Could you explain what Venice Island means?

It's basically the area around the downtown and most of the beaches in Venice. It's separated from the rest of Venice by the intracoastal waterway and there are 3 different bridges that get you on or off the island area.

How would you describe the nature ... Reserved / park..shamrock park in south Venice ....no mention in your video except that south Venice is cheaper ..no HOA..which is true ... But what about new construction? New remodeling house? New main exit off 75 to come ? Legacy biking trail direct access? Sidewalk next to the Gulf...

There aren't a lot of lots for sale to for new construction throughout most of Venice, including South Venice. The one area there is still a lot of new construction is on the East end. A lot of that is gated communities.
