It needs 250 k in renovations. I would offer 300k no more than 335k it requires a lot to make it functional and livable. New plumbing, electrical, windows, HVAC, doors lights, a new kitchen, the two decks need replacing, add the third deck, roofing leaks, new basement and you would need to dig deeper in the basement to get proper height.
How much would digging in the basement cost? Do you have to put in a whole new foundation? I'm thinking about getting an old row home in Baltimore and turning the basement into a duplex apartment.
I really appreciate how the owner took care of the house and kept its historical charm. For a house that is over 100 years old, things like the floors, woodwork, fireplaces, and doors look amazing! It does break my heart a little that the basement isn't up to code or legally rentable, especially since they probably spent a lot of money refinishing it.
Reservoir Hill close to Druid Hill Park. Complicated history. Check to make sure the neighborhood is now stable and up and coming. Baltimore can be dicey when investing some neighborhoods are sought after and some just aren’t eventho the housing stock has potential some surrounding areas have activity that suppresses it. I haven’t been over there in a rly rly rly long time but the houses kinda remind you of the brownstones in NYC Brooklyn etc.

This house has a lot of wasted space, but a lot of potential. The foundation needs to be inspected. While going down the stairs, the walls looked wavy. The uneven floor is a concern too. I would relocate that built in cabinet at the top of the stairs and make that space a closet. One can't have too much stprage. I would keep the brick jn the kitchen but make it a bar area or cabinet. The stove can be moved and the kitchen reventilated. The roof access off the laundry room would make a nice hang out area with a nice view, but the neighbor next door could easily obstruct it if they have the same idea. Be nice to the neighbor or lose the view.
The shower area could become a utility area; a nice chaise lounge (fainting couch, etc.) would fit very nicely into the historical charm of this space.
I like it and would love to keep the brick in the kitchen and the old floors -thought I have a pet peeve about mismatched floors and I would want to the same floors throughout but definitely try to get a better layout. And utilize the space in the basement etc. with better layouts/ceiling heights so I could add some fun entertainment space like a theater and office space. I don't mind modernizing the charm but I definitely like the "old" country farmhouse type vibes.

The price is comparable; however, the property tax rate in Reservoir Hill can be quite high. It has significantly impacted homeowners in the area. I recommend checking for any available tax credits or exemptions that might help alleviate the cost.
Unless the comps show this as a steal I would pass on in as an investment piece. There are significant renovations needed but for someone that wants to put the money in for long term it may be worth it. One makes different decisions when it's an investment vs their dream home.
The problem is when you go to sell...the home needs at least 200k in reno maybe 250. That's pushing 700k for everything. Houses that expensive are hard to sell in Baltimore, because most people with that much money to spend want to be in the county.
I would renovate and move in take down some walls on the first floor for an updated look and fix the pocket doors and other projects throughout the house oh and paint to make it look a lot brighter the floors is the only thing I would keep but I would sand and restain

The kitchen needs to be expanded with a better placement of the stove. The upstairs bathroom needs to be two separate baths fully equipped. The basement needs a total reno where you can get the most out of the height and width of the area. It's a great house with good bones. Maybe you should invest in it.
I had to review the tape, I did see a/c vents high on the walls. Not certain about a return vent. All depends on comps as this house needs some renovation but I would try to keep some of the character. Sky lights are problems. With no alley one might have to rent a space for a vehicle in a near by garage. I would consider only if that area was on a register as historic!

I lived in Reservoir Hill for about 20 years up until 5 years ago. I have a love hate feeling about the neighborhood. That's a house with a lot of potential, but I don't know if it would make a good investment
@@mistermilkman relative to the surrounding neighborhoods, it's on the nicer side. But the crime that creeps into the neighborhood is problematic. Not overrun with crime, but I feel it could be policed more and city services could step up more for the prices that it costs to live in Reservoir Hill. Also, there's been a major project going on across at the park that was supposed to wrap up in 2022. It's still going on and the streets are torn up because of it and I didn't see an end in sight

I love the old homes. When I was a little girl in second grade I lived in the house on Webster Street NW. I thought it was a mansion, but when I viewed it in current time it had become quite small. it had a lot of land in the backyard too. If you bought the house it would be so much work, my curiosity is how much would you sell it for. I think that would be a big determining factor in your decision. And if you had to sell it once it is done, would you make a profit. You have show us houses that are great but stay on the market for three months or more and I know that is not a good thing. I love shows like yours but I also love your honesty, your quirkiness, and your humor. I have quit all other channels like yours I am only watch yours. No my only last thing I must write/confess is that I believe I have fallen in love with from afar. I deal with horrific pain and you cheer me up when come on. It's so rare to find the home of this age in such good condition. Keep as a single family home. Basement - complete tear out and refinish to regain the height and space. Use as recreational space. Add a second laundry to the basement. Kitchen- stove and fireplace must go! Get an architect to redesign the kitchen space. Second floor- like your idea of getting an architect to reconfigure the space without losing the character. It did seem a little choppy. Redesign the bathroom. Like your idea of separating the bathroom to create two ensuites. If possible, reconfigure the closets to make them bigger. 3rd floor - leave intact, update bathroom. Spruce up the laundry area. Apply a clear coat to all the floors. DO NOT PAINT ANY WOOD!!! DO NOT ELIMINATE ANY OF THE CHARACTER FROM THE HOME!! This is such a beautiful home to be in such great condition from 1901 until 2024.
I am not experienced in real estate but I think that I would gut it keep the wood flooring but I would reconstruct the layout use all of the extra space thats being wasted. I think it would be a good investment property I say go for it 😊
Before you announced the asking price, I felt from my gut this house should not sell for more than a maximum of $400k in its condition. The house is mostly solid and appears to have incredible potential, but that basement is horrifying and should be gutted.😅 I’d keep and restore all the important original details like moldings, trim, pocket doors, fireplaces, butler staircase, etc. but I’d redo the kitchen and bathrooms to modern standards. There are a few roofs that could become balconies and I’d capitalize on that since outdoor space is rare comes at a premium in most cities.
This is a property I would describe as "has a lot of potential!" It would be great to see someone go in and restore and rehab everything that is salvageable (like the beautiful stairway railing) rather than rip out all the original charm and character or paint over everything.

Hi! Not liking this house at all. The rooms are confusing to figure out how a person would utilize the odd shape areas. And why would they put the washer and dryer on the third level of the house? I think if they would stage the home with furniture, maybe it would make sense. I also agree with you about the stove in the kitchen with the hood that should not have been placed that way. It just looked to me that the whole floor plan was not thought out properly so that whoever will view the property they would get a visual what to put in the spaces but you really can't. The price they are asking, is too much for a home that needs more work done to it especially that bathroom with the two sinks that are placed in an area that does not makes any sense at all.
The house had a lot of charm, but it needs a full-on gut because the entire floorplan is wonky with too much wasted space. The kitchen is horrific, and just street parking!

Years ago, those houses used to be apartments. The 2nd and 3rs levels used to be 2bdrm apartments.

It just looked to me that the whole floor plan was not thought out properly so that whoever will view the property they would get a visual what to put in the spaces but you really can't. The price they are asking, is too much for a home that needs more work done to it especially that bathroom with the two sinks that are placed in an area that does not makes any sense at all.

The house had a lot of charm, but it needs a full-on gut because the entire floorplan is wonky with too much wasted space. The kitchen is horrific, and just street parking!
