    In Illinois, the county comes out and inspects the homes in the various build phases. I remember buying my first home (1995) and the build process was delayed by several months due to new building code. It delayed my closing by several months but as a result, I moved into a much better constructed home. It seems to me that there is a lack of building code in Texas. Am I wrong?

      Good to know Brian. Once you step out of cities (proper) around here, you fall into the wild west. But if you're in a city, that should require a CofO and city inspects.

      @@DobbyIsAGoofElf Perry is coming down on prices after ballooning in 2021 and part of 2022. Higher interest rates and inflation are the biggest drivers. Under price or over price has to do with the market, buyers and sellers. It's what those two parties can agree on. I know that's dry, but that's pricing 101. Most of my answer is in the housing market update part of this video. If you're looking to nab a new Perry or Highland home for 400k someday in Veramendi, that ain't happening. You're paying a premium for living in Veramendi b/c of all the that's there right now plus all that's coming down the road. Plus you're super close to grocery shopping, restaurants, schools, etc. That has everything to do with home value. More than upgraded back splash or a gas fire place. Or a patio bump out. Who cares about those things if you're in the middle of no where with nothing to do?

    Poorly built !! Happened in Plano, Texas years ago and they starting falling apart in a few years😢
