- Welcome to my favorite floor plan! Among all of the new homes in Orlando, this is the most spacious, flexible and usable plan out there! This is the Palmer Plan by Hanover Family Builders. This particular model is in Minneola, Florida but it is available in several communities all over the area, including their newest community of Ridgeview. It's a multigenerational plan with a casita for your older relatives or for a young person who needs their own space. So great!

How many models and starting price?
@@jerorosado3122 They have two models on site and the starting price for this one is mid $400s. They have other floor plans that are mid $300s

My biggest pet peeve! Lack of windows! Each room is missing one window, and so are the bathrooms. Really nice compared to what I have seen around here. I would close off the kitchen and make a big pantry.

It really a great price for such a large home! The secret is that it is in Minneola which is REALLY close to Clermont... which is close to Winter Garden. So you are getting a little bit of a price break just by going a couple of extra miles.

I don’t know if it’s possible, but can you shout out who the interior designer is for these homes?! Home design is not my forte and I would love to hire one to design our new home when we move.
I will check into who designed this one. Some of the builders use the same designer every time... others use different ones for each house. I know for sure that you can hire a designer for a flat fee to consult with you before you build OR you can hire them to do the work too.

In the community where the model is, the base price of the home is $460,990... by the time you add options and upgrades, it would be closer to $600,000
Are there any kitchen upgrade options where you don't have the microwave above the range combo? Very interested in this plan if it's currently available with some options!
Yes! Most builders have an option that has a gourmet kitchen with a range hood where the microwave would normally be and then a double oven option...in some cases the first oven is a convection oven so you get the best of all worlds. Yes... the Palmer is very unique! M/I has the Newport which can be adapted to have a second master downstairs.
Is it available to be built? Any waiting list?
Isn't it amazing that this is where we are these days??? The answer is: "Kind of!" You can contract to build in right now in some communities, and others have limits on the number they can sell each month. Can you build a pool with this home model?
Yes! It always depends on the lot size, but one of the interesting things about a two story plan of this size is that sometimes the footprint is smaller than a one story home so on most lots you should still be able to build a pool. Usually this home goes on a larger lot anyway!
Is Ridgeview also going to be a gas community?
I don't think so. Usually when it is a gas community, the builders advertise that right out front because people like it so much. But the site agents are not telling me it is gas and there is no advertising that it is gas... so it doesn't look like it.

Not much counter space in the kitchen!
When you do the gourmet kitchen option in ANY home, you end up losing some counter space which is why some people choose not to do it.... In this home you get a lot of extra counter space in other places, the servery, the casita and the bar option upstairs...
Just FYI I’m building this home and they now have an option to upgrade the cabinets to go all the way across that wall which in turn you get a lot more counter

Lol... nope! I love this plan! I guess I could say "it is my favorite BIG plan from a production builder"
The kitchen and pantry are a bit of a disappointment
How would you like to see it improved?
@@HeartandHomeOrlando Not enough cabinets,the pantry is way to small and I really dislike the microwave over the stove. That being said I like the rest of the house.
@@kimsokolski2680 the microwave placement is ALWAYS a challenge! I think we have the same taste!
@@HeartandHomeOrlando It is a challenge because I like a double oven and a microwave not over the stove which is what I have in my house in CT and that is what I'm going to be looking for in Florida. I actually had a outlet put in one of my pantry type cabinets and that's where I keep my microwave
@@kimsokolski2680 we are building a new home and with the gourmet kitchen we had to either take away upper cabinet space for the microwave or put it in the lower cabinets (or not have a double oven). We went with lower cabinets and I am nervous about it!
