Only a foreigner would pay these ridiculous prices. If someday the portugese would like to buy foreigners are pricing them out by buying blindly. The estate agent has a job to do, I appreciate that but it is getting to a point of madness.
Only 3% of the properties that are sold in Portugal are being sold to non Portuguese people. In general the houses and land have become more expensive all over Europe. At this moment the national average price for an average house in Portugal is 190000 Euro. And non Portuguese people spend on average twice as much for a house or property in Portugal compared to Portuguese nationals. For comparison, the national average price for an average house in the Netherlands is almost 467500 Euro. And in the Netherlands the prices for a house increased with 11,5% over the last year. In Portugal that was 7%. An empty plot in the Netherlands that is only 1000 square meters costs on average €350000,- Personally I do not think that a percentage of 3% from all the properties that are being sold to non Portuguese people is enough to drive up the prices in a significant way. Other factors, such as increase in wages, and the popularity to start a homestead, are bigger factors in driving up the prices for houses and properties. And on top of that, people can ask for their property whatever they want, but that doesn't mean that it is going to be what they will eventually get for their property. This is my personal opinion after doing some research.
