I honestly just love the growth of Hayley we have seen over the years now. She exudes joy now that she is comfortable in front of the camera! Her excitement for all the awesome plush and the cool bags she found at the bins was awesome to see, and then her talking about the kitchen she has been working on is just so cool. You guys are both amazing.
Coming from a home appraiser, butcher block stains super easily and can be ruined quickly. I find that renters are less careful than a homeowner would be with them, so they often don't work well in rental homes. Quartz is more expensive, but increases the value of your kitchen and home if you ever decide to sell the second property in the future.
You two have put so much work and care, not to mention $$$ into the house, to prepare it for renting. Now is the time to pray that someone will come along to rent it that loves the place and will take good care of it.
One suggestion...have the refrigerator doors switched, to open into the interior of the kitchen and not way from it. Imagine cooking on the stove and having to grab something from the fridge. It should open the other direction.
If you are going to rent this I would definately use formica for your kitchen counters. I did my small kitchen and had it put up the wall for backslash, looks great and very reasonable. Choices are endless.
Flip the doors on the fridge , it will feel more a part of the kitchen . If you could do another pantry cabinet and a cabinet over the fridge it would be great I know you are not gonna live there but storage is a plus for kitchens . I love the color choices
Kitchen cabinet colours look fab! I personally would go quartz looks a lot more classy, easier to clean and better resale value. Colours, I would go either a dark grey or white and wall tiles white 👍
I am an architectural designer and I wanted to tell you I think you made an excellent choice with the cabinets and hardware - green & gold is a timeless combination. Light wood for the floors is also a great choice to help the space feel more clean & light. As far as counter tops - I would recommend a solid surface countertop - these are a bit better than laminate, and still affordable and durable than say quartz - especially for a rental property. Damage can be buffed out because it is solid material unlike laminate which is a thin easily damaged layer on fiberboard. It will hold up longer and look better than laminate, and if a tenant damages it, you can likely repair without replacing. Color wise - I think white is the way to go, not solid but something with inclusions so make it emulate stone such as Wilsonart's 'Frosty White Mirage' Solid Surface. If I was the architect on this job that is what I'd specify. I'd stay away from those with a "swirly" faux marble look - that isn't quite the look I think that would compliment the finishes you've chosen so far. It is always a great idea to reach out to a manufacturer and get a material sample so you can make sure the color and feel of the material meets your standards. Good luck and can't wait to see the project keep evolving!
Go with a formica counter top. Affordable...since you are not flipping you want cheap option, and they make some pretty nice options these days. I would choose a multicolour option that brings in some of the tones in the wood. Redid my kitchen a couple of years ago and put in a nice shades of grey formica that mimics granite. This is a rental property so you have to look at replacement costs if abused by tenants and formica removes that worry for you.
@5:36, I used that same post binder for all of the 37 years I worked at a Gm dealership, and they are still using it! We used it to store the daily cash receipts “boards” as we called them, where we logged customer account payments daily, totals of part’s & service’s daily sales and also used it to balance the cash register every day. Definitely vintage!

There are lots of Formica patterns I would look at for the counter tops as this is a rent house so I would not spend a bunch to be messed up by renters and it will happen
Love love the color of the cabinets. We remodeled our kitchen and ordered countertops through Lowes using their kitchen design person. We went with a man made solid surface - I think it was Himacs or Corian. Very happy with the price point and the install. It was super durable, did not require any sealing or treatment. No maintenance. I would however not use the same material for the sink (you can buy sink integrated with the countertop) as it was white and stained over time. You may find the solid surface less expensive than natural material or quartz. If your green has warm undertones you may want to go with a creamy white countertops If more gray undertones maybe a white countertop with gray tones. Love the hardware too and nice score! I think with the warm flooring and hardware you may want to go with that off white counter/warm white rather than a super cool white.

I would use Wilsonart butcher block (in the light natural) but have Dean 45 a solid wood front stained the same color so you can’t see the laminate seam. Ours fooled the granite company owner. He was there to finish templating our granite island and asked loads of questions about our experience with our butcher block perimeter countertops but he never suspected that they were laminate. 5 years in and they are still fooling people! (It has a slight wood grain texture you can see and feel). Good luck with this exciting decision.
Because you are renting, I would go with a high quality laminate. They have really improved in the past few years. I would go with butcher block too much potential for damage.

I'm a realtor by trade, and I’d vote for Quartz. From a resale perspective, buyers are loving quartz right now. It’s very durable, comes in some fun patterns, and won’t break the bank like a similar granite pattern might. In a house my wife and I built in Dec 2019, we used a gray quartz on the main countertops and the island got a white quartz. It was pretty cool to see it together and the tile backsplash tied it all in. We sold that house for a healthy profit in 2023 and now have another home with the same beautiful white quartz inside. Can’t go wrong and it’s a hot product right now.
Was married to an Interior Designer so I can tell you that Quartz is the most durable and has the least maintenance of the common materials used. Basically, one and done. However, to save a bit of money, you should also look at Granite. Cheaper than Quartz, almost as durable, and for maintenance, you have to seal it once a year. (Simply schedule it when you are doing some sort of "other" work on your house when you rent it. And you will be going in at some point for a repair if you rent a house out.)

They are durable, fairly inexpensive and look fantastic. Maybe check out a couple of vids to DIY them and talk to Dean before deciding.
I’ve done 2 kitchens :) i do not recommend butcherblock because you need to change it out in the future (mostly water will damage them). Go with laminate or something even more durable if the budget allows 👍❤️😊
I agree! We had new butcher blocks put in when I was a kid and our parents were after us all the time to wipe them down and keep them clean. You have to varnish once a year and if this house is going to be a rental, no way do you want to hope that tenants will keep them nice. As a long time Owner of Rental Properties, in my opinion, you need to use durable materials everywhere. Try not to set the house up as you would want it to be for your own living. You will end up shelling out a lot of money in the long run. Then again, if you are looking to flip the house for sale, that’s a different scenario. Most people however, when buying a home may not want butcher block counter tops. I happen to love them, but for my own personal home. Good luck! It will all work out!

Hey Josh, you should screw the face panels to the cupboards. No nails or glue required. Predrill 4 holes through the cupboard first. Then clamp the face panel to the cupboard and screw off. This is also easier with the cupboard doors off. Loving the content all the way from Sydney.
Cabinets look great. I have a lot of rental properties so spend a little more now and go with solid surface material renters tend to ruin cheap counter tops.

Quartz would be a good choice for the counter tops. (Burcher block is going to get damaged by tenants.) A good color would be a beige/tan with flecks of gold to coordinate with your hardware.
We had polished concrete countertops and floors in our condo, and just LOVED them! They can be done in any color, and with the clear sealant on top, they are very shiny and practically indestructable! We have terrible heat and floods where we live, and the polished concrete even handled flooding well. ❤

I would go really neutral on the countertop because if somebody eventually wants to paint the cabinets, they don’t have to figure out much in the way of matching. I always like warm tones.
If it is going to be a rental, go w/durable counter tops. Butcher block is pretty, but can damage easily. Granite/Quartz is a GREAT "selling point" for realtors. It is better to spend more in the beginning than spend way more later due to renter damage.

It's funny how color comes around again. My mom's kitchen in the 70s was green like that. She painted everything green 😅😅😅

Looks great! Love the green 😊 a bottom corner cabinet next to stove would be ideal to not waste space and look more uniform for a kitchen layout.

Quartz is always a good choice for upkeep and money. I did a lot of research and choose quartz.
Hey Josh, you should screw the face panels to the cupboards. No nails or glue required. Predrill 4 holes through the cupboard first. Then clamp the face panel to the cupboard and screw off. This is also easier with the cupboard doors off. Loving the content all the way from Sydney.

Cabinets look great. I have a lot of rental properties so spend a little more now and go with solid surface material renters tend to ruin cheap counter tops.

Quartz would be a good choice for the counter tops. (Burcher block is going to get damaged by tenants.) A good color would be a beige/tan with flecks of gold to coordinate with your hardware.

Concrete countertops would look good with your cabinets and since it's a rental property, concrete would be durable.
We had polished concrete countertops and floors in our condo, and just LOVED them! They can be done in any color, and with the clear sealant on top, they are very shiny and practically indestructable! We have terrible heat and floods where we live, and the polished concrete even handled flooding well. ❤

I would go really neutral on the countertop because if somebody eventually wants to paint the cabinets, they don’t have to figure out much in the way of matching. I always like warm tones.

If it is going to be a rental, go w/durable counter tops. Butcher block is pretty, but can damage easily. Granite/Quartz is a GREAT "selling point" for realtors. It is better to spend more in the beginning than spend way more later due to renter damage.
