    Some ideas for you…things I love about our kitchen: deep drawers on bottoms rather than cupboards, under cabinet lighting, soft close drawers, spice cabinet, cutting board cabinet, pull-out shelves, coffee station, single basin farm sink, dual oven. I don’t use our pot filler over the stove so that was a waste since we only use filtered water to cook nowadays. Can’t wait to see what you do!! And great idea to remove current back door so you can have a lovely dining area.

    A downstairs loo would have been a good addition for future resale. Going to be a transformation and will be stressful make no mistake about it. If items are gifted don't forget on screen AD so nobody comes for you.. Advice, stage payments as work is done and cover everything. Good luck.

      We did consider a downstairs loo but I don’t think we have space as our under stairs cupboard is very small and houses all of our electrics ❤ we’re paying for everything ourselves, I’ll always declare anything that is a brand partnership x

      My first home was just us as a couple, my second home was a family home with children (and also eventually my Mum too). We loved having the second toilet downstairs, when the children were toilet training (saved running up and down). Then as they got bigger and had friends round, it also made life easier having two so we didn't have people needing the loo and having to wait. Any home I purchased from now on, I'd look at two or more loos as a bonus. I agree with you.

    Oooh, Luke and Zara! How exciting!!!
    Apologies for the lengthy comment, but brought back many memories!
    You're plans sound exciting, but be warned, meals are a real challenge to prepare with 'no kitchen'. We had a Baby Belling camping hob balanced above our small fridge in the Sitting Room for approximately 6 months and left the oven connected for as long as possible! . Ours was also an older but irregular shaped property where fitting regular cupboards would have meant losing a third of the space in the kitchen so my husband constructed ever one uniquely. Also, dust .....it gets through the minutest of cracks ...... invest in extra dust sheets! If possible double protect every doorway between the building work and the liveable part of your home - including doorway from sitting room to hall.. Even so, you will have to clean everywhere at the end of every single day - Add extra cleaning to your diary, because you can't, not do this .... and, supper is likely to be later, every day! Eventually, we packed away/ moved upstairs anything of value - musical instruments (suggest triple covering the piano and do not remove until dust has settled several days after completion), fabric covered lamps, clocks, photograph albums, maybe pack away your books again.
    Advice - do not expect everything to go to plan or schedule; it won't! Nothing to do with competency of your builder, there are always hidden, unexpected issues! Adjust completion date in your mind, by at least a fortnight to temper any possible disappointment!
    Maybe consider ---
    1. That's a long kitchen and a long distance for the heat from suggested position of the radiator by doorway to opposite end of the kitchen .... and ...... also near an entrance, so will heat merely escape up to ceiling and/ or out of the open doorway, leaving kitchen cold in winter? Will you need 2 radiators? Underfloor heating? ......., but may not be possible with real wood floors? Maybe ask neighbours of their experiences in similar situation.
    2. Ensure electrical connections and sockets connected to current non-electrical section, are actually undertaken. Ours was similarly planned, but accidentally missed, and then impossible to fit because of other work completed in meantime. Gently remind your builder (and their workers who may not be as familiar with the plan as the builder himself) of the unusual parts of your plan.
    3. Lighting - natural lighting is wonderful, cheering and free! Even little light windows in ceiling can provide an amazing amount of light. Remember, light tunnels can be bent!
    4. The Fuse Box and smoke alarms - ensure that Zara can reach! Ours was supposed to have been moved to the opposite side of a wall before a large boiler water tank was placed in front of it so was unreachable, even with a broom handle! My husband travels a lot for work, and as I am similar height to Zara, any issues, I have to involve someone else ie. neighbours?!
    It'll be crazy, but fun! Kind regards, Liz

    I feel that this is perfect for your home.
    It will look amazing once finished.
    Have you ever thought about turning half of your snug into a utility and loo Using the door from the dining room? Then using the side door into the snug to go into a smaller library with a large mirror reflecting light back into the sitting room. 😃

    You can never have to many cupboards as storage is so important to enable you to keep work surfaces clear and uncluttered. I got bigger sized cupboards using the whole of the wall avoiding the need to use the top of my wall cupboards as storage! I wish you well it's worth it.❤

      Yes! I’ve seen a kitchen that has a ‘garage’ along the back of the worktop for appliances, so they’re hidden but still accessible.

      You actually can have too many cupboards deep on the room size. It’s more about the efficiency and organization and having only what you use. A designated pantry that’s large enough to hold food stuffs and appliances is the best option. I also prefer drawers to cabinets because they are more efficient and easier to organize with no bending down searching through black holes.

    So so excited for you both. One thing I would definitely do is place heavy duty plastic on both sides of the study wall to minimise the dust going through the whole house. We have been through 2/3 kitchen renovations and it hard work but so worth it in the end. Cannot wait to watch the progress. Remember slow cooker and microwave along with your other gadgets are definitely going to help.

    Other people's 'improvements' have been the bane of my life. I remembered pulling a little piece of wallpaper off once to investigate a possible damp patch and the next thing l knew my entire ceiling was held up by acro props. It's not been confined to bodged DIY either - builders have been equally guilty. You are very wise to pick a builder with experience on your type of property. Exciting project and will make a huge difference to the house. I did my kitchen a few years ago knocking two rooms into one and moving the back door. Not going to lie, it's a long job and tough going camping in one room and washing up in the bath! I had the central heating boiler done at the same time so was without water for a time. But so worth all the effort. My kitchen will be the selling point of my house and yours will be too l am sure.

    Love your ideas and plans for your kitchen reno. Makes so much sense to work within the constraints of what you already have rather than paying for the expense and disruption of extending and doing foundations etc.
    I'm sure you can get a high end feel for a fraction of the cost as you both have great design ideas and are good at listening to advice and extracting what you need from it without blindly letting others go ahead with doing it all.
    Only thing I'm kind of disagreeing with is blocking up the existing doorway and turning it into a window instead.
    I personally would have glazed french doors the whole width as A, it would bring more light and air in and B, it gives a second access to the garden because if someone is cooking your guests wouldn't have to go past them to get out into the garden especially if you do put in a narrow island.
    Also that side return area is the perfect place to grow a herb garden and if it's a window, you have to go out the new glazed doors and walk round down the side return into a cul de sac to access them instead of just popping out through the original door area.
    It would also create a better flow for circulation rather than creating a new solo corridor to the garden.
    It gives you choice and more flow IMO especially for Maggie to come in and out while you and Zara are working in the main kitchen area.
    Just my tuppence worth from an architectural technician with decades of experience.
    So excited for this project.
    If you've not found her yet, I'd recommend you watch Gemma Wheeler Designs channel here on UA-cam. She is a genius at designing small spaces and making the most of storage within her designs. Well worth watching, she will wow you with her ideas.

    So exciting! Can’t wait to see your plans take shape.
    We replaced our radiators with tall slimline ones in anthracite, they take up much less wall space and are a nice design feature. Maybe you could still get your dresser in.
    Rather than brick in the door it would be nice to keep that wall with floor to ceiling glazing, in winter you would get more light through the house and a nicer outlook from the library. You could have a little courtyard garden in the side return.

    Oh wow Luke & Zara how did you know that this is my future? It’s not just the kitchen it’s a whole house for David , Stanley (dog) & I and I am eager to see how you chose what you have done and which company you have picked your unit’s & appliances from. The house I am hopefully fully buying is my late sisters, she died 11 weeks ago and her home was part owned by the Scottish Government so there is a lot of red tape and they can say yay or nay and squash my plans. I just wish we could get Started on it right away but have to wait for all the red tape etc. Good Luck with all your fabulous plans & I can’t wait to see it. ❤

    How exciting for you. We did a total renovation of our ground floor 4 years ago. We did similar to you & had a door blocked off but we put French doors in. We did the whole ground floor and it was so worth it. Right on the top of covid, we struggled with supplies, everything took so long to pull together. Now I think “wow” every time I walk into our kitchen. My biggest piece of advice to you is try & keep the dust in one place. Block off your library entirely from the kitchen. I was still finding brick dust a year later. Cover your bookcases up, honestly everything. Good luck & I cannot wait to see the finished result xx

    This is great…. We need to renew our kitchen and I’m finding it to be one of the most stressful renovations to do in the house. So I look forward to watching your progress. It’s been 29 years since we’ve done a whole kitchen renovation 😮😊

    Removing the back door and replacing it with a window is a really good idea, making a much better dining area. Loving the rest of your design plan too and though there will be a lot of mess and a lot of work I'm sure it will be amazing in the end.Good luck❤

    Good morning Luke and Zara. Wow, what lovely news ! I'm so glad for you two. I was just imagining all the changes that you were explaining, it will look gorgeous. The coffee nook will sure look wonderful, and the cooking zone will be amazing, for sure.
    I renovated my whole kitchen three years ago. Expended more money that I had first budgeted, but I love the final look of it.
    It was also supposed to take about a month, but at the end it took two whole months, June and July. Luckily it was summer time so I survived on salads and microwave meals in my living room, where I had the fridge, microwave and everything from my kitchen boxed up. It was a bit stressful, specially for my cats. But when it's done you can only think that it was worth it.
    You've already had some work around the house so you know things don't always happen as planned. Just take it easy, and think about the results. We'll be here supporting you. ❤

    I would think again about getting rid of the door you currently have out into the garden. If guests arrive they have to walk through the whole house to get into the garden , passing anyone working / cooking at the new exit to the garden ( your current sink and window I think ) whereas they and anything delivered can be taken through that current door,. Just a thought Good luck.

    I’m very impressed that you don’t do things by half. I don’t think I have that in me to do such major changes. I think it will look fab once done and better for you if it works better. Kitchens are very expensive so no point leaving the plastic roof 😊

    What a really great video. Thank you for sharing. Loving the design and can't wait to see it all coming together. I did my kitchen a few years ago. It was the first big house design I'd ever done and on my own. It was scary but I got it right and I now love my kitchen xx

    Exciting news, stressful but worth it in the end, pull out draws are great, we had our kitchen do 18months ago, stage payments someone mentioned, works well, check every evening when the workmen have gone and make a note for the next day to mention anything which is not quite right, the smallest of things but it works, not that you need me telling both of you this because you have thought it out really well, look foward to the updates, it is going to be great x

    Sounds amazing Luke & Zara, having had a kitchen renovation last year it is a massive upheaval and the mess is eye watering especially where chimneys are concerned so take a deep breath and just go with the flow 😊protect your beautiful snug and lounge as much as you dust as you know goes everywhere .😊

    I'm super excited to hear your new plans for the kitchen Luke & Zara. The kitchen is the hub of the home. Having the doors onto your beautiful garden will be amazing. I can't wait to see the materials & colours you've chosen. You both have exquisite taste for design. You paint a wonderful picture of your vision & plans. Next month I'm having a 20 yr old polycarbonate roof removed from the conservatory & a guardian roof installed. It will help preserve the heat & make the space more comfortable.     This is so exciting!! Your plan sounds wonderful. I’ve gone through two kitchen renovations in the last 20 years, the first one being a breeze! It took exactly a month from the day we emptied and demoed to when I started putting things back. My second Reno in my current home was a nightmare because of the contractor. There are so many flaws that I didn’t catch because I wanted him out of my house. This kitchen took 3 months and it’s a fourth the size of my previous house. A contractor that is honest and not a yes person, that is respectful and communicates with you about the progress is the key.

    Great video and so exciting. Love the idea you’re talking about. Only thing I think you should reconsider is, the traffic coming in and out your kitchen with reducing it to one exit. Whilst your cooking etc, if people are outside there is only one exit, straight through the kitchen, a lot of traffic, I would have double doors where the white door is now( don’t block it up) also is this a proper range cooker your thinking about as they’re very expensive to run. Cover your door into the library with a good dust sheet( use double sided Velcro to keep it in place) it’s easy to paint over afterwards any marks it’s made.

    Sounds great but I would be inclined to keep the existing back door.Much better for Maggie coming in from the garden .You can catch her and wipe her wet feet without her going through the main kitchen.

    It will probably take a bit longer than you think, and a good 10-15% more than you think, so be prepared! Demoing tends to find more issues than you realize you have, it's just something that comes up. It all sounds wonderful, and I hope it's not only beautiful and a dream to work in, but that it fixes all the water issues you've been dealing with! It's all going to be worth it! :)

    I TOTALLY GET IT!! My daughter just bought a new home (about 30 years old) that needs updating - especially kitchen and bathrooms, new flooring throughout, painting, etc. Prices here in the US are crazy. Here first quote for construction only was $60K plus buying all materials and supplies on top of that. So, we're re-evaluating what to cut and what are "must-haves" with an eye on resell in future. Crazy to put way more money into it than one could get if they resold! A real lesson learned! I've always have bought new homes, so had no idea of remodeling costs!! Good luck....

    If you made a video which was 2hrs long about this, i would settle down and watch the whole thing! Very exciting. My friend recently had a new extension with a new kitchen, she did whole roast dinners for 4 in her air fryer, so you'll be ok! I had my kitchen done about 4yrs ago, i had 3 plates, 3 sets of utensils, 3 mugs etc etc, used the microwave for everything, and washed up in the bath! Fridge freezer was in the front room! Its a right pain but so worth it! How long will it take? Cant wait for the vids, including you packing up the kitchen!

    Just a thought but would love you to keep back door, make it wider and re-think wooden floors for the kitchen. Living with real oak wooden floors which are beautiful throughout my downstairs, they are harder to maintain than tiled floors. Cannot wait to watch the transformation whatever you decide 💚

    Sounds so exciting! When we did our kitchen years ago, we had the fridge in the lounge which was very handy for a beer! 😂 You just have to embrace the turmoil and accept it. In the scheme of things it’s not for long then you have a lovely new space. Oh one thing, if, at any point, you question what’s been done, speak out immediately and hopefully it can be changed. Don’t just settle but most importantly just think about the gorgeous kitchen you’ll have!

    Hi Luke, Have you thought of a downstairs toilet. Where the doors going outside are. You would have to move the small kitchen window further up. Just a suggestion. It would add valve

    Hi Luke and Zara! How exciting to be renovating your kitchen! We did ours several years ago. It's not easy living with the reno, but I loved every minute. Our makeshift kitchen was in our dining room and it worked well. The business where we bought our cabinets also offered design service. I already knew most of what I wanted. She was so helpful with what was available to make the cabinetry most functional. We put in hardwood floors as well, since we have them throughout the house. Our contractor was fabulous!! We have a lot of drawers which are great for storing pots and pans. We bought new appliances but they went into the same spaces. I don't know if you have counter-depth fridges there, but it you do, they are great because they don't stick out far past your counters, which is especially good in a galley kitchen. Your plan sounds wonderful and exciting!! I'm looking forward to following. 😁😁😁

    Hi for what it’s worth I think you’re doing exactly the right thing. I was a bit concerned for you about the next focus being the bathroom but you obviously had to go through your own thought processes. Good luck with it can’t wait to see it all being done! x

    Good luck with the renovation. The kitchen will be fabulous. A downstairs loo would be a great addition and puts value on the house. Personally, after having 3 kitchen renovations, my recommendation is to go on holiday out of the way or stay with family. ❤️😊

    Loving the design plans it all sounds fantastic. Glad to hear you are not taking out the chimney breast in its entirety because we had one removed in the 80s and would not advise it !!!
    The dirt was horrendous... and I realised later that we could have just cut into it to fit our cooker! Looking forward to seeing the journey 😊

    So excited to follow your journey of renovations, we have also done kitchen reno's years ago ( now living with a 70's kitchen & old Rayburn haha) just about to start a double story bathroom renovations for both floors in our Georgian Villa .. The mess is going to be endless but the outcome will be fab , So cant wait to see everything you use for ideas for a future kitchen reno ... Very exciting for you both 🙂

    We done our kitchen 3 yrs ago. It was stressful but worth it. Then like you we moved house last October. Love our new house & getting it our way. I miss my tea & coffee station most of all. But putting one in here too. It'll b worth the stress n mayhem ,excited for you both.

    My daughter had 6 children at home and managed with just one toilet. You only really need it if you have children or getting older. We've never had an extra loo. You do what suits you not what other people think you should do. Love your idea's. When we had our kitchen done I'd just started a new job so it was great that I wasn't around much while it was being done as I hate having things done. Good luck. Xx

    I just renovated my apartment, so stressful, kitchen too.
    Make sure you stagger payments, paid by the amount of work done, make sure you have start and completion dates on the contract. That was a big one for me!!! My contractor promised 3 weeks and turned into 3 months, still not done and the work is bad… has to redo a lot. But I haven’t paid full amount yet, thank god. My lawyer said because I didn’t have dates on the contract.
    Just don’t expect this large of a Reno to be quick… mine was an older place too…
    I never used to drink… but couldn’t handle the stress of the Reno… especially the times that no work is being done…. Drove me crazy…
    But it is worth the stress in the end. Especially when you have problems, like we did.

    My house was exactly the same! Leaky plastic roof. We had to do it all together. Have you thought about using the window that you take out in the kitchen and putting it where the back door is? Then you could put a sideboard or another unit under the window? The kitchen could even carry on from the and around to where the back door is now? If you don't get the builder to save the window and you can sell that too! Another idea for you is that we used tall radiators rather than conventional shaped ones. You can get the cast iron effect ones. Good luck with it all! Don't forget to cover everything with dust sheets and try and block the walkway through to the snug/living room as the mess will travel!xxx

    Wow this is so very exciting. If it were me and I was doing this. In the spot where the door is bring removed and a window is being put in I would either A. do a bay or bow window with a deep shelf for plants. Or I should say and/or do a big bump out with the window, shelf for plants and a built in bench. So you can sit and read and look into the garden.

    Good luck with the changes, it's definitely worth it in the end. The only difference i would make is keeping the original back door as well as the new doors. Just make it wider. Easier access to the garden. Maybe make the area next to the door for shoe storage, also easier when Maggie wants to go out and comes in with muddy paws.! Are you changing the way your door from the hall opens so that it's not against your pantry.? ❤

    Wow you guys this sounds amazing. Thankyou for taking us along on your journey I had a solid fuel rayburn fitted last year and had to do much the same. Its a nightmare while it happens but so satisfying when it's done .
