To get a 10ft garage opening you put 2 concrete beams where when they sag in the middle you use the compressive strength and use that opening as an enclosed driveway between the space between the houses

When you want your bomb shelter above ground! Wow, what a feat of engineering and construction. It's so beautiful, no one will ever know the work and detail that went into the substructure, unless the owner is like the crossfit guys and tells everyone that visits about it. lol
Would've been nice if they included fly ash in the concrete to help reduce the ecological footprint. Also I don't know what they did for flooring in there but I'd hate for it to be all concrete, or just stains or tile directly on it. Would be so hard on your feet/legs. Risinger's system with the layers of foam and then OSB on top would help insulate and make it easier on ya.
I want to build 4 Victorian duplexes next to each other as a 3 floor concrete parking garage where the second floor roof is "flat" and drain into the porches then put pavillion on top and have 2 front walls so you get a wood front porch roof like the 3rd floor open air park pavillions on top of the parking garage 2 duplexes as 2x2 studio units with hallways and the other 2 are open buildings for a 3 car garage double deep

I thought concrete was more susceptible to damage in earthquake prone areas. Where wooden structures can flex more.

As a brit, I appreciate the construction and architecture. But its massivly overshadowed by the chronic lack of affordable housing over there, which is is being compounded and directly caused by very afluant individuals building homes out there, who potentially dont even live on the island. We considered buying a concrete house near SeaTac airport that was built by a person who wanted zero danger of fire for his invalid wife. Unfortunately the house was ultimately demolished for construction of a giant warehouse.
More gluttony from the golden era generation. Plenty of room inside to pat himself on the back for “earning” it.

I watched this video yesterday about a bike tour of the Frank Lloyd Wright houses in Los Angeles. My takeaway was Frank Lloyd Wright loved cement but in the end cement and even bricks fall apart quickly. Could Frank Lloyd Wright been using inferior practices or is cement a bad choice. Especially in an area like California and Hawaii where earthquakes are to be expected?
