Para safe, hwag na hwag magbibigay ng paunang bayad hanggang hindi tinatanggap ng RD ang transfer ng titulo. Kung baga, pag sinabi ng RD na ok pwede ng i-transfer saka ka lang maglabas ng pera kung ikaw ay buyer. Para iwas stress. Nagkaroon din kasi ako ng case na ganyan. May bibilhin akong property tapos yung nagbebenta ay hindi pala siya lang ang may-ari. Magkakapatid sila, pero yung isa sa mga kapatid ayaw pumirma sa deed. Yung nagbebenta, humihingi na ng paunang bayad, kahit may problema pa sa side niya. Mabuti na lang pinayuhan ako ng legal advise at yun nga ang sabi sa akin ay sakit ng ulo daw ang aabutin ko kung magpapaunang bayad ako, dahil hanggat hindi pumipirma ang isa sa may-ari ng property, hindi magiging legal ang bentahan. Kaya mag-iingat ng husto sa pagbili, kahit pa sa kamag-anak nyo binibili ang property, kailangan legal ang bentahan at ang transfer ng titulo.
Salamat sa commentary mo about your excellent acquisition of that nice property. Buti na lang may expert sa main na naglakad sa transfer ng property from my parents, to my maiden name. Wala ako sa atin, so I was lucky to find a lady that was experienced with the processing. Malupit pa man din ang Covid, plus ang init pa.I was scammed by a relative's lawyer previous to that, it was a blessing in disguise to have found the best person that went through the pestering to-fro processing, or else I would have given up at the start. However, my plan is to buy a farm lot in Laguna for my sisters and families to escape the pollution in Manila. My property is in La Union, a few minutes away from Baguio. I was asking a real estate agent if I could swap the 2,181 sq.m for a farm lot in Laguna. Anyway, thank you for the much-needed tips. 👍👍👍

Hi mam. I tried having my land titled as well sa RD Tarlac with my complete requirements (i thought) but they asked me about the finality of the DAR clearance which to date I haven't acquired. Will visit DAR regional ofc soon and post a video regarding this to keep you updated 😊
What about if the land was not transfered to the heirs before the land owner dies.? Meaning there was no Deed of Donation to the heirs? Should the heirs you need to pay for Inheritance tax ? Please clarify.
Dadaan ka sa process na tinatawag na extra judicial process. Napakahabang proseso ng papeles at ang mahal. Pag ganito ang problema sa lupa, responsibilidad ng seller na ilipat muna ang titulo sa kanya bilang tagapagmana bago niya ito ibenta. May mga seller kasi na pinasasagot sa buyer ang extra judicial process. Kung buyer ka either wag kang pumayag o wag mo ng bilhin. Dahil bukod sa malaking gastos, pabalik balikin ka ang tagal pa ng proseso.
Hi. If they decide to transfer the title then they would have to pay the inheritance tax with penalties of course . But you can wait for the tax amnesty given by the president for a certain period of time lang.

Depende sa lugar Ang DAR clearance maski above one hectare, depend sa location kung urban or ano lit classification
