These things also tend to be good investments from well paying projects or merch that gives longer term streams of income over the course of your career. Crazy, my wife and I just bought a duplex and are renting out both sides. It was either that or move into one side and have super low mortgage payments and save our own cash but renting both sides bring much more cash

Spot on! I may be a full time real estate photographer/videographer, but....people don't realize I'm also a licensed real estate agent as well, which makes a great supplemental income. I'm your neighbor of the north in Green Bay, so if you need some air bb/real photo/video marketing I do travel to Chicago.

I use Word Swag on my phone from time to time, but my go-to fonts for YT videos are Carters Display, Feruka, and Regards.
I am looking at lofts in DTLA to buy too but it seems the price has decreased as well as high HOA, around $600-$700 =/

You're so inspiring dude. I've wanted to invest in a duplex but the downpayment is the hardest thing to save up. Love the real talk Eric. Not my place but I would hold that thing for a long time, a home is always worth a home and once that mortgage is done you will be cash flowing all of that rental income. God Bless!
We bought a house in 2019 for 292 000, and everyone told us we overpaid. We didn't care because we wanted to live there for a long time. Similar-sized houses in our area have skyrocketed to over 650 000...

@@EricFloberg When I heard your buy price and then current rent though you'd be cashflowing 500+. That fee is killer. Pros and Cons. Having equity in a big city is a feat itself these days.
