The first apartment for sure. The kitchen in the second apartment was just a complete miss for me. There was NO space and I can already tell opening the oven wasn’t going to be pleasant. But the first one, an open kitchen is always a dream for a chef! Plus everything just felt much nicer in the first one. And the laundry mat right under was the cherry on top (though if there was a washer dryer set that would be even better...) And location wise, a little walking never did anyone any harm :) Totally the first apartment

I liked the feel of apartment #1 best. Cramped kitchens can be a problem while you try not to back into things while cooking or getting your snacks. A friend had a tiny kitchen once and she couldn't wait to move out because of the kitchen.
Even though it's not the newer one, I prefer the second one due to that massive bedroom!! Also the light is better and the floors are more charming. I like the breakfast bar too, it definitely alleviates the need for a dining table giving you even more space. LOVE the comparison videos!! Thanks again Cash!

I hear ya back in the late 90s early 00s I used to live in a apartment like this with my family I used to live on a 4th floor but like you said it was a hassle to bring groceries, Costco groceries, furniture and even my own parents who did not have good health. But at least we had a good view of Astoria specially at night.

I have seen quite a few of this design in your videos. The second apartment would be so much better without that ugly almost useless island thing. There are sooo many movable kitchen island options now. I would rather purchase one myself like that than have that built in thing. Between the two, I think I like the 2nd one better. It just is laid out better plus a workable kitchen for me is very important. Eating out gets expensive. However, the bedroom in the second apartment is really nice but for me the first one is the winner.
The one in the West Village, just absolutely! The feeling in it is just what I seek in New York City - in life! A little hard to get to, small enough to appreciate and beautiful with the flickers of tradition luminating the lovely angles!!!!! Brava!!!!
Apartment #1 is totally a win for me, I like the location, bunch of nice boutiques, cafes and restaurants right around the corner and the apartment layout, kitchen, bathroom is much nicer.
both apartaments are great, but i would choose #2 because of the location and the lighting. i didn't really liked the kitchen, but i think the bedroom pays it off. love your videos!
I would prefer the first apartment, for the kitchen area alone. The second apartment has great windows and a large bedroom but the tight squeeze in the kitchen is very off-putting. Being that close to the park is a huge plus and you can go wrong with a laundromat as part of the building provided the apartment building doesn't have one already. I will move from Arizona for apartment #1. Let's reduce it by $1000 and I am there...lol.

First place. Most counter space I've seen in a Manhattan apartment. I really enjoy your channel. In 2014 I got to spend 10 days staying in an apartment on 34th Street and 1st Avenue. Loved the Murray Hill neighborhood. If I ever was going to move there, that would be the neighborhood for me.
I vote for the first one (10th street) because of the kitchen and the bathroom. Also, I'm assuming that the apartments don't have central air (based on age) while sunlight is great too many windows on the higher floors will make the apartments hot in the summer imo.
Cash for sure the first one. I like both of them, but the kitchen in the first one is the deal breaker for me. It is easier to get to and not so micro small. The only thing in the first apt. is that the livingroom does not have a window, but I could live with that. And the bathroom is nicer in the first one. Honestly, I could live in either one, but the first one would be my choice hands down. Great video again Cash......which one would you choose Cash!!!! Keep videos coming.

That sunlight in the second apartment! Gorgeous. However the first one is in the heart of my old stomping grounds. Niagara, sushi lounge (RIP), pyramid lounge... really taking me back like 10 years. Tough decision. Think it comes down to personal preference-kitchen or sunlight.
Both apartments are really nice and in a great neighborhood. I am going with apartment #2. Love all the light you get from the windows and the bedroom size is fantastic. Views aren't spectacular but at least you can see the sky and get a glimpse of the street below.
I'm going with the 2nd apartment. The bedroom and all those windows sold me. The kitchen is a little cramped and the living room space is limited but I'll still take it. The first apartment was too dark and lacked closet space.
My hubs and I love the first one. We live down the street from the beach in Hawaii in a lovely house. The 1 br apartments in NYC, are more expensive than 2-3 bedroom homes close to the beach 🏖 on Oahu. I love seeing NYC living. It is soooo incredibly different. Older doesn't bother me, as long as it's clean and functional. That said, the first apartment just seemed more practical to me. The second kitchen was way too small, though the mid-sixties-looking breakfast bar built-in was cool.
I really do like the second one. It is light and bright also has larger rooms. It might be on the old side (but so am I lol). But a little TLC it would be stunning home. I would have to buy some free standing storage for the kitchen just so I can hide daily life.
The two apartments are somewhat similar. That they are fifth- and sixth-floor walkups is a downer for both. The neighborhoods of both are peaceful, but apparently walkable to some action. If the second one is closer to subway stations, that is an advantage. The second one also has more space and therefore might be a better choice for a couple, though the kitchen isn't as easy to use. It's a pity that neither has a washer/dryer, but the first one is certainly handy to a laundromat! As a single, I might lean slightly toward the first apartment, but I'd still be looking for something on a lower floor (or with an elevator). Even for the young, climbing all those stairs can get old quickly.
The way you tried to sell the awful view of the second apartment bedroom, you could Jedi mind trick me into signing the lease😏. But my pick would be the first apartment.
Both are good i guess. 2nd one has more light and better layout. Kitchen area needs work but it's not that hard just sand the wood and repaint it. I think black would look way better than all that 70s wood stuff.
The better apartment is definitely the first one! Seriously, how can you go wrong with the Russian Bath down the block? That second apartment’s idea for a kitchen is a joke! Yes, the bedroom is large however, the best thing about that apartment it is the “Bay” window! Who wants a “Flat” window when you can have a Bay window? 😂😉
All depends of the tenants preference. Kitchen on the 2nd apartment is super uncunfurtable If you dont cook like so many in NY stay on the older apartment. The first one is just prettier
I love the first one because it's so close to Avenue A. I used to live in NYC and that was my stomping ground. Double Down, which I hope is still there, was my watering hole. My hips can't fit in the second one, but it could be a contender if it had a smaller fridge.
They're both nice but I much prefer the first one, in good part because of the kitchen being handsomer and much less cramped. The view is better on 10th St, & being one floor lower in a walkup, aside from the muscle-ache stairs, is far preferable to being right under the roof, which gets very hot in the summer.
10th street hands down, Overall its far better and modern. Yes this 2nd one is a bit larger in terms of square feet but, no that kitchen is far too tight and if the prices are similar, definitely the 1st apartment we go for.
The window that sticks out is a bay window. Apt 1 wins out. Total sq. ft. is similar. A1 on 5th fl and laundry downstairs. Open kitchen also much better.
Love this channel! I left NYC 30 years ago, but still fantasize about having an apartment there. Do you want to be jealous? I paid $1000 for an enormous one bedroom, doorman building, in Yorkville for one year and $350 for the downstairs of a house with a ( little) backyard, one bedroom, frequent use of the garage in Astoria for another 5 years.

I'm going with #2 because of light and bedroom. Just get a thinner refrigerator. The age of appliances doesn't bother me if guests chastise me because I have an old stove they don't need to come over. The only problem is no place for a microwave.
My kid got a 3 level 700 sq.ft. 1 bd. Super high quality everything. King + size bedroom. Big square living em...1level up, ...30 feet from central park, w. 76th. 2600. Its utterly gorgeous. Brick walls in a beautiful brownstone. He could not have done better. Blows these 2 out of the water.
#1 absolutely! Great area..bathroom & kitchen nice & love how the kitchen is “separate”..very nicely designed..laundromat right under. (I can’t get used to the green marble; who thought that looked good when putting it in so many places in that area 😂??)!!
It totally depends on preference. The bedroom in that 2nd apartment was absolutely huge for NYC standards. For me, that's too much space. I'd rather that extra space go into the living area. I'm going to spend more time there anyway.

I think I'd keep looking or up my budget. I'm not going to say the bathroom is most important but the **placement** of the bathroom relative to the bedroom is (for me.) I know the bathroom and kitchen are side by side to keep water and drains together but I can't stand walking through the whole apt to get to the bathroom. That aside the light in the 2nd apt was droolworthy
Thank you for both of the apartments. I do like the first apartment. The nice floor and kitchen in a "L" shape is very nice. That lichen is small but the design pulls my eyes yo that. The bedroom I would down size to a full size bed. That way I can have more space to walk in that bedroom. I like the restaurants and the laundry is right there nest and in that building! The second apartment is nice but the living room/ kitchen space has that window that jets outward with the fire escape stairs
Continuing: fire escape stairs right there in front of the windows! Hmm! No for me! Also, the kitchen is small especially walking into there. I do like the breakfast bar it is cute. The bedroom is nice there and still I would put a Full size bed there with a small sofa and a chair. Again, apartment number 1 is what I would go for. Success in showing great apartments there.

Apartment number 2 since I am petite and would not mind the smaller kitchen. The second because of the light and easier access to transportation.

10th street hands down, Overall its far better and modern. Yes this 2nd one is a bit larger in terms of square feet but, no that kitchen is far too tight and if the prices are similar, definitely the 1st apartment we go for.

The window that sticks out is a bay window. Apt 1 wins out. Total sq. ft. is similar. A1 on 5th fl and laundry downstairs. Open kitchen also much better.

Love this channel! I left NYC 30 years ago, but still fantasize about having an apartment there. Do you want to be jealous? I paid $1000 for an enormous one bedroom, doorman building, in Yorkville for one year and $350 for the downstairs of a house with a ( little) backyard, one bedroom, frequent use of the garage in Astoria for another 5 years.
I'd have to go with the first one, overall more pros than cons for it. Happy 4th!

Apt #2 for me. Loved the bedroom.
1st all the way, even after replacing the fridge and the gigantuan bedroom in the second.
BTW I don't mind stairs, just think cardio and toned legs 🇬🇧

I'm going with #2 because of light and bedroom. Just get a thinner refrigerator. The age of appliances doesn't bother me if guests chastise me because I have an old stove they don't need to come over. The only problem is no place for a microwave.

My kid got a 3 level 700 sq.ft. 1 bd. Super high quality everything. King + size bedroom. Big square living em...1level up, ...30 feet from central park, w. 76th. 2600. Its utterly gorgeous. Brick walls in a beautiful brownstone. He could not have done better. Blows these 2 out of the water.

#1 absolutely! Great area..bathroom & kitchen nice & love how the kitchen is “separate”..very nicely designed..laundromat right under. (I can’t get used to the green marble; who thought that looked good when putting it in so many places in that area 😂??)!!

The second one. Great bedroom with plenty of room for a desk and overall so bright. Keep the fridge, it will prevent you from becoming fat😉

It totally depends on preference. The bedroom in that 2nd apartment was absolutely huge for NYC standards. For me, that's too much space. I'd rather that extra space go into the living area. I'm going to spend more time there anyway.
First place definitely...I’d rather have better kitchen & bigger living space vs bigger bedroom in the 2nd.
I laugh at your idea of a huge closet...I mean, yeah FOR NYC it is. Lol
I think I'd keep looking or up my budget. I'm not going to say the bathroom is most important but the **placement** of the bathroom relative to the bedroom is (for me.) I know the bathroom and kitchen are side by side to keep water and drains together but I can't stand walking through the whole apt to get to the bathroom. That aside the light in the 2nd apt was droolworthy

Thank you for both of the apartments. I do like the first apartment. The nice floor and kitchen in a "L" shape is very nice. That lichen is small but the design pulls my eyes yo that. The bedroom I would down size to a full size bed. That way I can have more space to walk in that bedroom. I like the restaurants and the laundry is right there nest and in that building! The second apartment is nice but the living room/ kitchen space has that window that jets outward with the fire escape stairs
Continuing: fire escape stairs right there in front of the windows! Hmm! No for me! Also, the kitchen is small especially walking into there. I do like the breakfast bar it is cute. The bedroom is nice there and still I would put a Full size bed there with a small sofa and a chair. Again, apartment number 1 is what I would go for. Success in showing great apartments there.
