Lets say a 1 kanal plot costs 3 cror in DHA Ibd and its construction will cost 3 crors as well (double story 9000 sq ft covered area @3500 per sq ft). So it will be completed after 1 year after spending 6 crors. If that 6 crors is invested in Meezan bank Islamic finance (🙃) @ 2% plus Kibor (%23% after tax if non pensioner ac) then you get 1 cror 38 laks appx in one year that means 7 cror 38 laks. After 2nd year year it will become 9 cror 7 laks. After 3rd year it will become 11 Cror 16 laks. After 4 years 13 Crors 73 laks. After 5 years 16 Crors 89 laks. So in just 5 years one will have 10 crors additional in his pocket So tell me will a constructed house be valuing more than 16 Crors or not? The answer is simple No. So a balanced approach will be to just buy a plot now and keep it for 5 years. Rest of the money should be put in bank and after 5 years construct the house and still your account will have plenty of money in it. O i forgot to mention that bank pays you profit every month so you have liquid cash available with you for spending if you want. Live in rented accommodation @ 1.5 lakh per month and enjoy 6 crors' newly built house of others 😂. After spending 6 cror owner will get just 18 lakhs from you whereas you will be saving 1 Cror 20 laks after paying him 18 laks from bank 😊. Thank me by saying JazakAllah.
