      Search Zillow for rentals and they will show who manages them.

      There is a list like that in my downloadable documents. There is a link at the bottom of the description on all of my videos for it. However, ignore the pricing. The pricing was an experiment I was working on. You'll need to insert your own pricing.

    Great job as usual Ray. Can you give us an idea of what our pricing structure should look like on paper? Is it just a list of all of our services with prices attached? Maybe just our most relevant services? Should we have any FAQS listed or any other specific info regarding our pricing structure? How about any disclaimers? Sorry about all of those question marks! Thanks fella.

      The pricing sheet can be whatever you want it to be, as long as it gives them an idea of what to expect from you for pricing. The specific layout is less important than the fact that you've included it at all in writing. I would refer you back to my many pricing videos for different types of pricing that you could use.
      FAQ section would be just fine if the answers you're providing aren't already listed elsewhere.
      I wouldn't include any disclaimers in my introduction package. Leave those for the individual estimates etc...

    Hey Ray. Quick question to make sure that we don't make the same mistakes as the folks who this method did not work for. Could you share what they missed or did not follow without going into too much detail?

      One guy only went to 3 PMs, and apparently got in an argument with one of them. He got no clients. I asked the other handyman if he is sure that he followed the steps and his answers were "basically" "pretty much" etc... but I couldn't get him to really just tell me what specifically he did or didn't do.

    Ok i get how this works for you (im from your area but currently live in So MO) but how do you find unlisted managers that don't have in-house maintenance guys? Around here every single management company im looking up boast about having in house repair staff and I can't seem to get my foot in the door, let alone a contract of any kind.... I know from experience ( in your So AZ area) that even those with in house maintenance usually have more work than they can handle ready to go....

      I don't know how you would find unlisted managers. I mean every house that's for rent is likely going to be listed on Zillow, unless the houses are also unlisted. In the end, no in-house maintenance team is ever going to be able to handle everything so they have to be subcontracting out to somebody. If property managers are not interested then the next step I would be taking would be looking for realtors.

      @bulletproofhandyman ya i know very well they can't always handle everything in house but im looking for that longterm sustainable income like you've found so I can actually quit my full time... ive gotten a couple of one off calls but not many and serval that I couldn't take due to time constraints... realtors is an idea ive tossed around but the current market conditions worry me for sustainability in the next few yrs... I have 2 regular customers (landlords) but they only have a few houses a piece and generally only net me 1 or 2 small jobs a month

      Also note worthy; picture my area like gila bend there in S Az... its an hour drive minimum to the nearest "big" city so the emergency idea is off the table for those customers

    Hello Ray!
    Ray what to do if I came to do for example the installation of a new toilet on behalf of the management company and the rental asked to replace the socket additionally. Do I have to do this work аnd invoice later ? Or should I report this to the company manager first? Thank you!

      My policy is to never do work that wasn't specifically requested of me unless it's something that could cause damage to the property or injury to the tenants. Otherwise, I inform the tenant that they need to submit a work order to the property manager and then the property manager will decide which vendor to send out.
      If it was anything very important I would also let the property manager know to be expecting a work order for it and sometimes they ask you to go ahead and schedule another work order to fix it.

    Great video, thank you. I have gone full time in 2024 but have yet to establish fixed pricing and still usually quite by the job based on photos or in person estimate. I do have a $125 call out fee, basically a first hour minimum. Should I just set some fixed prices based on experience and adjust from there? Like $150 to replace a wax ring, $200 to install a new toilet, etc? Do you include materials in your prices or are those an additional line item?

      Of course not everything can have a fixed price, many of our jobs vary too widely. But, for the jobs like you mentioned, it's not too hard to fix the pricing. For example, we do toilets for $350 including the cost of the toilet as long as we choose the toilet for the rental. Most of my fixed pricing does not include materials though, just labor.

      Whatever is around $100 at Home Depot. They pretty much always have something in sale for $100. However the prices are going up lately so mine will as well.

    In previous videos you have mentioned a logo creation company that sends you all the different file formats sized and created for various applications. Could you remind me of the name of that company and how I can find them?

      The name of the company is smashing logo. I'll be publishing my master class, probably late tonight, and one of the episodes actually shows a short tutorial, but it's very intuitive and you probably don't need the tutorial. I don't have any affiliation with them, yet, I just love them. I bought the business package so that I would be able to have all of the necessary branding data to hand over to anybody who needed it for promotional materials, etc.

    What about when work from a PM slows or they stop sending you work? Do you contact them and see what's wrong or move on to another PM?

      Well, both. I'm my experience the only slow down is from Thanksgiving to New Year's. The rest of the year should be mostly steady. If they slow way down for an extended period of time then they either found another better or cheaper Handyman or they have some reason that they don't want to send you work.

    On average, how much do you charge for move outs?

      They vary pretty widely, but if I had to put a number on an average I would say something in the ballpark of of $450 to $650. However, that is definitely only the average. We have lots and lots of move outs that are just a couple $100 with only a couple minor things to fix and we have lots of move outs where the property manager has to farm a lot of work out even after we do $1,000 worth of work. Sometimes they are filled with trash with holes in every wall and doors torn off the hinges. They end up needing new carpet, a painter to do a full interior paint job, etc.
