    Thanks for the video. We will be able to use this information to prepare for next years insurance renewal and bring some areas up to the requirements of the 4 point inspection. Hopefully it will save a little money on our outrageous Florida insurance.

    Good video - thx. I only found one video of completing the 4-Point Inspection report. The form has changed. Is it true the date of the HV-AC equip can be different than the install (last updated) line of the report? I have a unit manuf. 2019 but installed in 2022 per the receipt.

    I would recommend operating the faucet to make sure the drain pipes don't leak when inspecting the sinks. Sometimes the faucet valve stem will leak when operated.

    What are the most important for a mitigation report, To get the maximum credits for insurance

    How do you determine the plumbing is in good working order if you don't run the water or flush the toilets? What about the A/C and central heat? You didn't run them or verify the thermostat is working.

    If you already done the full home inspection do you still have to do the 4 point inspection?
    Is the full home inspection more thorough than the 4 point?

      The thing is home insurances requesting for 4 pt inspection and wind mitigation,we send them the full home inspection but wont accept it they want 4 pt inspection 🤷🏻‍♀️

    Hello, thank you for your response, but the 2018 newly revised Citizens four point inspection report DOES include reporting on the roof from the attic space. As I stated earlier in comments, we are trained by other organizations in the state of Florida to enter the attic on four points even for the plumbing and the electrical. For example, Polybutylene plumbing supply which has a history of failure is commonly tied into copper or CPVC which is visual in the house at fixtures with polybutylene main supply only being observed in the attic. For the most part polybutylene plumbing supply is no longer Insurable in the state of Florida. Liability is key, we inspect to cover our reporting.

      Agreed, John. The UA-cam videos are not part of the 4-point training program provided by InterNACHI, which is available at www.nachi.org/certified-four-point-inspector.htm. Entering the attic space is necessary, and in other UA-cam videos, we follow Dennis in those very hot, humid spaces. Augh! Dennis was gracious enough to allow us to follow him while he performed various types of inspections over the past few years.     are the forms for the 4 point inspections specific to the insurance company? Or is that something he uses for himself?

    Hey I got a question I passed my International Home Inspection exam now is it required to have Florida state exam license and can I temporary work with an international exam license

      Hi, Felipe. I recommend taking InterNACHI free, online pre-licensing course to attain a Florida home inspector license. Florida requires you to take 120 hours of training, and InterNACHI's online course is approved by Florida, and it is free to members. Visit nachi.org/pre and select Florida for more information.

    Yes I’m just curious as a Florida state licensed home inspection, how do you complete a four-point inspection without even looking in the attic at the plumbing, electric and the roof deck at a minimum for water intrusion. I don’t believe this video to be a complete coverage of what a four point inspection should be...

      Hi, John. We have the form for 4-point inspections, and they do include those systems -- like you said. You're correct. But the insurance form actually does not include entering the attic space. The roof checklist is all from the exterior visual inspection of the roof covering material and surfaces.

    The Vent stacks on the roof do not meet the Florida Building Code: 903.1 Roof extension Open vent pipes that extend through a roof shall be terminated not less than 6 inches (152 mm) above the roof.

    about the Cloth Wiring. some Insurance companies...you mean Most Insurance Companies will drop you

      Marcos, actually most companies will not drop you.
      I am an electrician for one of the oldest companies in Florida and the majority of the time, if the wiring has no integrity issues and if it has no ground we can add a GFCI breaker and they are fine. Same with Rayon encased wiring. Moreover, the only thing insurance companies do ask is the feeders coming from the meter be modern wiring and not cloth. They will ask them to change those every time but still will not drop them. They will give them a time frame to get it fixed and then once done they move on and update the premium as needed.
      I have corrected easily over 2000 houses just in 2020 with these issues and everytime the insurance kept their customers on with no issues.

    Not hired by the client nor by the insurance carrier...then who is paying?

      The client paying the inspector is usually the homeowner. The bank wants to know the condition and value. The insurance company has an interest in knowing information too. Then there's a home buyer who hires a home inspector to determine the condition of the property. Home inspectors are in demand. It's crazy.
