    Hey Mike, I have a question: I recently had a stamped concrete patio done back in July; I've noticed that in some of the areas with higher foot traffic, that the sealer//wet look is wearing down already. Does friction typically wear down acrylic, solvent based sealers this quickly? Thanks

    Mike I power wash typical concrete driveways and patios all the time that get some mold. We are thinking of now also offering to seal them for people. Do you recommend the Foundation Armor 5000 or the Radon seal? Or is penetrating seal the way to go here? I guess your best all around seal recommendation for driveways and patios. Some patios are stamped. Thanks for all the videos.

    Hey Mike, recently we had our floor stained and sealed. I’m not happy with the colors nor how easily it scratches/scuffs up. I’m wanting to use a tinted sealer. How can I tell if what I have is water based or solvent based? So I know what I can apply over it...thanks!!

    Hello Mike, when I originally bought my house 3 years ago it had a great seal that was non slip and keeps concrete cool to touch, it appears slight wet look and does have stain...do you know what the best product to get this back is? I'd say my dec is probably over 1000 sq ft?. Thank you for your videos :)

    Hi Mike,
    We poured a patio last fall and sealed it with a good solvent based sealer.
    Just in the past week we are seeing small brownish red spots.
    I tried scrubbing them with dawn and rinsing but it did not touch them.
    I then tried a household cleaner and bleach and then hitting them with a power washer but still nothing.
    I am starting to think they are below the sealer as I can still see the sheen of the sealer when it is dry.
    What do you think

    Hey Mike what sealer do you recommend for flagstone that has some concrete repairs done. I've heard that some sealers might not absorb into concrete patch material. I'm going for the high gloss wet look

    What do you do for stamped concrete that has flaked off on the surface and is now uneven? Can it be resurfaced or just sealed to stop the flaking?

    Mike! Thank you for your videos, so much!
    Question: can we apply Thompson Water Seal to green concrete to help retain water for curing? Yesterday we poured 1200sqft of 2" "rat slab" in our [soon to be] crawlspace, floor joists are not in yet. A friend gave us 10 gals of TWS and I had thought to spray that on. Google research is all over the place on this being a good idea.
    Side note, I had your narrative in my head the whole time I was building screeds and pouring 8.75 yds of mud.

    Just had my exposed concrete sealed… it was poured on May 27, washed the blue seal off May 28 and June 7 sealer put on… if it rains the following day will that affect outcome

    Hi I had my patio stamped recently and the work men applied solvent based sealer which instead of dark grey look has turned mid to light grey and bit hazy. Can I reapply more sealer to darken those areas or can I jetwash and re seal. Pls advise as it doesnt have the desired look.

    Question: How does a penetrating sealer (ex. Siloxane) affect adhesion? I'm thinking in relation to floor paint or epoxy for a garrage type situation. Is it a good idea to lessen moisture soak from below, or a bad mistake in terms of getting good adhesion later? This presumes good pre-treatment of course, not just slapping it down.

    curious if anyone had places on the floor that the sealant didn't fully absorb into which then turns into a sticky spot/trap for insects. despite endless power-washing before i put down the sealant, some sports were stained bad and these are the spots that i'm now left w/ a sticky mess at.

    Hi Mike. Thanks for all the helpful information. I just poured a 10x10 pad for a gazebo. I know I need to wait at least 30 days to seal, but can I apply a non sealer stain right away?

      I would wait. Let us cure if your staining let it color out before more colors is added.

    Anyone have experience with L&M aquapel? I sealed some of my concrete driveway with this yesterday. The side walk it dried essentially clear. The driveway has a brownish tint. The driveway had 24 hours to dry after pressure washing, the sidewalk had 36. Could that be it? It all came from the same 5 gallon bucket of sealer and same sprayer. My first thought was I didn’t clean the broom I used for the puddles out well enough. But I used the same push broom on both surfaces. The concrete just looks “dirty”. I might try to lightly pressure wash it in a week or so and hope for the best.

    hey mike, i have stained concrete floors in my house, 10 yrs old. they looking a little dull, when i mop them they look nice. i was told i can spray xylene on the floors with a spray bottle, and it would like like they have just been mopped. ANY INFO WOULD BE GREAT, THANKS

    Hi Mike, how long is the wait time between first coat and second? I'm using the wet look Acrylic solvent base.

      It depends a lot on temperature and how thin you sprayed it on. Most of the time about 30 minutes.

    Hello Mike, I have 2 questions..
    1.) During the colder weather around 30 degrees what concrete sealer can withstand the cold.
    2.) I poured the concrete around in the 40-50 degrees but I wet the garage floor concrete to cure it a little too much now there are black spots. What measures can I take to resolve this.

    I installed my stamp concrete just turn over a year . Just installed sealer but for some reason most of the concrete turn white . Why is that cause sun burn it . I live in perris California it's hot.

    Hi ,we did our backyard recently but the pavers are very rough and it's burning my feet when walking on it .can a paver sealant make it little smooth and as we recently made this backyard how much time I have leave before applying sealant

      The sealer isn't really going to smooth out the pavers. You can apply the sealant anytime after the pavers go down as long as it's all dry.

    Hi Mike, thanks for putting out this content. I put a solvent based clear acrylic sealer on our recently poured porch (45 days ago). There are roller marks from the first coat and we are going to need a 2nd coat. Is there a way to get rid of those roller marks on the 2nd coat?

      Do not add another layer until the roller marks are dealt with. By adding another layer will only make it harder. My experience is that Xylenol is the way to go dump some out and work it in with a roller to activate the sealer that left the marks. When done I would acid wash, neutralize, dry and spray sealer during the cool
      Time of day. Never in hot sun. I’m guessing the roller marks happened due to being sealed in the hot sun and or on a windy. It was drying faster than whom ever was running the roller. For best results use a sprayer. Chances are you will be still
      Left with a sub par job. The best finish in the world can look like dirt if the sealer is not applied correctly. Good luck my friend.

      This is a good one for both surfaces, very light coats, two of them is best: amzn.to/3glxG7i
      It shouldn't be slippery with that texture.

    My concrete guy left me with 2 5 gal buckets of kingdom gaurd plus to roll on my super smooth finish he left me, I was worried maybe the sealer will show scratches if I drag something across it. What do you think.?

      Most anything will show scratches if you drag stuff across it. Sealers like that are soft. Use the felt pads under stuff or roll them to move them.

    Hi Mike... QUESTION: If I put a high solvent high gloss concrete sealer in my basement... are the high VOC (carcinogen and other toxic materials) fumes STILL considered to be dangerous AFTER the floor dries? Or is it ONLY dangerous while applying and not dry yet?
    And if the answer is "Yes" these type of VOC sealers are still dangerous for indoor purposes even AFTER the floor dries... do you know of any "High-Gloss" water-based sealers that you would recommend for indoors/basements? Thanks again!

      The solvent sealer will not be dangerous after it dries, but the fumes will linger for days and it's fumes are flammable so we don't recommend in a basement. Here's the water based one you can use that's high gloss: amzn.to/2YJtsjb

      How many days should you give the fumes to die out before considering removing the sealer? We applied the solvent based acrylic sealer two days ago and it’s still affecting my asthma.

    For god’s sake, if you seal a basement floor with a solvent sealer, shut off ALL ignition sources (furnace, water heater, etc). I’ve heard of houses going “BOOM”.

    I used Kemiko acid stain on a new, previously untreated slab. Neutralized it with baking soda wash and clean water washed 3x! My sealer (Sunnyside Floor Finish) just turns to chalk! 😮 HELP

    Can someonw help me with my probleme!!!!
    Just did a concrete driveway with a buch of acorn stain ( black spot) that dosent go off with just the pressure washer so I put a 3% sh solution bamm everything was gone
    Perfect driveway !!!
    A few days later the guy put a scealer on the concrete and now when the concrete is wet all the black spot that were gone reappear
    Someone got an explication off what could cause that ???
    Did the sealer reacted with the SH or i dont know
    Imo i killed all the organic on the concrete how could they reapear after applying a scealer...???

    Mike,
    I have a garage floor that is 12 years old. The concrete was power troweled and is very smooth. I want to clean and seal the floor with a clear sealer. My problem is the previous owner had oil leaks on the floor. The floor also has hot tire marks. I have tried to clean off these stains and nothing works. There may have been a sealer applied at some point on the concrete because I can see some areas that appear shinny. I tried some denatured alcohol to see if it might be a water base sealer and it did not change the area I applied it on. Will muriatic acid clean up the concrete enough for sealing. I know I won't get it looking like new but would like to get the floor sealed and prevent anymore stains. What is your thoughts on prepping the floor and the type of sealer I should use? I have thought about grinding but really don't want to go to that much work to just clean and seal the concrete. Thanks, John

      @@everett8114 Nothing I tried could bring back the clear concrete for a clear sealer. I rented a concrete floor sander from Home Depot and put down a light gray epoxy paint from Sherwin Willians. The stuff smells really bad going on but it gave me a great looking garage floor. Hot tie marks in Florida is a problem so I have tire pads to protect the floor

      @@everett8114 Muriatic acid is the best for cleaning soiled concrete for prepping to use clear sealer. Mix 1:4 or 1:2 and use a scrub broom to appl=y and then rise off with water

    Hi I’ve just had a new patio laid and to save money I’ve sealed my own and from comments I’ve had from people I’ve got moisture under it as it’s dried white milky consistency is there anything you can recommend to remove it please I’m devastated? X

      I try applying some Xylene solvent to the sealer. Pour a little on a small area first to see what it does. It'll re-emulsify the sealer and should let the moisture escape. You either got the sealer on too thick or sealed over some damp concrete.
      If the xylene seems to work, just spray some on the entire area, may need to do it twice. You could even spray some on the sealer and back roll lightly with a 9" roller to spread it and work it around. It usually takes care of the whiting of the sealer.

    I have a question that I don't think was covered. (No pun intended). I live in the Tampa Bay area and my driveways are 31 years old. I don't think they have ever been sealed. At least not in the ten years I've been here. Our North driveway runs against the neighbors grass and he waters a few times per week. Much of the water ends up covering a large stretch of our driveway and that entire area is full of mold. I have pressure washed it each year and it really doesn't take long for it to come back. Monday I have a pro coming to pressure wash all the flat surfaces. Both driveways and all of our sidewalks. (Corner lot with a wrap around back drive to the shop and out to the side street). I'd like to seal the driveway after he does his work. If this was your property, how would you handle sealing the driveways to best keep the mold at bay? Remember, the neighbor water it about 2 times per week!! I have about 3000SF of concrete driveway total.

      I would use RadonSeal deep penetrating concrete sealer: www.radonseal.com/radonseal-mitigation.htm
      If it gets wet a lot and is in the shade, it may still develop some mold, but it will wash off much easier.

      Try BallistiX covalent bond sealer, prevents any mold from growing on any treated surface.

    Hi Mike, Thanks for all the info. Quick question for you. I have a concrete garage floor originally from 1965 and I am looking to fix any holes and put on a sealer or something to make it repel water and create an easier to clean and overall cleaner look. What is the best product for this? (I looked into epoxy coats and they are pricy $4k estimate) Thanks!!

      Epoxy would do the best job!!

      Acrylic sealer would do a decent job but epoxy is best and would never have to do again not that most people reseal there garage floors. Once they get filled up no one will clean out to reseal. Well a
      Small percentage might talk a about it and actually do it.

    How long after applying sealer can concrete be washed. Basically how long before the sealer drys off

      Solvent sealers dry fast, couple hours. Water based sealers give about 24 hrs before getting back on.

    Can different brands of sealer be used together? I ran out of sealer and can't find the same brand anywhere that I used.

      Usually they can as long as they're the same base, like solvent based or water based. don't mix or spray one over the other.

    How long does concrete become a uniform color? Our patio was poured in November 2020 and it still has areas that look wet or gray compared to the rest.

      @@alceja3522 no it never did. It looks like wet spots. I've checked for water leaks and haven't seen one. There is only one small apple tree near the edge but I had not watered it for a week or two cause I wasn't around. So I'm pretty sure there isn't any water going under the foundation.

      @@alceja3522 the crazy thing is that the same guys that did my patio addition re-did an area under my porch that was messed up and it came out great. It dried evenly. Maybe the batch of concrete that was used wasn't mixed correctly. I hope yours comes out good.

    Can i paint the concrete after applying sealer?

      You'd want to use a penetrating sealer if you're going to paint the floor after. Check out Radonseal.com, their sealer can be painted over.

      Some companies sell tinted sealers, look up Foundation Armor. If you already have clear sealer, Sherwin Williams might be able to sell you some color to add to it.

      We spray, I've had rollers leave roller marks in the past. At least spray the first coat, then rolling won't leave any lines.

    Besides foundation armor, what are 2 good choices for water based penetrating sealers. Do any of them rate the % solids in a gallon?
