    Little puzzled here, buying for 60k, and spending 40k on renovating gives a total cost of 100k + legals. if it has a final value of £100k, then why not just buy one in good condition for £100k, and same some legal costs? I do really like the BRRR strategy, its generally the way we go, but we tend aim for the DOV be around 20% above the total buying + renovation + legal costs. Having no built in profit (equity) into the deal seems a very risky strategy

      Its stupd. When you factor in most people would use a bridge for a BRRR so increased lending costs, and months without rent when you could have rented straight away with turnkey not to mention added stress, and you might be able to buy one already done up worth 100k for 95k.
      All in all its a ridiculous example he's used.

    Hi guys. I have a few items I'd like you to address if you could at some point (as a former UK landlord until 2017). Specifically, please go into more detail about taxation on income, especially where you have used financing from a third party - what is your actual income. Also, how have you managed properties now that the UK government has implemented specific deterrents to investment landlords in an aim to release more properties into the market for conventional home buyers looking for more low cost housing. Also, you often talk about mortgage fees, but don't go into detail about if you're repaying the mortgage principal to capture capital appreciation or if you aim to continually renew a mortgage indefinitely (interest only) with no payment to the principal. Thanks in advance if you could go into this.

    I know this is the first deal you opened, but would you really go for that property? I mean 60k + 40k + legals & stamp duty you looking north of 100k of which 60k from your pocket. Just to pull out 30k(after refinancing. I mean is not terrible but putting 40k to increase the value by 40k isn't ideal. But all depends on the strategy and end goal too.

      Maybe not now for me. But is it a good first property for someone learning who has limited funds, maybe. What’s good and what’s not good is a personal thing depending on the individuals goals and circumstances.

    Ummmmm and management fee's and maintenance costs can easily eat up any profit, and I say this from experience!
