    नेगी जी आप बिल्कुल सही है, देहरादून में एशा क्या है जो इतने रेट है, सिर्फ़ बुढापा बिताने के लिए सही है, रुपये है तो जमीन ले ली, साग सब्जी उगा ली टाइम पास कर लिया, यानि,,,,दूसरा आशियाना फिल्हाल, बाकी कुछ नहीं है, जो लोग पुराने है वह भाग रहे हैं, दिल भर गया उनका,,,, यानि रेट बहुत ही जादा बढ़ा रहे हैं, दूर दराज है, जमीन,,,, बरसात मै पानी भरना ही है क्यों की सीवर नहीं है, पानी की निकाशी नहीं है, थेंक्स्,,, 👍👍

      2025 will be worse than 2024, high temperatures will break all records, no jobs in dehradun, all youngsters are leaving for other city for jobs. Soon other states too will stop giving jobs to people from Uttrakhand. Dehradun is become drug capital like Punjab.

    main reason:
    1. no IT and high pay scale jobs in Dehradun for buying even 30-40 lak plot + 50 lak on construction.
    2. business survive nahi karte, all restaurants are running on low margin
    3. up to 12th eduction is good but after 12th no famous institute/collage. ab bache bahar nikal jayenge to unme se bhut he log wapis aate hai.
    4. and graduate hone ke baad dehradun me salry nahi ahi

      Bhai Hum to bahut purane log hain Nash Mar diya pure dehradun ka. Koi bhi mat kharido yaha jameen. Sukoon khatam ho gaya yaha ka. Jab chhote bahut acchha lagta tha aur ab dekho

    एक बात का ध्यान रखो कि जमीन शब्द एकवचन और बहुवचन में एक ही होता है। जमीनें और जमीनों शब्दों का प्रयोग उचित नहीं है। शिक्षित व्यक्ति इन बातों पर ध्यान देते हैं।

    Hi Ankit ji you have done marvelous video, but one thing is to be updated i.e prices in Dehradun are atleast 200 percent and then goes upto 600 percent abobe circle rate . Like if in Shanti vihar circle ( near FRI) rate is 14000/ gaj but market price is 42000/gaj. One project is near JSR inn on kamadi road the circle rate is 8400/ gaj but builder is asking 46000/ gaj ( 600 % above circle rate) can any body take cognizance of this and more than 60 percent component is asked in cash how a job person can pay cash as only source of money is home loan which is not possibe if registration value and sale price difference is so high.

      Okay I am not a financial advisor sir but I can breakthrough this query of yours.
      Land investment and rates are a business of Demand and supply.
      U wr right quoting 600% prices more than the govt circle rate.
      If there is a demand in the market they property owners increase the price.
      If u see areas specially near doiwala, adhoiwala and near Jollygrant airport.
      Mostly people who are coming to live thr are basically from native Uttarakhand villages mostly migration from mountains to plains for better living conditions, better schools and better hospital facilities.
      I know many people who have built thr houses in dehradun for children's education but still own hotel and restaurants on Char dham route.
      This is like Dehradun became more favourable place for many people.
      And those people who are coming from other states Govt should make a law for police verification to be carried out for buying a peice of land in Uttarakhand.
      This will safeguard the safety interest of our Uttarakhand

    राज्य सरकार की कोई जिमेंदारी नहीं,,आस पास की राज्य की सरकार पॉलिसी पर ध्यान देती हैं रियल एस्टेट को अच्छा करने को,,,पर यहां की सरकार इस पर कुछ नहीं करती,,कहां से वैल्यू addition होगा,,,
    हम दिल्ली से आए कि देहरादून कैपिटल में घर बनायेंगे पर यहां का infra की हालत देख के दिल्ली pollution के साथ भी अच्छी लगने लगी,,,
    पता नहीं सरकार एक आधा अच्छा township खुद नहीं बना सकती,,इतनी जमीन डोईवाला की तरफ है,,,
    मुझे तो सरकार की कमियां जायदा लगी,जो आपने नहीं बताई,,,,

    Very Good analysis, really Dehradun is not a well for residential purpose now. One of my relative invested and now weeping, he told me that he done grave mistake by chosenDehradun and ignoring G Noida.

    Dehradun barbaad ho chuka hai ! Unplanned construction, traffic chaos, poor drainage system, deforestation, water logging, flooding, garbage, poor roads have all made it a nightmare! Locals can't buy land but people from outside are buying it!

    भू कानून बहुत ज़रूरी है, तभी rates भी काबू मे रहेंगे!एक कारण यह भी है की direct owner नहीं मिल रहे है ज़मीनो के, आपको property dealers के माध्यम से ही खरीढ़नी है, जो की दाम को बढ़ा चढ़ा कर बोलते है, मालिकों से उनका agreement होता है लेकिन डीलर्स मन माफिक दाम ऐंठ रहे है, मालिकों को उतना मुनाफा नहीं होता, जो बड़ी परेशानी बानी हुई है, वो लोग मालिकों से मिलवाते भी नहीं है इसलिए frod भी हो रहा है, property dealers सीधे दो percent commission मांगते है, जो की गलत है, according to the banks,, 50lakhs तक की प्रॉपर्टी पर 2%, एक करोड़ की प्रॉपर्टी पर 1%, और more then one crore 0.5%charge होना चाहिए, लेकिन यहाँ तो लूट मची हुई है भाई, ऊपर से owners से नहीं मिलवाते है, इसलिए विश्वास नहीं होता और पूरी deal एक tension मे ही होती है

    With the openion and remarks by all the commentators I have come to the conclusion that there is no difference left between Delhi and Dehradun therefore I would suggest to all the friends to go and live in your respective villages on the hills of Uttarakhand.     बात सिर्फ देहरादून की नही है बल्कि पूरे उत्तराखंड में ही अनाप शनाप रेट हो चुके हैं प्रॉपर्टी के, उत्तराखंड में अब घर बनाना बहुत बड़ी बेवकूफी है क्योंकि यहां जमीनों के रेट आसमानों को छू रहे है vs और राज्यो की अपेक्षा...

    ज़मीन लेने बेचने का खेल ही ग़लत है। एक विशेष स्थान पर बसना भी समस्याओं को बुलावा देना जैसा है। घनी बसावट हो या उद्योग हों ,हास्पिटल या स्कूल या कुछ भी वहां ज्यादा बसना और घना बसना समस्या पैदा करते ही करते हैं और सबसे ज्यादा प्राकृतिक पर्यावरण को नुक्सान।

    पहाड के लोग शांति स्वभाव के है परन्तु यहा पर कुछ लोग शान्ति से नही रहना जानते है इससे अच्छा अपना पहाड ही ठीक है । रेल मार्ग बनने के बाद तो एक दो घन्टे की बात है ।

    10 lac me kahan mil rha h negi ji 100 gaj ka makaan....Abse 4 saal pehle jo jameen 8500 / gaj thi wo ab 22000 rupee h....Bhot bura haal ho gya jameen ka dehradun me....city me hi 80 gaj ka makaan kam se kam 40 se 50 lac me mil rha h 100 gaj to chhod hi do....Wo bhi tab jab uske samne road 12 ya 15 ft ki h....

    Bhai kaha mandi hai,, mein dek raha hu rate itne badh rahe hai,, DIT k peeche ek sal pehle 35k sq ft rate tha ab,, 47-55k ...DEAL factory Raipur k pas,, 16k se badh kr 22k,, jaha mere in law nein lia tha ,, 17k mein ek sal pehle ,,ab waha 27k rate per bhi bika hai,, mein dhund raha hu lekin rate bht high h

    Elections results ke baad outsiders ka interest kum ho gya hai or agar kuch kharaab news ayi about crimes tab toh - chotey investors bhi nahi ayegey yaan for kaafi kum ho jaengey.

      13k per gaz me , jhajhra side dekh sakte he ... waha pe school, hospitals,transport sab facilities he ...iske alawa. ..15k me harbhazwala bhi accha option he ... Thodi mehnat lagegi search karne me.. negotiation karna padega ...but agar serious honge to dealer de sakta hai..
      Iske alawa ...10k per gaz me ratanpur me bhi mil sakta hai. Par waha pe road ke nichi side mat lena aur nadi kinaare bhi nahi dekhna ... sadak atleast 20ft ki honi chahiye ..otherwise mat lena..

    Ankit Bhai, yeh bahar k log ne Dehradun barbaad kar diya hai, kachda bana diya hai. Hamara Dehradun pehle bahut sundar tha jab sirf hamare Garhwali, Gurkhali, Punjabi, Jain log theye. Ab yeh Delhi aur UP walo ne sab bekkar kar diya hai 😢

      yes, nanda ki chowki is good choice for rental income due to lots of colleges near by. But please note that, others think the same and hence competition is too much now as lots of hostels with much facilities for students are provided.

    देहरादून में प्रॉपर्टी की जितनी कीमत बढ़ी है, उतना मूल्य नहीं है. याने Value for money नहीं है. इस समय जब भी मुझे ख़बर मिलती है तो 25000/- रुपये प्रति गज से कम नहीं दिखाई देती है वह भी ऐसी जगह जहां अगले दस वर्षों तक कुछ बना नहीं बना सकते हैं.

System Chandigarh vah Panchkula ki tarah Planing se hona chahie tha Jo nahin Ho Paya.

      @@darshsharma2802 mai ek plot dekhne gaya tha. Lekin property dealer ne galat location bhej k bulwa liya. Aur wahan ja k pata chala ki actual location aur 6-7 km andar hai. Bhauwala side k property dealers pe mujhe ab bharosa nahi hai. Mera ek friend kaam karta hai property ka. Uska bhi channel hai A2 properties. Mujhe usi ka kaam sahi laga . Mera friend hai isliye nahi . Balki wo sach me actual rate pe kaam kar raha hai.aap chaahe to uski videos ki properties ko dusre logo ki videos se compare kar sakte hain.

      Bhai I am not a property dealer.. but iss budget me sihniwala, bhudpur Shimla bypass me le sakte ho .... kyuki waha pe 4 lane highway ka chowk ban sakta hai ...koshish kar s ki sadak ke right upar ke plot lo, kyuki neeche ki aur barsat me Pani bahut aata hai .... Agar Shimla bypass area pasand nahi hai to Rani pokhri side dekh sakte ho... Bus dhyan rakhna ki airpot ke under me koi plot na aa raha ho... Aur agar Rani pokhri door lag raha hai ...to ek bar dudhli road side explore Karo....waha pe bhi thodi andar ki plot 10k per gaz ki range me mil sakte hai ... bas ye dhyan rakhna ki jyada jingle paas na ho aur nadi ke kinaare ploting na ho ..

      Ratanpur aur ganeshpur me plot rates ki growth utni nahi hogi jitni aapko bhoodpur ya sihniwala me hogi..kyuki aane Wale time pe ... 4 lane highway inke jyada kareeb se gujarega ,plus inn jagah ke aaspas schools aur colleges bhi hai so rental income behtar milegi ..
      Bas inn areas me ye dekh Lena ki baad ka paani jama na hota ho. ...
      Baki 13-14k ke rate me ek bar jhajhra ya dhoolkot side search karne ki koshish kare. ..wo area aane Wale time pe jyada behtar hoga appreciation ke hisaab se....
