His first deal $1.9M used $350K or 18% down. Today it would require 35% down minimum. RE is much harder today. Dreaming is one thing actually doing deals is quite another.

It is much harder because of the financial crisis, banks are now heavily regulated, however a million dollar deal requires the same amount of qualifications as suppose 100,000.

But it's not true. Ramsey is worth $200mil, which is almost exactly how much Cardone claims to be worth - but Ramsey operates with almost no debt.
Dave owns all his income property debt free. If there's ever a down turn he will only get richer. This guy would lose a lot
grod805 if there’s a downturn that would be an advantage for Grant... he owns B- Level apartment complexes... in a downturn people look to rent more than buy ...and they still want to live in moderately safe areas/communities/complexes... the kind Grant has.
johnulcer grant controls over a billion in real estate assets that his tenants are paying for.... not to mention he does $150 million a year in sales rev from his business outside of real estate which is his sales training platform... Ramsey ain’t close to this dude.
Very good point about earned vs passive income. Only spend your earned income on necessities and other investments that can/will lead to passive income!

Great interview. One of the best interviews with grant I've seen. It digs deep into the steps grant took. Most other podcasts get side tracked and start asking silly questions. Only thing id say is vlad you have one of the biggest financial guys that made it from the ground up. Listen to him and don't get so hung up on stocks. Irregardless, great interview!! Thanks!!!
