My wife bought the book last week and we are doing research now and are very excited. Currently have two local luxury townhouses that have done very well year and multi year leases so we're looking forward to seeing what potential is in the the short term rental arena. We live busy lives and was wanting something that requires not much of our time. Do you think the recession will help with the inflated prices or does a vacation area like the Smokey’s tend to hold strong ?
I am considering building there, have you guys experienced building near Gatlinburg/Pigeon Forge in acceptable STVR areas? I always see many of the available properties that are more expensive than building costs per sq/ft... Insane.

Let me sum it up, there are roughly a few thousand air bnb’s to service 12 million park visitors per year. The math is insane, only keeps rising.
Is winter a very slow season at the Smokies?
Is there a DSCR product for pre-construction?
