Thank you, Michael, for documenting our estate property in Angeles City it was a pleasure to have you and Cat visit! As the daughter of the property owner, I wanted to address some of the negative comments about the house. The reason Michael titled this video "British Built Estate For Sale" is that my dad, who is English, built the estate himself! However, please don’t expect it to resemble a cottage or a typical, plain two storeys high house. Since it’s Christmas, the house is naturally decorated for the season. My mom loves decorating, especially during the holidays, so it’s no surprise that the space feels festive and full. Additionally, not all the furniture will remain with the property once it’s sold. When the time comes, the house will be cleared out and spacious, free from the antiques currently on display. Many of these antiques hold sentimental value. For instance, my Nana passed some of her treasured collection to my dad before she passed away, and he cherished them deeply. After my dad sadly passed from leukaemia, my mom chose to keep the furniture and decorations as they were, as they bring back fond memories of their life together. Some of the antiques are from Saudi, France and Italy from when my father worked away. Of course, the estate is not going to be empty or modernized at this time, my mom still lives there until the property is sold. She is aware of how some of the rooms and bathrooms that needs renewing. Naturally, you shouldn’t expect a video showcasing empty rooms, as she still lives there. Again while the current setup may not suit everyone’s tastes or cup of tea, it’s important to note that my mom still lives in the house until it’s sold. Once the property changes hands, the space will be open, spacious, and ready for its new owners.

I don't think people would naturally make such negative comments, but it probably stems from countering the host's descriptions while he was showing the property. He uses adjectives such as gorgeous and fantastic while describing older fixer uppers is distasteful. He treats his audience like they are either blind or stupid. He does this to all the properties he's shown and it makes him seem like a conman. The audience can observe and decide on their own how they feel about the property, it's obviously on video. No need for such a sleazy sale pitch which can actually turn the viewer off. Good luck with the sale regardless.
The house is looking for a very specific buyer who is willing to recognize the value that the current owners see. Everything is neat but frankly out of date. I think the price is set far too high for most people who, figuratively speaking, don't like such chandeliers and bathrooms from the late 70s. The argument of having spent a lot of money in the past only counts if it has aged well, as is the case with classic cars.
u must be joking... with the value of the house and condition it would not take much to make it your own. It seems old fashion because of all the collection they have collected filling the entire home. Those chandeliers can still sell for the same price and if from a specific maker could cost more. Selling them would be more than enough to remake the house.
That is correct, 58M in Pampanga with 1200 sgm lot is indeed over priced, house is a bungalow, post and beam is too small, no room to upgrade to 3 floor house without major demolition and renovations, everything is dated and worn out, you can get a similar lot size in a private subdivision and bigger house SQ footage in cavite /Batangas,😂

The place has good "bones" and the location, size of lot, and the bar/gym etc. make this price asked pretty fair, IMO... It's almost impossible to find such a large parcel in a city like Angeles City... But, it is a lot of money for most of us, and you could easily buy property and build your own dream cheaper (if you have the patience and time to wait to see it through)... Ok, older house needs remodeling. I was floored by the asking price? It's less expensive in America. I was thinking 200k. Still needs a pool? Really 1 million?
Big house and garden with maid quarters, big garage, three kitchens, storage room, pantry, four bedrooms, four washrooms and huge dining room/solarium. It will look even bigger if not for all their many stuff.

The problem with houses like this is that the layout inside was specifically designed for the original owner. You can tell this was not a house designed for an American or Canadian because we prefer open-concept living spaces as opposed to multiple segregated rooms. And who wants someone else's furniture? Sure, maybe a sofa or two, maybe a dining room table and chairs....but the entire furnishings belonging to someone else? No thanks. The entire house needs to be repainted because the person that chose these colors was obviously stoned at the time. I think he will eventually sell the house but certainly not at that price. I personally would ask the owner not to include the furniture and make an offer closer to 25M pesos. The nicest thing about this property is the property itself. The landscaping is beautiful....but it's not worth anywhere near 58M pesos. And lastly, the house is located in Angeles City which is one of the cheapest areas in the Philippines for property value. If you buy any property in this area you must be aware of the fact that there is an active volcano practically sitting in your backyard. Good luck to the owner though!
As someone from the UK, I can say with confidence, that house was decorated by a Filipino 😂. They have extremely tacky & garish taste when it comes to decorating. I'm not a fan, it is not British style at all, its just a cluttered mess. Scandanavian minimalism is more to my taste, but hey, it's not my house 😊 would also like to add, its vastly over priced.
The house layout is not good at all. Would need to be renovated big time. The house needs bulldozing and rebuilt, so only worth land value to me. So I am guessing USD 250k to 300k
I agree with other commenters. Not opulent, just cluttered. Also, feels claustrophobic. They need to get rid of half the furniture, declutter, change the fixtures, knock down some walls, repaint with light grays. It needs a lot of work. May be worth $150-$200 K.

I always enjoy Michael’s real estate tours: condos, businesses, empty houses old & new, & true family homes such as this one. The last few such as the one like a fortress/old castle vibes on the town hill & this one (& probably others I’m forgetting just now) really hit me with the lifetime & love they still reveal. The castle one I could just picture the high ranking Naval Officer & his wife welcoming family & friends & proudly watching their children play & grow up there. This one hits me similarly.
Those are tray ceilings, not coffered. $20k chandeliers are likely of no value to new owners. Maybe better to take them down, ship to Europe or US to sell. Wow $1 million. Real estate is super expensive in PH.
Because you're not in Metro Manila and Metro Cebu. Not even in exclusive areas like Punta Fuego. Though Pampanga Province and Tarlac Province prices would gone up so soon because of train and airport connection and the new metropolis being built to decongest Manila.

The problem with Michael's commentary during his viewing is that a) he is friends with the owner and b) the owners are standing in the same room with him as he is commenting. He is hesitate to give an honest review of these homes because of that. But yes, this is a terrible looking home.

Nicely done,,English accent around the house you can tell,,when this house was built I think it was drop dead gorgeous English style , I collect stuff, they have some high end stuff and furniture,,they were definitely doing very well,,You would have to be from Europe or a New England background in growing up and living. I hate to say it only spend the money you can afford to lose. They are stuck with that house. Only way to sell is at 70-80 loss. Very few philippinos can afford that. I fool and his money is easily separated. No need for you to try and help sale a house that is not going to get 50 percent of its value.

A little bit too high a price for a house this caliber. But maybe its the land itself that's taken most of that price. I left my birth country and Panay 50 years ago now a Hoosier resident. Less than a $1M dollar for this house is the average cost of the average house in many American cities, so this is understandable but the advantage of million peso houses in the RP is that they include help quarters because over there wealthy people have the usual live in staff to do the upkeep of their house. To much clutter around. Only issue is no freehold property in Philippines and since I don't want to marry again I will pass on it. 5 years from now it still won't be sold. Rather buy in BGC 5 bedroom luxury condo.
It's a very small demographic that would be interested in this house, keeping in mind that you not only have to have an extra million dollars liquid to spend on this property, but you are also simply buying it for your Filipino wife, since you can't own property as a foreigner. Personally, I like the property, there is much I would change, but I like it. It just seems like a frivolous waste of resources for a developing nation like the Philippines.
Those gardens and landscaping would need a gardener whole year round.. If you dont and youre a very busy person, those space would turn into a jungle quite easily in 6 months..
A willing buyer will likely purchase a new modern home and not outdated filled with "clutter." The house will need to be modernized to sell it for a profit. Otherwise, it will be difficult to sell!
house actually looks like a very typical Filipino house... a rich house that is with it being filled and decorated like it is... The best part for me is the outdoor. They have some really nice plants/trees... seems like this house should be worth more than 1 million dollars

Regardless the price I only learned at the end of my visit and passed it on. I'll save you guys a lot of time - it belongs to a widow and she wants USD 1 mil for it. It is very cluttered with old lady stuff. A high maintenance property. Maybe advertise it in England; someone there might be interested.

Sits atop a mountain, no neighbors Built with bitcoin money, took 3 years to build, started in 2019. 4 levels, elevator, 10 bedrooms 16 baths, 6 servants quarters, 2 people each, full central A/C. 10 car underground garage, Olympic size lap pool, 4 massive decks. 2 indoor kitchens, 1 outdoor 25 total rooms, including home theater and gym. I had the pleasure of staying there the last 6 months. 295 million pesos.. not for sale. Not on you tube.

It was featured in videos and magazines. The other expats cost of their house to build is 80MPHP with three bedrooms and three bathrooms and a guest quarter including the swimming pool. The town where they live have also many hotel and resorts owned by American/ Filipina couples and European/ Filipina couples. So, there you are nobody have told them why they spent much money on building their dream homes in the Philippines.
Price is too high, small bedrooms, the master bedroom is small and the master bath is small with a single sink. The kitchen is small and the house is old fashioned, it would take a lot of money to update the house. The land has value but I have seen new builds on youtube for 250k that are better than this house, bigger and modern

Those are beautiful paintings, whoever painted them is very talented .I prefer traditional Filipino bahay kubo.
They can keep the lights , The whole house needs updating and that Old furniture would have to go, It’s like walking into Grandmas house 😂

The last few such as the one like a fortress/old castle vibes on the town hill & this one (& probably others I’m forgetting just now) really hit me with the lifetime & love they still reveal. The castle one I could just picture the high ranking Naval Officer & his wife welcoming family & friends & proudly watching their children play & grow up there. This one hits me similarly.

$1million in CA is around 950/1000 plus sq ft (old house and not a desirable place)2/3 bedroom and 1 to 2 baths- no car garage or 1 car garage.

I feel awful about the negative comments but I largely blame the host/reviewer of the property for it. The way he exagerates and embellishes the truth is neasueating. I don't think people would naturally make such negative comments, but it probably stems from countering the host's descriptions while he was showing the property. He uses adjectives such as gorgeous and fantastic while describing older fixer uppers is distasteful. He treats his audience like they are either blind or stupid. He does this to all the properties he's shown and it makes him seem like a conman. The audience can observe and decide on their own how they feel about the property, it's obviously on video. No need for such a sleazy sale pitch which can actually turn the viewer off. Good luck with the sale regardless.
Perhaps you just have different tastes? Some people love old castles and some love ultra modern. Or do you think it's more likely everyone only likes what you like?

The audience just wants more objectivity when showing these properties. That's why many have felt compelled to say the negatives because you never do it yourself. Everything with you is like Robin Leach. You said it yourself, people have different taste. Calling everything you see as gorgeous or fantastic doesn't serve anyone since everyone has their own preferences. It's not only useless but also bias.

The problem with Michael's commentary during his viewing is that a) he is friends with the owner and b) the owners are standing in the same room with him as he is commenting. He is hesitate to give an honest review of these homes because of that. But yes, this is a terrible looking home.

I hate to say it only spend the money you can afford to lose. They are stuck with that house. Only way to sell is at 70-80 loss. Very few philippinos can afford that. I fool and his money is easily separated. No need for you to try and help sale a house that is not going to get 50 percent of its value.
There's a store in NY that puts $1,500 price tags on their $20 clothes, then marks them down to $250. They sell like hotcakes.

A little bit too high a price for a house this caliber. But maybe its the land itself that's taken most of that price. I left my birth country and Panay 50 years ago now a Hoosier resident. Less than a $1M dollar for this house is the average cost of the average house in many American cities, so this is understandable but the advantage of million peso houses in the RP is that they include help quarters because over there wealthy people have the usual live in staff to do the upkeep of their house. This house is not a practical one -- small rooms. It might be opulent , but outmoded. So, for US$ 1,000,000 is too much.
When the time comes, the house will be cleared out and spacious, free from the antiques currently on display. And my mom is aware that some things need to be renovated.
To much clutter around. Only issue is no freehold property in Philippines and since I don't want to marry again I will pass on it. 5 years from now it still won't be sold. Rather buy in BGC 5 bedroom luxury condo.

It's a very small demographic that would be interested in this house, keeping in mind that you not only have to have an extra million dollars liquid to spend on this property, but you are also simply buying it for your Filipino wife, since you can't own property as a foreigner. Personally, I like the property, there is much I would change, but I like it. It just seems like a frivolous waste of resources for a developing nation like the Philippines.

A willing buyer will likely purchase a new modern home and not outdated filled with "clutter." The house will need to be modernized to sell it for a profit. Otherwise, it will be difficult to sell!
house actually looks like a very typical Filipino house... a rich house that is with it being filled and decorated like it is... The best part for me is the outdoor. They have some really nice plants/trees... seems like this house should be worth more than 1 million dollars

To be fair to the owner who I'm a family friend of the houses in this community are selling for 25m and up and only 220sq m lots. Regardless the price I only learned at the end of my visit and passed it on. I was very interested in seeing this house so I showed it to all of you I'm not an agent and don't get anything out of the sale of this house

I had the pleasure of staying there the last 6 months. 295 million pesos.. not for sale. Not on you tube.

So, there you are nobody have told them why they spent much money on building their dream homes in the Philippines.

Price is too high, small bedrooms, the master bedroom is small and the master bath is small with a single sink. The kitchen is small and the house is old fashioned, it would take a lot of money to update the house. The land has value but I have seen new builds on youtube for 250k that are better than this house, bigger and modern
