    This doesn't work at all in Victoria due to land taxes. Many doing this strategy now being forced to dump into a falling market.

    I agree makes sense with the example of a Sydney apartment. I bought my first home as an owner occupier in 2019 in Perth an affordable area for 340k. My mortgage was $250 p/week which allowed me to save to invest further and spend on improvements. Now the price has doubled and has allowed me to invest in additional homes, it’s turned out well in my case I think.
