    Only a foreigner would pay these ridiculous prices. If someday the portugese would like to buy foreigners are pricing them out by buying blindly. The estate agent has a job to do, I appreciate that but it is getting to a point of madness.

      Only 3% of the properties that are sold in Portugal are being sold to non Portuguese people. In general the houses and land have become more expensive all over Europe. At this moment the national average price for an average house in Portugal is 190000 Euro. And non Portuguese people spend on average twice as much for a house or property in Portugal compared to Portuguese nationals. For comparison, the national average price for an average house in the Netherlands is almost 467500 Euro. And in the Netherlands the prices for a house increased with 11,5% over the last year. In Portugal that was 7%. An empty plot in the Netherlands that is only 1000 square meters costs on average €350000,- Personally I do not think that a percentage of 3% from all the properties that are being sold to non Portuguese people is enough to drive up the prices in a significant way. Other factors, such as increase in wages, and the popularity to start a homestead, are bigger factors in driving up the prices for houses and properties. And on top of that, people can ask for their property whatever they want, but that doesn't mean that it is going to be what they will eventually get for their property. This is my personal opinion after doing some research.

    Not too bad at all. And one could also put some nice raised planter beds for extra privacy instead of a fence or a wall. The back entrance is handy for when you want to store some wood. Then you do not have to go through the house. 👍

    It is a nice property. Very nice flat terrain and square shaped, and plenty of water and easy acces. It all depends on the legal status from the property if it is worth the asking price, and if it will ever be possible to permanently live on the property, and what it will cost to get all the legal work done to get it licensed for permanent habitation, if possible at all. That is a bit of a downside from buying a property in Portugal. As a potential buyer you have to make costs for legal fees just to figure that out before you actually decide to sign a contract. Those costs will be there even when a potential buyer decides not to buy the property when it turns out that it is impossible to get a permanent habitation license. And if you buy it without the legal help from an independent lawyer then the worst case scenario can even be that you have to break the building down if it turns out that it is an illegal building. But even if it is a legal building then it is still not a guarantee that you can get a license for permanent habitation. It is a bit sad that it is so complicated in Portugal. I understand why it is like that, but still sad. I think that the complications scares off a lot of potential buyers.

    You have a wonderful view, yes! But on the neighbour's property. This is ridiculous. Someone willing to buy such a ruin that need so much work to make it livable, wants to have a few hectares of olive grove around with it. Nobody wants to buy a farm in ruins in the country side with nothing as land around. The only purpose of buying a farm there is to grow veggies, fruit trees, olive trees and raise some animals like donkeys, sheeps, chickens and rubbits! Then on top of it, the property would have access to the river! There, this would be a very nice potential proposal. But with 300 square meters of land, forget it!

    The correct name for the property should have "Abandoned ruin". Sadly nobody pays a dime for abandoned ruin, so a more creative choice of words "River House". 40K is daylight robbery. Anyone with lot of money to throw away, will do it instantly. I appreciate the effort to make the video though.

      A property that's a ruin needing complete renovation still has value, it's not worthless as you wrongly suggest. It depends what you want to do with it. Plus the land is constructible to a degree, so you can renovate or demolish parts of this house to reconfigurate it to how you would want it. I find asking prices for this type of property in this condition regularly around €30-40k, so it's reasonable. You could spend a further €100k renovating it to your exact requirements, and have a house that finally costs you less than the equivalent second hand one in that area. Take account of the peaceful surroundings and proximity to the river, and the possibility of taking good walks in the fresh air. Someone will buy it. You clearly don't understand how the Portuguese property market works, or that a ruin can have value to someone.

    Nice walk-around. thank you. May be worth investing in a mid-range drone for some aerial views! Post-covid the demand for these lifestyle farm sized places has certainly gone mental, just need an internet connection.

      Even if you got it free, you'd have annual property taxes to pay, plus the obligation to clean the land each year to prevent propagation of fire. There are fines if you don't comply with the latter.

      @@antoniopiresrealestateagent A job in real estate would be nice. Like many others who watch these type of videos it is out of reach for me. I do not have the funds to make the move.       Marmalada comes ftom quince fruit made by the Portuguese, marmalade is made from citrus fruits by the English. Quince jam is made from quince fruit😊

Nós vivemos na França e casas em ruinas aqui são vendidas por muito menos que em Portugal, os preços praticados em Portugal estão entre o ridículo e o vergonhoso, como se não tivessem noção do valor real das coisas. Agora só estrangeiros sem noção os compram.

      Boa tarde @deliciouscolours, não é esse o feedback que tenho dos clientes que vem de França. As pessoas vem para Portugal, precisamente porque não conseguem comprar ai o que conseguem aqui pelo mesmo preço ou mais barato ainda. O valor de um imóvel tem muitas variáveis, mas o numero 1 é a localização e se compara dois imoveis eles tem que ser muito semelhantes para uma comparação justa, se são dois imoveis em países diferentes a semelhança desaparece. E neste momento existe um mercado que nao existia há 15 anos atras, dai o valor destes imoveis ter subido, porque existe uma Procura e quando existe procura de um produto esse mesmo produto sobre naturalmente de preço e ajusta-se ao valor real desse momento e acredite que quem compra tem perfeita noção do que está a comprar e do seu valor.
