    Hey Eric, thank you for the info. I find it very informative. When you mean industrial, you also mean wArehouse? But commercial properties can skip ABSD unlike residential. What do you think?

      Mohd Noor yes warehouse is also industrial property. Yes commercial is the only type of property that don’t have ABSD.

    Hi Eric, thanks for your video. It is very informative. What do you think of Watertown at Punggol? I am looking for a unit near MRT and kids' schools. I am keen to buy but I am also checking the current market price as they were sold during launch at higher price. Not sure if its a good project, hope to rent it out after staying for 3 years. Thanks for your reply in advance.

      Good convenient place to stay but don’t play rental after 3 years. Property should focus more on capital gain for investment.
      Get the property in 1 name so you can leave the other name for investment prop.

First got to settle own stay and seems like Watertown is more ideal for current situation. Only worry is no more upside 😅. Agree with u on the rental part, good to ride on capital gain and move on to next project. Thanks a million! Learnt so much from your UA-cam 👍

    Hi Eric, if my condo just reach 5yrs old after TOP. In 10 years time there will be a mrt built infront of it. Should I wait until 10yrs then sell or sell if there is good price offer?

      You can’t compare this way. One is more than 10 years old RCR freehold and the other is brand new OCR leasehold. I can only say both are good projects 👍

      I bought 3 before, rental yield is good but appreciation is 👎
      Overall, it is a boring investment. Capital gains is the only way to make one very very Huat 👍

      BTO sure make money. Your area $1mil for 4rm flat is very easily achieved since they building up Kallang riverside Master Plan.

      EC is good too. Takes 3 years to build, another 5 years MOP, total 8 years to get $200k profit. Then you can have the option to get your 2nd property for investment. 😊
