@@LeoLeo-cn7wu nope! The only taxes that will go to the IRS are the 15% US Withholding taxes on US dividends but these get taken out immediately before you even receive them. You don't have to file anything =)

I mean, I can't fault people too much for wanting to make a profit off of their content. It takes a ton of work and they're doing it to make a living. But you need to decide what your priorities are. Do you want to get as much money as you can out of people or do you want to reach and help as many people as possible.. But I am glad to hear that my videos are appreciated and having an impact =)

Started watching your channel in February March. Liquidated my RRSP's. Fired my financial planner and opened a Questrade account, all thanks to your videos. Best piece of advice was to buy Apple stock on the Nasdaq. I bought $30,000 in February and thanks to the stock split I'm up 92% on that stock alone. I also bought a bunch of Canadian Bank stocks, like TD. I'll watch your videos forever. You haven't steered me wrong yet. I'm not your target consumer as I'm 50 years old, not a millennial but I trust your advice so much that I took my $400,000 mutual funds out of Investors Group and opened a Questrade account and invested in your advice. Now up $150,000 since February 👍

You got me on to the REITs about 5mths ago. Got $35k each of Riocan RIE.UN.TO, Vanguard Reit VRE.TO, and Brookfield property partners BPY.UN.TO. Done well since their recent climbs and even better with the Div's. Will continue to add regularly. The only thing better than me adding $500+/mth to my RRSP is these REITS doing it for me, for "free" with the Dividends 😜.

Have been enjoying the DRIP during the low share price. Slowly starting to recover as vaccine news comes out. @@FinancialFutureGuideAlexCourt I have 211 shares and am down 12.7%. Was down over 20%, but it has already begun to recover. I think we'll still have some bumpy roads ahead for the stock until the vaccine starts to roll out, but it should recover nicely within a year or two. It's paying a dividend so I'm in no hurry to sell while it's down. Covid has changed a lot of things, and with this being an office REIT and many people realizing they can work from home the stock may not recover to the levels it once had, but we are social creatures and not everyone will want to continue working from home. Look what's happened to the stock with just 2 positive news items on vaccines. This is a small sample of what's to come next year I believe, in my opinion. All the best!

Thanks for your video, one of the first stocks I bought was a US mortgage REIT, I just randomly bought it when I first started investing more than a decade ago with absolutely no knowledge, it made me a ton of money throughout the years yet I had no idea what the company does, until today.
What's your take on the RioCan reit at the moment with a payout of 2400%? I'm a new investor and I watch a lot of your videos and figured it's one of your favorite reits, but isn't this high payout ratio a pretty big red flag??
This is a great explanation of REITs. One thing that I wish I knew before buying REITs is that because they have such little profit to reinvest to buy new properties. The usually obtain new capital through issuing new shares which dilutes shareholder value over time thus having little capital appreciation. I bought REITs in January this year and they are the only part of my portfolio that have not recovered since the market crash.
REITs will take longer to recover, especially REITs focusing on the Retail or Office space but they definitely will recover and in the meantime, you can take advantage of excellent passive income at a significant discount =)

Hey Keith! I do include a popup link to each video whenever I point to the screen, it's called UA-cam Cards so make sure you have these Cards enabled on your UA-cam account. Also, keep in mind that I can only have 5 cards in each video and they might not appear with certain devices! I know for a fact that cards do not popup if you're watching on a TV but they should show up if you're watching on your computer or Android device =)

Not really on topic, but as someone who is worried about being able to enter the real estate market to actually own a house myself one day, I'm curious to know if REITs have played a part in such drastic increases in real estate prices. Yes, desirable land is a limited resource so the price will go up, which is great for investors. But when we have full cities unable to afford their own houses and forever renting, I'm not sure it's worth it at a human level. Thanks for the info though! I appreciate the video either way. :)

Hi Adrian, I'm hoping you can help answer a question I can't seem to find the answer to when Googling... When tracking stocks on a portfolio in Excel/Sheets/etc., do I take into account the commissions paid when purchasing a stock under the "Average Price/Buy Price" or "Cost Basis" of a stock? For example, say I purchased TD stock for $60 x 10 shares with a $4.95 commission. Is my cost per share $60, or is it $60.495 when accounting for the commission? Is the "Cost Basis" $600, or $604.95? Absolutely! You can definitely hold CAD REITs in your RRSP as well, there are no tax penalties or anything like that. In fact, when I do my RRSP portfolio reveal, you'll see that I own quite a few Canadian REITs in my RRSP as well! This is especially true if you have more RRSP contribution room than TFSA room! I just wanted to highlight the point that you should prioritize US REITS and dividends in your RRSP, and put the Canadian stuff in your TFSA and RESP. But if those are maxed out, you can definitely put Canadian dividends and REITs in your RRSP as well =)

You can just buy REITs the exact same way you buy any other stock! You do NOT need a broker or a realtor or anything like that! Just use an online broker like Questrade which is my personal favourite platform. And yes there are provincial and even municipal bonds but I don't recommend buying individual bonds. It is much simpler and less risky to buy Bond ETFs like ZAG or ZFL which are a collection of hundreds of bonds =)
Another brilliant video Adrian and a firm believer in REITS as well. One question though, one of the attractive pieces of physical real estate investment is the fact that you can buy something with a min 20% down and 80% leverage model while you build equity over years. This is possible due to the mortgage structure that you get access to with physical property. I don't think this mortgage structure is possible with REITS. E.g. with 100k down, I can buy an asset worth 500k with barely a ny interest rrate (
You are absolutely correct and in fact that is probably the BIGGEST advantage of physical real estate, being able to leverage borrowed money in a low risk, low interest way! That's one of the reasons why I invest heavily in BOTH REITs and physical properties =)
Fantastic video explaining REITs and I was with you for most of it, at 12:14 you say to put our Canadian REITs in an TFSA and RESP, which is perfect and I understand that and then US REITs in your RRSP, again which is great and makes sense to save on the 15% taxation. Is there any negatives to holding Canadian REITs in your RRSP, or could it have been on both lists for Canadian and US REITs. I currently only hold Canadian REITs in my TFSA, but didn think there would be an issue if I were to put some in my RRSP as well. Great video again and I appreciate any clarifcation as I watched some of your earlier videos in March of this year when I got started in investing. Thanks!!
Thanks Mathuran! I'm happy to hear it was helpful! You can absolutely hold Canadian REITs in your RRSP as well, I do that!! There are no penalties at all. This is especially useful if you have for more RRSP contribution room than TFSA room. I just wanted to make the distinction that US REITs should ONLY be held in your RRSP. And if you don't have a lot of RRSP room, then it would be best to reserve that limited room for purely US investments. I hope that clears it up! =)
I own RIO, HR and CAR and have done really well on them so far! I almost feel too exposed with about 17% of my portfolio in REIT's but they're doing so well I can't sell them off! Great Vid!

I can definitely do that but the good news is that even if you aren't a citizen or even a PR, if you live in Canada most of the investing rules are the same! You can still open up a TFSA the same as a citizen can! =)

Your channel is very informative, thank you, could you please slow down your talking speed in your presentation, you are very fast the way it makes me mix up the vast information.
I naturally talk fast and I have a LOT of info to get through in 20 minutes. If I didn't talk fast, these videos would easily be over 30 minutes and no one wants that. This is why I put the text overlays and I also manually write out English subtitles to help people follow along! If you'd like to slow the video down, hit the Settings (gear icon) and change the Playback Speed to 75%. I hope that helps! =)
Hey! Great video as always. Did you know that some seemingly Canadian REITs still charge a withholding tax? My VRE and CT REITs each charged me 15% per dividend this year. I see now that Vanguard Realestate Trust, being an ETF, can hold anything, any time - but I'm surprised by Canadian Tire. Surely, I will be moving both to my RRSP now. Thoughts?
Hi, When you buy a share of a REIT are you considered a shareholder or unit holder there is a difference between those terms in America but in Canada I can not find anything. For example I was looking at corporate companies here in Canada like td and rbc they refer to us as shareholders but Canadian apartment REIT consider us unit holders like SmartCentres too
The difference is that REITs have a slightly different corporate structure than regular public corporations since they are a trust. For everyday people, it doesn't make a difference. But if you are a billionaire who owns 20% of the company, then it does make a difference since it will affect your voting rights and influence you have over the company and CEO
MRT is a much, much smaller REIT... I generally avoid REITs with a market cap less than one billion dollars since they are definitely riskier, although there a few exceptions. I will look into it though! =)
Hi Adrian, Had a question for you. How do you go about calculating how big of a discount a stock is selling for? Are you comparing the current price with the highest price the stock was before the covid crash? Or is there another number that you use? For example, in the video you say HR.UN.TO is at a 42% discount. Obviously it’s not that big anymore, but how would I calculate the discount as of today?
Hey Andrew! I answered this question in another comment earlier today but I'll answer it here again. Generally yes, I would compare against the "normal" stock price before the crash. As long as I believe that believe that before the crash, the stock price was valued fairly. If I think a stock was already overvalued before the crash, then I wouldn't use that value as the baseline to compare against. There are various ways to evaluate the "intrinsic" value of a stock, I can cover this in a later video if interested =)

If you're buying a home to live in, you can actually get away with a downpayment of only 5% (whether you use the Home Buyers Plan or not) BUT if you are buying a RENTAL property, meaning you don't live in it, then you MUST make a downpayment of at least 20% I'll go into the details of the process of buying homes and downpayments once I start my Real Estate series =)
Another terrific lesson, Adrian! I've been buying RIOCAN for years in my margin, TFSA, and RRSP accounts and loving the dividends but I didn't realize the tax implications of holding REIT's in an unregistered account. Could I directly transfer some of that stock up to the value of the 2021 TFSA contribution limit without having to sell and repurchase inside the TFSA?
Absolutely! As long as you have TFSA contribution room, you can go to Requests -> Transfer Investments to move those shares into your TFSA without selling! I'll be making a whole video on how to do these transfers in the future =)

I saw you posted this same question in a few other videos so I will copy and paste the answer here: Absolutely you can! You don't have to be a citizen or even a permanent resident! As long as you have a SIN and live in Canada (even with a student visa or a worker visa) you can open a TFSA and an RRSP. What are your long term thoughts on AP? I sold out of my position given the uncertainty with the office real estate environment.

What's your take on the RioCan reit at the moment with a payout of 2400%? I'm a new investor and I watch a lot of your videos and figured it's one of your favorite reits, but isn't this high payout ratio a pretty big red flag??
For REITS you have to use FFO Payout Ratio not the normal payout ratio. Riocan's FFO payout ratio in Q3 is currently at 86.2%

This is a great explanation of REITs. One thing that I wish I knew before buying REITs is that because they have such little profit to reinvest to buy new properties. The usually obtain new capital through issuing new shares which dilutes shareholder value over time thus having little capital appreciation. I bought REITs in January this year and they are the only part of my portfolio that have not recovered since the market crash.
REITs will take longer to recover, especially REITs focusing on the Retail or Office space but they definitely will recover and in the meantime, you can take advantage of excellent passive income at a significant discount =)

When the stock market is panicking and people are freaking out, as long as you believe in the future of this company, THAT is the BEST time to invest and buy twice as many shares as normal because of the discount! =)
Not really on topic, but as someone who is worried about being able to enter the real estate market to actually own a house myself one day, I'm curious to know if REITs have played a part in such drastic increases in real estate prices. Yes, desirable land is a limited resource so the price will go up, which is great for investors. But when we have full cities unable to afford their own houses and forever renting, I'm not sure it's worth it at a human level.

When tracking stocks on a portfolio in Excel/Sheets/etc., do I take into account the commissions paid when purchasing a stock under the "Average Price/Buy Price" or "Cost Basis" of a stock? For example, say I purchased TD stock for $60 x 10 shares with a $4.95 commission. Is my cost per share $60, or is it $60.495 when accounting for the commission? Is the "Cost Basis" $600, or $604.95?

Absolutely! You can definitely hold CAD REITs in your RRSP as well, there are no tax penalties or anything like that. In fact, when I do my RRSP portfolio reveal, you'll see that I own quite a few Canadian REITs in my RRSP as well! This is especially true if you have more RRSP contribution room than TFSA room! I just wanted to highlight the point that you should prioritize US REITS and dividends in your RRSP, and put the Canadian stuff in your TFSA and RESP. But if those are maxed out, you can definitely put Canadian dividends and REITs in your RRSP as well =)

You can just buy REITs the exact same way you buy any other stock! You do NOT need a broker or a realtor or anything like that! Just use an online broker like Questrade which is my personal favourite platform. Check out this video here to see my personal favourite Canadian REITs that I invest in =)

And yes there are provincial and even municipal bonds but I don't recommend buying individual bonds. It is much simpler and less risky to buy Bond ETFs like ZAG or ZFL which are a collection of hundreds of bonds =)

Another brilliant video Adrian and a firm believer in REITS as well. One question though, one of the attractive pieces of physical real estate investment is the fact that you can buy something with a min 20% down and 80% leverage model while you build equity over years. This is possible due to the mortgage structure that you get access to with physical property. I don't think this mortgage structure is possible with REITS. E.g. with 100k down, I can buy an asset worth 500k with barely a ny interest rrate (
You are absolutely correct and in fact that is probably the BIGGEST advantage of physical real estate, being able to leverage borrowed money in a low risk, low interest way! That's one of the reasons why I invest heavily in BOTH REITs and physical properties =)

Fantastic video explaining REITs and I was with you for most of it, at 12:14 you say to put our Canadian REITs in an TFSA and RESP, which is perfect and I understand that and then US REITs in your RRSP, again which is great and makes sense to save on the 15% taxation. Is there any negatives to holding Canadian REITs in your RRSP, or could it have been on both lists for Canadian and US REITs. I currently only hold Canadian REITs in my TFSA, but didn think there would be an issue if I were to put some in my RRSP as well. Great video again and I appreciate any clarifcation as I watched some of your earlier videos in March of this year when I got started in investing. Thanks!!
Thanks Mathuran! I'm happy to hear it was helpful! You can absolutely hold Canadian REITs in your RRSP as well, I do that!! There are no penalties at all. This is especially useful if you have for more RRSP contribution room than TFSA room. I just wanted to make the distinction that US REITs should ONLY be held in your RRSP. And if you don't have a lot of RRSP room, then it would be best to reserve that limited room for purely US investments. I hope that clears it up! =)
I own RIO, HR and CAR and have done really well on them so far! I almost feel too exposed with about 17% of my portfolio in REIT's but they're doing so well I can't sell them off!

Awww thank you! I really appreciate that! It depends on the kind of REIT. Retail REITs usually pay higher dividends, around 4-6% whereas residential REITS are usually on the lower side: 2-3%

I can definitely do that but the good news is that even if you aren't a citizen or even a PR, if you live in Canada most of the investing rules are the same! You can still open up a TFSA the same as a citizen can! =)

Your channel is very informative, thank you, could you please slow down your talking speed in your presentation, you are very fast the way it makes me mix up the vast information.
I naturally talk fast and I have a LOT of info to get through in 20 minutes. If I didn't talk fast, these videos would easily be over 30 minutes and no one wants that. This is why I put the text overlays and I also manually write out English subtitles to help people follow along! If you'd like to slow the video down, hit the Settings (gear icon) and change the Playback Speed to 75%. I hope that helps! =)

When you buy a share of a REIT are you considered a shareholder or unit holder there is a difference between those terms in America but in Canada I can not find anything. For example I was looking at corporate companies here in Canada like td and rbc they refer to us as shareholders but Canadian apartment REIT consider us unit holders like SmartCentres too
The difference is that REITs have a slightly different corporate structure than regular public corporations since they are a trust. For everyday people, it doesn't make a difference. But if you are a billionaire who owns 20% of the company, then it does make a difference since it will affect your voting rights and influence you have over the company and CEO
Could you do video on Mortguard REIT? (MRT.UN.TO) It seems the upside is greater than Riocan with a comparable dividend but not as popular.
MRT is a much, much smaller REIT... I generally avoid REITs with a market cap less than one billion dollars since they are definitely riskier, although there a few exceptions. I will look into it though! =)

Had a question for you. How do you go about calculating how big of a discount a stock is selling for? Are you comparing the current price with the highest price the stock was before the covid crash? Or is there another number that you use?
For example, in the video you say HR.UN.TO is at a 42% discount. Obviously it’s not that big anymore, but how would I calculate the discount as of today?
Hey Andrew! I answered this question in another comment earlier today but I'll answer it here again. Generally yes, I would compare against the "normal" stock price before the crash. As long as I believe that believe that before the crash, the stock price was valued fairly. If I think a stock was already overvalued before the crash, then I wouldn't use that value as the baseline to compare against. There are various ways to evaluate the "intrinsic" value of a stock, I can cover this in a later video if interested =)

The first time home buyers plan doesn't require you to put 20% down on the first rental property I believe, solid videos btw!
If you're buying a home to live in, you can actually get away with a downpayment of only 5% (whether you use the Home Buyers Plan or not) BUT if you are buying a RENTAL property, meaning you don't live in it, then you MUST make a downpayment of at least 20%
I'll go into the details of the process of buying homes and downpayments once I start my Real Estate series =)
Another terrific lesson, Adrian! I've been buying RIOCAN for years in my margin, TFSA, and RRSP accounts and loving the dividends but I didn't realize the tax implications of holding REIT's in an unregistered account. Could I directly transfer some of that stock up to the value of the 2021 TFSA contribution limit without having to sell and repurchase inside the TFSA?
Absolutely! As long as you have TFSA contribution room, you can go to Requests -> Transfer Investments to move those shares into your TFSA without selling!
I'll be making a whole video on how to do these transfers in the future =)

I wouldn't say so.. REITs are long term investments! In the short term they can be very volatile especially as interest rates change!

Absolutely you can! You don't have to be a citizen or even a permanent resident! As long as you have a SIN and live in Canada (even with a student visa or a worker visa) you can open a TFSA and an RRSP. I talk about this in greater detail in my RRSP Explained videos, check them out! =)
