I've taken the Tennessee PSI real estate exam multiple times, and let me tell you-the actual test is nothing like what you see in these practice apps or online prep courses! ❌📖 Many of these so-called "test simulations" simplify the material way too much, giving test-takers a false sense of confidence. 😩
While this video provides helpful explanations, it still doesn’t reflect the real difficulty of the PSI exam. If we’re paying for practice tests, they should mimic the actual test-not an oversimplified version. 🏠💼
For those preparing, don’t rely solely on these practice apps! Make sure to dig into state-specific laws, calculations, and tricky wording that PSI loves to use. 📝✅
I hope future practice tests evolve to better reflect what’s actually on the exam! 🏆🎯

Thank you for sharing your experience! You’re absolutely right that no real estate school or exam prep provider has access to the actual PSI or state exam questions-licensing boards intentionally do not release them, and question sets frequently change to ensure test integrity.
Our videos and exam prep system, like those from other responsible providers, focus on reviewing current laws, practices, and key real estate concepts to help test-takers develop a strong understanding of what they’ll face on exam day. While our questions are designed to reflect the types of topics and question formats that commonly appear, we are always careful not to claim that any specific question will be on the actual exam. Instead, our goal is to help learners master the subject matter and adapt to different ways questions may be asked, including the tricky wording that PSI and other testing providers use.
We also completely understand your concern about "test simulations." Some providers attempt to mimic the exam format, but because the actual questions and wording are never released, those simulations can give a false sense of confidence or even lead to frustration if the real exam feels significantly different. That’s why we focus on deep understanding rather than memorization of simulated questions. Our approach challenges learners with questions covering the key topics they will be tested on and exposes them to different ways those concepts might be framed.
For those looking for a deeper level of assistance, our full exam prep product at Birdsy.ai provides real-time coaching and tutoring through a specially trained AI study partner. It’s designed to help students work through anything that is unclear or challenging, providing personalized guidance to reinforce understanding.
We truly appreciate your feedback and will continue to refine our materials to be as helpful and challenging as possible. Best of luck with your studies, and we’re here if you ever want to work through a tough topic together! 😊🏡✅

The term that describes the land benefiting from an easement is Dominant Tenement not Life Estate Birdsy.

Thank you for pointing this out, @bmoreinvestor5900! You’re absolutely correct-the term that describes the land benefiting from an easement is Dominant Tenement, not Life Estate. To clarify, the dominant tenement is the property that benefits from the easement, while the servient tenement is the property that provides the easement. For example, if Property A has the right to cross over Property B to access a road, Property A is the dominant tenement, and Property B is the servient tenement.
This was an error during editing, and we truly appreciate you bringing it to our attention. We’ve removed this question from the video for now and will be re-adding it with the correct answer in an upcoming revision. Thanks again for helping us improve!"
