    review dete time, clearity deni chahiye. Ye investment k hisab se shyed sahin na ho, but end user aaj agar nhi liya tou fir rate aur increse kr rha hai. Ye plots/villas aaj k date me 1Cr cross kr rhe hain. means within 1 yr morethan 25% increase kr gya hai.

    Property growth 2008_14tak 20 percent tak grow kia. Fir pace slow ho gya.
    Pichle 3 saalo se 1.5_3 percent growth ho rha hai.
    Kharidne k baad jab bechne jao to dealer aapke property ki kimat khud kam batata hai or market me jyda price me bech deta hai. Or commission bhi kahata hai.
    Isse sirf seller or buyer dono ko nuksan ho rha hai. Munafa surf dalal ko hota hai. Or wo bhi bina ek paise lagaae.

    I have visited this sector and found the high rates quoted by the property dealers which are same to Noida sectors. Sector 3 noida extension is no where close to the hype created by financers.

      Even i went there…but the Prices are artificially inflated by the dealers..This is the reason people are avoiding to invest. A year ago the plots were 35000/mtr…now they are crossing 50000.

      जब मैंने एक बार अपने वीडियो में ये बता दिया की ऐसे फ्री होल्ड प्रोजेक्ट में पैसा लगाना बेफ़कूफी है तो अलग अलग प्रोजेक्ट के बारे में पूछने से कोई फायदा नहीं।

      One of my relatives purchased a flat in Stellar one, the construction quality is good but as everything is maintained by the builder, maintenance is unreasonable!
      They are paying 4,000 INR maintenance charges for a 1000 sq ft flat. The gym is very small and full society is not completed yet, there are also additional 700/person gym charges, I have seen the gym myself, it's a joke, poorly maintained!
      If you are looking for a flat for yourself, never invest in an ongoing project, because then you will have to face a lot of issues with the builder. Go with a fully-fledged society with RWA, also ask about the maintenance charges, and do check all the amenities available.

      Sector 36 is much better than Alpha 2. In Alpha 2 there are lots of PG activities but Sector 36 is much spacious and green.
