I love the designs, not a huge farmhouse fan, but you made them a lot more contemporary. They are beautiful, I have the land, but not enough money right now to buy one. Keep doing what you're doing, they're great!

This is so charming. May I make a suggestion? Since it's such a small home, the same flooring throughout would expand the space visually. And, since there is no bedroom on the main floor, all that is needed is a powder room, you could then use the additional space that the bathtub takes to use to expand the kitchen or put a walk-in pantry or cabinet pantry in the kitchen. If the fireplace, although cute is not functional, then opening up the stairwell would again visually expand the space. I've been in the residential/commercial industry my entire life, so I automatically see a different perspective. I really like your work, you design some amazing homes.

Love this house so much 🥰❤️😍
My only pet peeve about tiny spaces is the lack of mudroom at the entry of a house, i live in Norway where you must expect rain, snow and muddy shoes on the regular and walking straight into a living space would never work here.
Wish more tiny homes had a proper mudroom at the entry or a second door from the garage to the mudroom.

Finally, a tiny home for real living! I could not do the long, skinny tiny homes or a loft with a ladder. At 70 y/o I would love this home and a second bedroom is wonderful for not only guests but also an area to do hobbies/crafts that you can shut the door on the mess!!

This home has potential. Easy to fix and would cost less to build. A 2 bedroom house really only needs 1 bathroom. While nice, a downstairs powder room is not needed. I would get rid of the fireplace and move the kitchen into the space now occupied by the living room. There is enough space for cabinets and work surface on the front, outside, and back wall of the room. Sink in front of the window, range on the outside wall, refrigerator and broom closet on the back wall. With the downstairs bath gone, there is room for a nice dining area and a nice living area running front to back where the current kitchen and bathroom are. With windows in both the front and back walls of the house, that would be a very comfortable space. That would also allow room at both front and back doors for vestibules to increase energy efficiency.

Well Jasper, I can see where you were going with this, but something’s missing to me. Maybe a door in the garage to get into the house ( thanks for the garage, that’s a great addition). Some of the comments have really great suggestions! I have a feeling if you decide to do this design again, it’ll be prefect❤

Once again, love the design and how every inch of space is maximized. However, I would have put the kitchen sink under the window. When you're washing dishes, you can look out and enjoy the view, but you shouldn't do that while you're cooking unless you don't mind burning your food because you've been distracted. Love that there is both a stackable washer and dryer. The combos take forever to dry your clothes. There is nothing I don't love about the upstairs. The fact that there is a second bedroom and a full bath on the upper level is such a huge plus. The smaller bedroom could be both an office and a guest room. Just because you've chosen to go tiny doesn't mean you don't want visitors. Nicely done!

Just subscribed and am so fascinated by every one. Each one is so beautiful and unique with so much attention to detail! I’m gonna binge watch this entire channel! My hubby is gonna get tired of me showing him my favorites. We’re looking for ideas to convert our 10’x16’ tool shed into a tiny guest house with at least a bed and bath and teeny kitchen but it’s so old the floor collapsed directly into the dirt below. Now we have to decide whether to go with 16’x20’.

Swap the laundry room and bathroom, ditching the tub. This would allow for an entrance from the garage into the kitchen and give a bit of storage space for a pantry. Move any mechanicals into the garage.

This is so adorable. The only change I would make is to move the stove over on the wall where the sink is (but centered), then put in a larger (apron farm sink) where the stove was with a Bosch 18 in dishwasher next to it were the plant is. Then the kitchen would be perfect. I love the downstairs bathroom just the way it is because then a guest has their own bathroom when staying over. You did a beautiful job! I'd like to build it!

I agree with a lot of the comments. I live in Canada and a mudroom type entrance is a necessity! Put the laundry upstairs as that is where the majority of yur laundry comes from. Make the downstairs bathroom a powder room and expand the kitchen.

I would turn the garage into the kitchen and make it look like a conservatory on one wall. Then switch the garage door with beautiful french doors. That way you can make the main area a full living room and expand the staircase a bit.

Personally I'd make the downstairs bathroom powder room so room for washer & Dryer ( as I'm old and bad enough got to go up and down stairs to sleep but doable with railing all the way.)where washer and dryer are make a pantry . The steps to open on top for extra storage unless they do and didnt show it and in kitchen dishwasher under stove unless one of them are and didn't show that and lastly fridge to open the other way. Then this would be perfect for my needs.

....Thank you.... my thoughts as well, with the Furniture. The Staircase IS NOT functional. It is too narrow, and badly laid out, in most states, would never pass Code. Maybe as a " back Staircase " as they are known, that went from a kitchen area.
The lack of space is a No Go ...too small of rooms, no " real entryway with a closet " and the back door being in line with front door is bad Feng Shui. Best thing about this house is the Exterior and the Porches.
I don't get all the comments about the " Oooos and Ahhhhhs" ....if one REALLY had to live there, they would soon find it not as enchanting as they thought.
      I personally think there's a lot of " Bot " comments.

What a darling home. For the first time, at least for me, I'm so happy to see a place for the car. YIPEE! Of the various designs of yours I've seen so far, it looks like the home is set on an island of grass eith a surrounding fence, but no real walkway or garage.
Although I'm not a fan of stairs, in this home you have an upstairs bath, making it not so bad to climb the stairs.
The only thing as far as layout that I personally would change is have the shower downstairs and that lovely tub upstairs. I would put it upstairs so that i could have a nice relaxing bath before snuggling into some delightful sheets.
You've outdone yourself my dear. Great job.😁💕💕💕
Opps. I forgot. There was one other thing I would change. I would love to see a nice farmhouse sink in here. I think the one chosen is too modern looking.

Just one thought, since there is no room for a small table in the living room, may be put an extra side table. Where? Next to the person sitting on the right side of the couch. If that person is drinking coffee or tea, he /she should have the option to place it somewhere. Right?

Love the simple, small floor plan of this house....however, there is no entryway from the garage into the house (inclement weather would deter this present design), also the refrigerator and freezer doors need to be reversed to open without hitting the dining table and chairs. Otherwise, I like it. Thank you!

Домик-то красивый! Но зачем в американских домах стеклянные двери - всегда удивлялась 😯🤦

No need for tubs anymore. Put in a walk-in shower with a glass door. Expand the dining/kitchen area for more counter space and open up the living room. At least have some room for a Christmas tree. After all, the garage is the size of the main floor, I think a couple extra feet in the living area can be sacrificed.

No you still need tubs. With a shower. How are you supposed to wash your dog? 🐕

Needs a door from the garage into the house. But I can't see where to put it. I suppose a door onto the back porch would help. Then you won't get wet going from the garage to the house.

How much do these tiny homes cost. Could be the answer to housing problems.

A little kitchen like this doesn't need a stove with 6 burners. It's for one person. 2 bathrooms? Cute though for a guest house
