Being a retired Home Inspector, there is a lot of water in that basement, with black spot area's and efflorescence on the concrete. Sump pump isn't taking care of those water problems. You need those dehumidifiers running w/drainage exiting to the outside, just to start with. Black spots do concern me. Always get a home inspector before buying!! Do not use a realtor referral home inspector. Find and get your own!

This is what Heaven is. Love the elevated walkways and with the 3rd cabin I can see why the high price. OMG the cast iron cook stove. I was born in Maine - my uncles all had cabins at Sebago Lake and Moosehead. Summers were awesome. Great memories from many many many years ago.

The guy that built all this believes in taking care of every little thing that you might imagine needing on this property, and I’d beg him to come back and finish building out the third cabin! I’d love living here, but my husband would have a hard time letting go of his weekly (all year long!) old car shows here in Arizona. I can’t see this being on the market for long.

Beautiful home and property. Beautiful views. No shower stall, not even a tiny one in the honeymoon suite. Does not make sense. So the honeymooners have to get up and go to the main house for a shower.

Hi with the cooler temps n lots of snow, do you have shorter Summers like MI does way up in the UP? Where the Summers are shorter n it gets pretty cold up there before Fall even begins?

Bill if a property is left unheated in the winter it is more prone to having moisture problems with the freezing and thawing.

How does fishing and hunting work around this lake since it’s on the border?

The outhouse has never been used as an outhouse. It is and has been used as a tool shed.

Pretty overpriced for Maine property. I could never understand why Maine was so inexpensive for on water properties, or anywhere for that matter until I visited the Maine woods. Absolutely one of the most scenic places in America. Unfortunately we were eaten alive by the biggest mosquitos I’ve ever scene not to mention deer flies and many other bugs I can’t name. I referred to most of them as “OUCH” followed by a compound word. We opted for Nova Scotia. It’s as nice except not as many biters.
Owning property in Nova Scotia must be fun now that the border has been closed for over a year.

@@martinneps9387 You should be able to finish off the unfinished cabin, although you want to confirm with the local code enforcement officer. The unfinished cabin has a grandfathered location on the waters edge.
The water in the basement should be a deal breaker for anyone with any sense. I thought it was very difficult to get homeowner's insurance for any home with leaking water issues like that.

What about the Septic System... does the bunk house have its own separate system, or does it connect to the system for the main house? Was it done legally?
Any documentation to prove the Septic System was installed legally with all the appropriate permits? If not, you shouldn't be marketing this property with any additional bedrooms or bathrooms that weren't part of the original design of the cabin. Additional out buildings or bunk houses are nothing but sheds without a legal Septic System designed and approved for the additional living space. That's especially important for waterfront properties, otherwise you risk contamination of the lake. This would never be allowed in New Hampshire or Massachusetts without proper approvals and additional permitting. You can't just add more living space because you feel like it... typical realtor who doesn't understand environmental rules and regulations, or the potential impact of all those extra buildings.
