But it will be less of a headache and I like the central location of Bulverde. Close to San Antonio Airport, Boerne, New Braunfels, Austin, and the Alamo City itself. Folks interested in Bulverde should watch your video on the community.

Boerne is no more, I've lived here my whole life and it is no longer desirable, too many people have moved here and it's more like an extension of San Antonio. Please sell people houses outside of Kendall County, us locals have had it!!!!
How long before those Beautiful hill country views turn into hilly rooftop views like going through Bee Cave on 71? Our beautiful Texas Hill Country is becoming over crowded and congested!

Please don't move to boerne. It's become way too crowded etc... Your ruining our small town. We are moving after 20 years because Boerne no longer exists. It's just san Antonio north!

Everything you said is a Pro... I'm from Florida.. property price is about the same, taxes DEFINITELY BETTER, I-10 under construction? Pssh.. I'm from Florida, that every highway here... I ABSOLUTELY LOVE SMALL TOWN LIVING, I'm in North Port Florida, Sarasota County, it's getting WAY TOO BIG for my liking... Boerne Texas sounds like HEAVEN to me... Sign me up.

Thank you for such.an INFORMATIVE vodeo! My husband and I are currently in this process of moving to Boerne, TX from another part of TX. And the moment we drove into Boerne, we could see ourselves living there!! It truly is a smal beautiful town with a good balance of fun things to do, esp. outdoors. Agreed, the market us booming there, so we are hoping it will get better in the coming months to find our ideal home!

Traffic in school session is horrible 😞‼️ the city is approving new developments!! Without making the roads wider‼️ & property taxes I’m paying about $12,000 a year .....
Sorry you feel that way but have you seen some of the other suburbs of San Antonio? It took me 30 minutes to get across New Braunfels the other day without any out of the norm traffic. I do agree that Boerne is growing but most new developments are south on IH10 not in Boerne proper. Traffic will be bad in any popular town anywhere so unless you move to somewhere very remote, I don't think that's something you could avoid. Taxes in Boerne are actually some of the lowest out there! barely over 2% in the city and just under 1.8% outside the city in Kendall County. If you're paying $12,000/year, you must be in a higher priced home. I wish I could help you out with that my friend but the higher price the home, the higher the property taxes. I do appreciate you watching the video and commenting!
Yes but try the find less expensive properties good luck to you 500 plus hence high taxes it is not the whole story sold in this video !!!!
Boerne is the Katy of San Antonio. In 5 years Boerne will be surrounded by San Antonio similar to Hollywood park.
It already is ruined. A lot of out of staters :( Boerne has much nicer homes and most are professionals. Please do not compare Katy to Boerne!
Boerne HEB is all you will ever need. Truly the best HEB in TX. The Dodging Duck also has a great reuben sandwich. Way too many armadillos though.

There's so many great towns between Riverside and Boerne. Why skip those? Blythe, Palm Springs, Camp Verde (AZ), Santa Fe, Sonora (TX), San Angelo...
Why are prop taxes so much lower in Esperanza? Is that true also for Sabinas Creek? Unincorporated?
Don’t be fooled by the low Property Tax. They will stick it to you on the HOA fees @ Esperanza. It is a beautiful neighborhood w/ nice amenities though.

I used to like the old Boerne.....this new Boerne is not good.
What do you think is different about it? It’s definitely got more people but try finding a place anywhere that doesn’t have more people. Still has the same small town charm it always has.
@@LifeinSATX , it's definitely not the way I remember it from going up there all the time to see family back in the 80s and 90s.....I moved to Boerne recently, not because I wanted to, and it's just waaaaay too crowded, not alot of the local town folk and more outsiders. I think I miss that real small town feel. I mean, I could be going off childhood memories and not everything stays the same.

@@MichaelPetersenprideboy I grew up in Boerne, lived there for 35 yrs, and move out roughly 5 years ago. Lots of discrimination in that town especially if you're of the lower class. Too many 'entitled minded' karens and darens moving there.
