I learned in my course that you are never supposed to use Active properties because the price has no backing in the market. It is just a number someone picked and can change. But I see agents online doing CMAs with Active listings.. I don't understand why lol

I don't use active properties to formulate the price. But I do use them to show what our competition is. That is their value.
