One tip I will add from someone in apartment maintenance for over 25 years. Get a copy of the move in inspection sheet that the office gives the new resident and use that, along with some common sense, to do your turn checklist. These are the items the resident will be looking at because most of them are going to go room to room with that checklist in their hand. The fewer things a new resident has to complain about in the first 72 hours, the better their stay will be and the more likely they will be to sign another lease. I know most companies I have worked for give renewal bonuses to maintenance staff for keeping the current residents happy enough to sign another lease. And that my friend is FACTS.

That’s a good tip but where I work I walk in and upgrade everything from kitchen sinks to appliances to brand new blinds. The company allows it and makes my job easier! Me and a crew of 8 over see 2400 units.

If there’s one thing I can echo from this vid from doing this for nearly 7 years is that if your not going to fix it right away, WRITE IT DOWN! Especially as a lead or supervising tech you have to remember so much on a given day. LISTS ARE YOUR BEST FRIEND. Lists for your days, lists for your turns, lists for your groceries. I can’t trust my memory for shit lol.

Having a newer property makes it look this easy. Property im at was built mid to late 70s, this 10 min vid would be more like all day long and you would have several things you would have to come back to later I assure u.
So true! I once worked at a place called Rolling Hills that was built in 1971. All copper plumbing with compression fittings and the condensers were on the roof. Cement ceilings too so you needed a hammer drill to install a ceiling fan.

Love the vids skid! The black drip pans are porcelain coated. They clean up easier and last longer than the chrome plated ones. They cost more than the chrome ones. I think its worth letting the cleaning crew take a stab at washing them before condemning them.

my parents moved into a townhouse in an apartment complex when I was 10 years old. we found so many issues in that unit, broken glass light shades, locks not working, burned out light bulbs you name it, it was broken or not installed right. we had the leasing office staff come in our apartment and we showed them everything! literally every single room in that unit had something wrong. they were very embarrassed and said, all these things should have ben fixed before you moved in! as a tenant I'm telling you guys check everything the best you can, your tenant will appreciate you :)

Nice information. I'm working at a 20yr old property, so when a tenant moves out, I usually need atleast a week to turn it. Clean the unit from top to bottom, paint, fix faucets, fix and clean ovens, clean refrigerator, take all the outlet/switch covers off, new blinds if they need replaced (we no longer allow the corded blinds with new tenants) and then after I get everything done, the floor guys come in and replace the floors with laminate. A lot of our units are full carpet and nasty so we are changing flooring as tenants move out.

Check for gels on cabinet doors, fill sinks then drain all at once to feel for leaks, check all receptacles and see if any should be switched, ALWAYS start inspection from outside entryway to unit, check delta t on HVAC, check temps in fridge, test oven burners prior to removing, feel all toilet tank bolts/supply valves for moisture, check for missing gfi’s, check for missing window screens, mark drywall damage with colored tape, check toilet tank internals, and a few other things are things I would add. When it’s an uglier, older turn, the list is much longer.

I used to be one of those cleaners that would leave the oven rack in the inside all halfway in you should make a brief pointer on how to reinstall oven racks. You have no idea how many techs I've seen struggle with that.

I have the same bathroom sink. The black gunk is a problem. Seems like the move to plastic made this sort of thing worse. I think the old metal/brass tail pieces prevented this buildup or something.

Watch UA-cam videos on repairs you'd like to get better at. Be a sponge and have a good attitude. I keep it that simple. When you know what to do and your attitude is happy most of the time, work is a breeze and fun. How do you come up with how much to charge for a job like this one? I kinda talked my way into job and I'm not to sure on how to charge for small repairs....I just know how to fix things and I'd just charge without really knowing what should be the coast should be...

dont know if this is a dumb question, but on avarage what is the turnover time for an apartment? And how much is it in your side of the country?
If the apartment is bad, turnover time can be 3 days. If it's not too beat up, then 1 to 3 hours. I work for an apartment management company who pays me by the hour so I'm not sure how much an outside contractor would charge to do it. Thank you so much for watching Victor!

Our company doesn't use a list. I just go through with a fine toothed comb and fix everything I see that is wrong.
