You just need to mention three important letters that draws people to this location "ACS". I already know of a couple of acquaintance, colleagues etc who are renting or buying this area for school. In fact kiasuparents have termed this place as the "golden triangle". The unique area in Newton/Novena that's within 1km to ACS Pri, ACS Jr and SJI Jr. You would notice many young families with boys in this area and it's not exactly a coincidence.

in Hokkien, "kopar" = suffering, aggrieved Dad...those fengshui sensitive won't consider this condo at all. developers must not ignore cultural sensitivities
I suppose Kopar@Newton isn't really priced on the upper end to of the market. What makes this more luxurious is the 70/30 land split though of course the 3m ceiling height would be nice 👌
Yes it will stand out in the Newton area, but for the wrong reason - its 99 year lease. It will eventually end up like Amaryllis Ville, not far away from it along Newton Road. In fact I feel AV has a better location and address than Kopar. But to each his own.
Have you seen the transaction history of Amaryllis Ville? Different doesn't necessary be bad. In future it would be a high en bloc potential. Freehold nowadays don't guarantee anything. If govt wants the land back, you also need to sell.
I'm sure you haven't done enough research on all new launch freehold developments around the area, how much they're selling, and what kind of amenities they are offering. TBH, I've been carried away by "freehold" status for a while as well but had since gotten over it. Well, check out how Kopar's freehold neighbours are selling and you will understand that the truth is way beyond what it seems.

That's true. With any development that's leasehold in a sea of freehold, time will eventually catch up with it!
