Located below street level but with a Sydney skyline view, Brad Swartz found a uniquely challenging project in this 49sqm Basement Apartment. Limited by its heritage status he approached the project with a light touch, favouring freestanding furniture over built-in storage, elevating the kitchen, and extending it’s fixtures into custom cabinetry in the apartments hallway. These floating elements alongside the apartment's lighter palette allow light to flow freely throughout the home, lending a bright feel to what would be an otherwise dim space.

When I hear "... 30 years ago", I still think that the time reference point is in the 1970s lol.
lol same
Same. But it's 90's 😭
I think of the 60’s!
I'm 22 and think the same 😅
Same 😂
I would really like you to shoot a little bit of the episodes during the night when the lighting also plays an important part...
yes!
While it would be fantastic to see that, I can understand logistically while it may not be feasible. The apartment may not be available, they may not be able to keep the look of the apartment the same for the whole day, the architect, designer, or the owner may not be available for day and night times. But if it could be done, you're right, seeing it at night would be so nice.
I agree, could be a nice experience)
Lovely.
I agree! :)
"The apartment is located in the basement"
Ah someone shares my pain
"it has a skyline view"
oh...
Guess you could always add that up to your space lol
LMAO this is exactly how I felt watching this... disappointed. I want to see a video that shows me how to make the best of a dark basement apartment lol
I was actually confused as to how that was possible. I suppose it must have to something to do with the position of the whole building. Basement and skyline views are not words I would expect to find describing the same apartment.
I'm curious as to how the basement apartment has a skyline view at the back of the house??
@@sayantikabiswas6996 because it's possibly built on a hill?
Wow. A basement apartment with skyline views.
I would have liked to see the back of the house to better understand the elevation. In order to have those views I’m assuming the basement is actually the first floor from the rear.
I'm so confused! How's it possible?
@@FernandaBOFalcao I’m guessing the home is up on a hill, the city is in a valley, and the property slopes down leaving the rear of the building with the “basement” as the first floor. It’s the only way I can think of that would have that kind of light at the back of the apartment and view. If anyone else has a different idea I’d love to hear it.
I came here specifically looking for a comment like this. I cannot for the life of me figure out how to reach the front door you descend two flights of darkly lit stairs down from street level, but walk into an apartment flooded with light with an elevated skyline view. HOW is this possible?! 😄
I think it’s built into a hillside with the back of the building looking out. So think of like a San Francisco house on a hill but backwards so the entrance is on the higher part of the hill.
Front door: in the basement. View: from the rooftop. This one was a bit of a surprise! Haha.
You are up and down every day 😄😄😄😄
I like when small apartment is kept and designed as small apartment and not trying to make them feel big with weird and not actually working ways.
Please, can you tell me some ways of making a small apartment big that backfires?
@@ibsswags When the designers try to make all the furniture have more than one function. Hidden tables and beds overall make the apartment look and feel less like a home and more like a showcase of design ideas. I think what he is trying to say is that even though this apartment is objectively small compared to many others, it feels big without being less practical or needing "clever" ways to hide things.
I feel their pain about not being able to move the bathroom. The view in there is ridiculously good!
That tub would quickly become my hangout!😂🤣
it would have been a perfect office
On the other hand I would probably have easier time waking up knowing the next room I'll be spending time in would be that bathroom. "Off to the bathroom we go!"
Can people see you when you're in the bathroom??? No shades there (!)
@@TriviRocks i think from the courtyard, yes.
Not all floorplans are created equal, of course, but I think that around 50sqm is the sweet spot to be able to feel like you're not compromising at all.
It's as big as my apartment and looks bigger!
Honestly, 50 square meters is a lot to work with period my expectations were set high, and this mostly delivered, however I could probably make it look even more spacious if I put my mind to it. To start with, I would add mirrors as they definitely add to the illusion of more space
Yes, I agree. My own apartment is 70sm and I don’t need anything bigger.
@@Lex.S.theonlyone The way they did the kitchen was the most clever thing to me. My apartment has a wall separating the living and kitchen areas and even though it has a large opening (I call it my “To Go window”) it still makes the entire area seem so much smaller. It would be wonderful if I could take it out. Open areas are easier to breathe in. And the legs under the counters was indeed a stroke of genius. This guy understands space and design.
@@Lex.S.theonlyone
I'd feel less comfortable if there were mirrors used.
Imo the apartment looks spacious enough, it doesn't need more.
Only in Sydney do you get a basement with million dollar city views.
I didn't get it, how is this apartment underground and still gives city views???
@@hirdayjitsingh probably built on a slope
It’s built into a cliff. The interesting thing about the building is what’s underneath this apartment
@@lindsaywebb1904 yeah...now i get it. Thanks. It's built inside a hill. Man that's clever!!
Yeah, imagine doing your business at the loo while enjoying it's million dollar views 🤣🤣🤣🤣🤣. I'll bet it's an amazing experience 😁
I can't even afford to look at this video.
lmaooo
I can’t even afford to reply........oh wait.....damn.
@Matthew Pham - do you think it would be possible to DIY some of that stuff? A lot of the fixtures in the apartment look like they are from IKEA.
@@ahikernamedgq the only thing you can’t get is that view.
@@matthewpham you are absolutely right about that, sir.
when you see Brad Swartz you know it's gonna be a beautiful apartment
Easily the best one. There is zero compromises.
So trueeee
Yes!!
Except the bathroom is in the wrong place. 😂
Not to be negative, but there is too little countertop space. At a min they should put in a counter height "pub table" in place of the dining table that can be dual purpose - eating and as extra counter
Yeah well the bathroom looks cool all, but cleaning it would be a pain, plus the placement could have been better
This basement apartment has more natural light than my 2nd floor apartment 😭
It’s something of an illusion. This is a relatively dark apartment (especially in winter) except for the afternoons when the western sun blasts in
@@lindsaywebb1904 It's in Potts Point which is west to Sydney CBD, so the courtyard is facing west. Sydney is pretty much sunny all year round. So it seems alright.
@@lesoleil3921 I own the apartment two doors along... Same floor plan orientation etc. Like I said, there is a blast of western sun but in the winter months, this is a dark apartment
And my house!
Same 😄.
Brad Schwartz is my favorite architect of this channel.
Mine too! By far…
Same here
me too!
Mine too. He's also good looking.
@@giacomoferrieri2668 No, he’s mine!
this might be my new favorite apartment. The view is amazing, the sense of depth of this apartment is really unique as well! Maybe a bit too "minimalist cold", i would have added some paintings or plants to make it more like a home. Still love it tho
Always interesting to me how different peoples perceptions can be. I looked at that apartment and thought - " Good thing they kept it minimal, that space could get to looking cluttered pretty quick." 😂🤣
I myself am a minimalist, but I do agree that maybe a few plants could maybe make the space more alive and fresh. its always so interesting how people's perspectives differ
🙋♂️ I'll second that! 👍🏼
If this is my house, I feel like I have nothing to worry about. Totally a minimalist.
Same Here..
Concur !
I am not a minimalist but a design like this could convince me. Stunning apartment!
Spacious, clean, simple and relaxing. What more do you need? Well done
Plants. It needs plants, fresh alive green
Yes, plants and a little bit more of storing space. I have hobbies!
Books. Music. Dvds. Plants. Where do you put a suitcase? Bedding? The ironing board? The Hoover? Hmm. My wee flat would look minimalist too, if I removed all those things. 😁
Storage
@@sweetiepie1372 The hoover? If they can afford this, they have cleaning personnel! ;)
This is an apartment of someone who will never actually neet to cook a meal. Apart from that, stunning.
😆
exactly my thoughts, but still a great place, I would love to be an owner 😁
I agree, that oven looks very annoying to use. Especially if your significant other wants to squeeze past to the bathroom. I would rather have a kitchen island for storage, and move the oven under the stove.
Why do you think so? I see no problems there
@@Lolidropz to me, the biggest issue is that you have to do a lot of walking back and forth. If you're carrying something to/from the oven, the hallway is blocked until you're back in the kitchen. Same with the refrigerator. It's also unlike most kitchens where there are counters in front and behind you, so you can use one side for cooking/storage (cupboards, oven, refrigerator) and the other side as counter space to prep foods and hold them.
Two Things bother me in a practical way...
1. The oven and fridge not being in the kitchen
2. The Sofa not facing the TV
What I really like is the Bathroom with Shower and Bathtub 😍
Also a Desk would've been nice 😄
This is really one of the best small apartments in being practical and we'll designed 😊
My sentiments exactly
Agreed! I was thinking the same
the shower will be really difficult to use, standing in the bath you'll have to lean on the edge to get under the stream and water will split , half will end up on the floor
Totally agree. I was trying to picture myself taking the roast from the oven.
I have a desk in my apartment but I end up just working with my laptop in bed. In a small unit, I’d save the space for something else. They could always work from the balcony.
This apartment is brilliantly designed, I have no negatives to say about it. I especially love what they did with the kitchen, as you get the practicality of the kitchen in a social space, but without it taking over the living rooms design. Really ingenious.
what a slice :') that light + view, not at all expected from street-level
as someone who lives in this city, this is all you need here & yet so much more
As a local how "good"(very subjective I know) is that location? What's the neighborhood like?
👍🏼 The courtyard and bathroom are fantastic! And a great view from elsewhere too! Big, nice surprise!
@@taylorlibby7642 Potts Point is en excellent location. Central and easy access to the Sydney cbd. Similar to Soho in NYC with an upmarket bohemian vibe. Not cheap though, just like all well located real estate here in Sydney.
@@chrissomerville2625 Thanks!
@@taylorlibby7642 artistic area, quiet, leafy, but close to city. very expensive area too. I guess the price tag will start from a million.
I can confirm now that Brad Swartz projects are my favorites. His design is a mood, a good one 🙂
Same!!!
Love how they kept it spacious and clean looking, keep all focussed on the view, and still use all space logical. Very well done.
Very nice to see a remodel that honors the original building. So many times modernization in older spaces erases character, but I felt this design is a good balance. Thank you.
Wait a minute... a basement apartment with a sprawling view of the city 🤯 Take my money!
Love the use of space, layout, especially with the bathroom. Such clever use of tiny space.
I for some reason love the small space designs more than alot of the mansion, brown stones, and lofts. The creativity level, simplicity, and beauty is outstanding
I thinks that usage of old buildings make new construction easier. It give an anchor to new construction and give a sense of heritage that make new developments more obvious in the urban landscape. I really appreciate project like that.
How is this "underground", when it has a big terrasse and a view into the city??
UPD: I understand how it works, but from the architectural and interior design point of view, this is not a challenging underground flat. It has very high ceilings, huge windows and a lot of light.
Its on a hill
EXACTLY WHAT I WAS SCRATCHING MY HEAD ON
The city has a more layered feel. So from the entrance, it is seen as underground. The lower laid houses behind this apartment give the feel that you're high up (which you are but not when looking from the front door),
@@hoihoihoi420 I understand how it works, but this is misleading. It is not underground in terms of the architectural challenges: there are huge windows, a lot of light, very high ceilings.
it's underground from the entrance, and not from the other side. therefore, the windows are disabled from the street.
His voice is so soothing, I could listen to him all day💜. Nice luxury feel to his basement apartment.
The apartment looks really nice and i love how the kitchen looks but that tv placement makes me cringe haha
Be a perfect spot for art with maybe a pull down screen for a projector
Agree! Thinking that everyone would be craning their neck to the right. Otherwise, lovely space
Two words: tablet computer!
(Why have a big black slab on the wall anymore? ¯\_ಠ_ಠ_/¯)
@@provokrant : everyone ? If multiple people are there , usually they are not regarding 📺. If alone , he remains lying on the sofa, so his eyes are well aligned with the TV.- it's my opinion/ point of view-
It's 2020. I'd assume it operates on a hinge that allows it to pull away from the wall at an angle facing the couch, as well as the dining table behind it.
I think their kitchen choice is perfect. It compliments the whole room. The view is superb, even if it's on the basement, no one expected that I think. Also loved their bathroom, so pretty and still can enjoy the beautiful skyline.
So in love with this space. Small, yet with details that make it feel luxurious to live in. Bravo.
Great job! Minimalism is everything. I feel so relaxed when watching this, the flat looks so comfortable and peaceful.
Love, love, love this place! This series is fantastic but I have yet to run across a program featuring a space that has a library or at least some book shelving. Not everyone wants a huge screen television or minimalist wall decor.
It's a, "wow", beautiful apartment, but the most I like about that chapter are the words "we think it's very crucial and important for our growing cities the housing stock that already exist" fabulous thought!
Incredibly efficient light and beautiful use of space, I love it
Beautiful architecture - glad they were able to take advantage of some of the historic features.
Beautiful. A very smart home. A very positive space full of air and sun.
Favourite one thus far! watched every video since inception and they're like stress relievers. Thanks for the great content!
This is the perfect size! I love it and how clean everything looks
This is the best apartment so far!! Love how spacious the place and love the white design! 💝
Simply gorgeous on clean lines
This is so far my favorite NEVER TOO SMALL! Great work with elegance and practical function!
I always come back to this video. This apartment feels so cozy to me.
Love Potts Point, used to live there. Love how they designed the bathroom.
The simplicity & choice of colours and fittings are superb, and inspirational... Yep !! I could move in tomorrow..
The light, freeflow and uncluttered look create a very satisfying and relaxed ambience.
This one is my favorite. I really like the skyline view from the quiet space. What a beautiful zen unit... the white open space is really calming. It really feels like you can spend your whole life inside without even feeling a bit claustraphobic. It's small but feels huge.
Beautiful. Simple yet elegant. I want this style in my micro apartment.
i really love the layout. it's so well thought
I’ve watched this video a number of times now. The apartment is simply stunning to my eyes. V sensitive, intelligent design, love the use of texture. I can’t see how anyone would need more than this. Excellent production, editing etc on the video too. Simply perfect. 👏🏼👏🏼👏🏼👏🏼👏🏼👏🏼
This apartment is like a painting, whith the light falling all the right places, wow!!!
Compared to other apartments featured on this channel, this apartment is quite large (reducing the need for creativity/innovative solutions).
Definitely one of my favorites!!
I absolutely adore this apartment! How bright and idyllic. Just stunning.
Oh my god! The best featured apartment so far!! Just perfect with the balcony, the bathtub, and the floating kitchen
It's a beautiful apartment with well thought design.
The two last episodes have been amazing
I like how simple, practical and clean is the overall design of the apartment!
This is such a beautiful space. It’s amazing how a white wall choice can still be inviting and warm.
The kitchen idea is beautiful. 🔥
but so unpractical
The oven is in the hallway???
Excellent concept and well-executed design!
it's gorgeous and stepping down from street level to be greeted with that view is very unexpected!
Quite beautiful. This is a small space but with no compromises. I think the kitchen was beautifully handled, tucking the fridge and oven just a few feet away. And I can only imagine the surprise as you burrow down that deep stairwell and open the door to an apartment that has a high view and sunny terrace. It feels like a beach house to me.
Damn the wardrobe as the wall is awesome.
I like that by not going all the way to the ceiling it also allows for air flow.
@@barbarahope1934 I agree. Makes the space looks bigger too.
Wow! Definitely one of the best apartments i have seen on this channel!!
I love the simplicity of this
The square balcony with the spectacular city view, opens up the 1 bed apartment. Simple, elegant and kept white throughout. Very beautiful designed.
This is truly stunning. I wish we had more spaces like these in the states. You just don’t see spaces like these that regularly.
Try New York and San Francisco.
The ceiling is almost 4m high, so in case of needing more space they will be able to work with that, but I really like it as it is.
But definitely the courtyard is the best thing of this apartment!
Don't you find 4 meters a little too small?6 meters is the right height no to be able to work in vertical?
@@zz.158 Where I live 6 meters is usually the height of two flats of the same building, so we don't expect to have that much height in just one level.
With 4 meters you can easily work with, for example, a 1,50m for lower storage-staircase to a 2,50m room.
There are some videos in this channel with a similar layout, some of them even having a lower ceiling.
By far the best apartment i've seen. Its old and its new. Thank you for featuring this
Beautiful space and perfectly renovated. I lived around the corner for many years and walked this street numerous times. Well done
"Just because the space is small, doesn't mean we want to sacrifice any luxury." Well said, man!
What about the height of the rooms? It offers so many more possibilities. I would like to see some ideas in this regard.
Totally refreshing to be able to see empty space below kitchen cabinets.Bravo! This is by far my favourite apartment and kitchen from NTS - love love love!
Wonderful airy furnitures, looks really nice and beautiful,
Love it!
Thanks for sharing! 🥰
Okay putting everything on legs from now on
I won’t lie, I feel there was enough ceiling height for the designer to explore. Granted, the clients are a critical decision maker I understand
Beautiful, functional, minimalist and extremely cozy! Nailed it!
NTS fans know this architect really well
I would use the high ceiling and make the sleeping space in the air or storage components at the top
How high on meters is that? And where would you do it?Bedroom?
@@zz.158 the space kitchen wall and bedroom wall creates could definitely implemented to something
i am confused as it was a basement but then it went upstairs ?
The building is on a hill. The entrance is facing the top of the hill, but flats themselves are built on the slope.

Just starting, but 49 square meters is not small, for one person is huge
Of all the tiny spaces I've seen, this is my favorite. Just beautiful. And the bathroom, yes! Just because it's small doesn't mean it can't be luxurious. Well done!
This is the most well made recreated place ive seen! I would have never though this was a sublevel apartment!! The view is spectacular! Beautifully made!!
How is this apartment below street level and then have a balcony at the back?
It's on a hill I suppose.
@@regrat21 Yeah that make sense.
You know that all of this is just making me want to move to Australia where the weather’s actually nice enough for this, right?
😂😂😂
Beautiful, in its simplicity and elegance. ❤️💕
Splendid. I would not put a blue sofa & rug in my apartment; never ever... until I saw this. It's perfect. The fabric texture on the sofa is pure class. Small details maximize space and lend cohesion like the space under the kitchen and the picture frame that matches the color of the table & chairs. The grade out the back must be considerable. I wish we had been shown that in order to appreciate how the lofty view was conjured up from the basement entrance. Kudos.
But 49 sqm is not too small at all
