Hi Ankit ji you have done marvelous video, but one thing is to be updated i.e prices in Dehradun are atleast 200 percent and then goes upto 600 percent abobe circle rate . Like if in Shanti vihar circle ( near FRI) rate is 14000/ gaj but market price is 42000/gaj. One project is near JSR inn on kamadi road the circle rate is 8400/ gaj but builder is asking 46000/ gaj ( 600 % above circle rate) can any body take cognizance of this and more than 60 percent component is asked in cash how a job person can pay cash as only source of money is home loan which is not possibe if registration value and sale price difference is so high.
Okay I am not a financial advisor sir but I can breakthrough this query of yours. Land investment and rates are a business of Demand and supply. U wr right quoting 600% prices more than the govt circle rate. If there is a demand in the market they property owners increase the price. If u see areas specially near doiwala, adhoiwala and near Jollygrant airport. Mostly people who are coming to live thr are basically from native Uttarakhand villages mostly migration from mountains to plains for better living conditions, better schools and better hospital facilities. I know many people who have built thr houses in dehradun for children's education but still own hotel and restaurants on Char dham route. This is like Dehradun became more favourable place for many people. And those people who are coming from other states Govt should make a law for police verification to be carried out for buying a peice of land in Uttarakhand. This will safeguard the safety interest of our Uttarakhand

भू कानून बहुत ज़रूरी है, तभी rates भी काबू मे रहेंगे!एक कारण यह भी है की direct owner नहीं मिल रहे है ज़मीनो के, आपको property dealers के माध्यम से ही खरीढ़नी है, जो की दाम को बढ़ा चढ़ा कर बोलते है, मालिकों से उनका agreement होता है लेकिन डीलर्स मन माफिक दाम ऐंठ रहे है, मालिकों को उतना मुनाफा नहीं होता, जो बड़ी परेशानी बानी हुई है, वो लोग मालिकों से मिलवाते भी नहीं है इसलिए frod भी हो रहा है, property dealers सीधे दो percent commission मांगते है, जो की गलत है, according to the banks,, 50lakhs तक की प्रॉपर्टी पर 2%, एक करोड़ की प्रॉपर्टी पर 1%, और more then one crore 0.5%charge होना चाहिए, लेकिन यहाँ तो लूट मची हुई है भाई, ऊपर से owners से नहीं मिलवाते है, इसलिए विश्वास नहीं होता और पूरी deal एक tension मे ही होती है

देहरादून में प्रॉपर्टी की जितनी कीमत बढ़ी है, उतना मूल्य नहीं है. याने Value for money नहीं है. इस समय जब भी मुझे ख़बर मिलती है तो 25000/- रुपये प्रति गज से कम नहीं दिखाई देती है वह भी ऐसी जगह जहां अगले दस वर्षों तक कुछ बना नहीं बना सकते हैं.

पहाड के लोग शांति स्वभाव के है परन्तु यहा पर कुछ लोग शान्ति से नही रहना जानते है इससे अच्छा अपना पहाड ही ठीक है । रेल मार्ग बनने के बाद तो एक दो घन्टे की बात है ।
