philly is full of opportunities espeically when it comes to real estate ive been living in philadelphia for over six yearsand i recomend if someone islooking for investment look more into south philly side since its way closer to city and very convinient to highways, trainstations and buses.

This is such a great turn around. What you did with the layout and design is really awesome. I'm a 5'5"/5'6" woman and I would be good with the 1st floor and basement, but love the upstairs apt as well. Would make the smaller room my office/art studio. Anyway I'm rambling, I just am excited to see such amazing improvements. It really helps with the neighborhoods and the rental prices are reasonable. (Says the New Yorker.) So, I actually just started working like a year ago in the same field as my studies but I only have 1 W2 form from 2019 and i started working in august of 2019 so my income for 2019 is not high (like 30k) so im waiting to file taxes this year so i can get a pre approval for a loan. I wanted to reach out to a loan officer to ask if I can use my salary letter to show prove of income but i havent done that. since then just been looking on zillow everyday looking. and seeing some of your beautiful house LOL! I think my only issue now would be how to find contractors in Philly. Also, im planning on buying something next year in Feb! im not in philly either so i cant even go check out the neighborhoods but im planning on getting a job around there or NJ since my fam is there. thanks for the reply! I really enjoy your videos! If I do end up in philly would love to meet and help create/edit videos! Kevin!

Awesome video Rodney! I just have a question about comps... what do you do when you can't find comps for duplexes during analysis? I'm looking at a possibly conversion now and trying to estimate ARV but can't find any comparable comps for duplexes in Philly.
Aww man. Not an empty lot. Lol. I like the house though. So is the basement part of the first floor apartment? Theres no AC? Love the 2nd floor. Very nice. Good presentation.
The cost varies but having a new set of stairs cut is something like $1200 for the wood and you also have to replace or cut some of the joists. Could be more theses days but that's what it was when we did this one

Keep grinding and I'm sure you'll be able to afford whatever you want soon enough. There's plenty of space for good content creators to take market share right now.
