This landlord has no right to say who someone can have in the place they rent! What I mean by this statement they can not restrict a tenat from having guest and a peaceful enjoyment of the rental.
They can’t stop the tenant from having a guest, but they can’t stop them from having a roommate. The plaintiff messed up in the beginning, and started to say he had a roommate which leads me to believe he had a roommate.

There shouldn't be any "traditional" rental situation that limits a tenant from having a visitor for less than 72 hours in their own apartment. That's the standard timeframe for most leases. The landlord may charge more for extra utilities used like water, gas & electricity during that time but, the restrictions can't unreasonably impact the renter's peaceful enjoyment of their domicile.

Folks as a Landlord I can assure you that the cost for damages is extremely reasonable. Material cost money. Tenants are always causing damages and then want the landlord to eat up the cost. It's unfair. JM is completely unreasonable. She comes up with these fictitious numbers that do not align with the actual cost of material. My recommendation is to tenants if you're gonna rent someone's place, have the common decency to maintain it, and return it in the same condition it was released to you. No one should be eating up the cost of damages you inflicted on a property. Be responsible enough to take ownership of your negligence. If you don't trust the landlord, then get a contractor that is approved by the landlord so that you can .pay them directly. Just remember the landlord has a right to say no tonyour contractor as it's their property, and you can not force them to use your contactor.
As an EDUCATED former renter 20 years ago during my FINAL year of LAW school, that there was the following: painting (ironic, the last year of renting the place by the landlord), carpets need replaced, I shampood them twice a year, Windows are dirty ( I hired a deep cleaning service 2days prior to moving out), LIGHT BULBS, batteries for TV remote, fire alarms, garage door opener, all i replaced beforehand...The SIDEWALK WAS UNEVEN!!
