Honestly, Flats are overpriced in doon. Better to go with plots and make your own home.

I stayed 21 years n was having my own banglow 450 yards behind pacific mall rajpur road but due to excess rain n no drainage system,haphazard development no planning I sold it.Now ddun is like meeret muzaffarnagar.

Provision drainage is also my concern while buying land. I dropped my plan to buy a plot @ 400 rs/sq yd in a scheme about 25 yrs ago because developer had no plan for drainage. I think with greater awareness things should be better now. I think spending few weeks in a year in some outskirt area would be fine.

@Ankit Is it worth to invest in a plot near IT park Sahastradhara road if there are less but still some chance to build house in future?
All places in Dehradun gives us good return eventually. But this place has already given great return to investors. Hence rate of return is lesser in this place as compared to other places. Though it's a good place to make home and live and rented it out with good rental income.

Aamwala k upar wala Dhaulas ghantaghar se 12-13kms doori pe hai. Apki rating k hisab se usse mid range mein hona chahiye. Aur ab yahan 7-8000 se kam rate mein kuch thik thak plot nahi mil raha. Delhi wale plotting k 12-15k kuch bhi rate khol rahe. 😀

Dehradun me 70-80% plots agriculture hi he...agar grameen chhetr me he to gram pradhan ki ijajat se makan bana sakte he ... Yadi nagar nigam me aata ho to pehle agriculture land ka land use change karwana padega ...
plot safe he ki nahi uske liye documents check kijiyega...bhulekh ki website me check kijiyega... Aur apne wakeel ko kagaj dikha dijiyega ki koi disputed jameen Naa ho...

उत्तराखंड का जनमानस भू कानून के लिये लड़ रहा है, वही तुम जेसे लोग बाहर के लोगो को उत्साहित कर रहे है ।
समझ नही आता पहाड का आदमी इतना दोगला केसे हो सकता है ।
भाई चुनाव के वक्त भू कानून के बजाए दूसरो मुद्दो पे वोट देने वाले दोगले लोग इस तरह की बाते करते सोभा नही देते । जब चुनाव आते है तो आप लोग उत्तराखंड के मुद्दो पे कितना वोट करते हो, यह हाल ही में हुए चुनावों के रिजल्ट देख के पता चल गया । जिस तरह लोगो ने उत्तराखंड क्रांति दल की हर जगह जमानत जब्त करवाई है उस से अब लगता नही है की मुट्ठी भर लोगो को छोड़कर किसी और को भू कानून या उत्तराखंड के मूल मुद्दो से कोई मतलब है । और जब यहां की जनता को कोई मतलब नहीं तो इस तरह के कॉमेंट करने का भी कोई मतलब नहीं।
वैसे भी यह वीडियो सिर्फ बाहर के लोगो के लिए नही बना है । यह वीडियो उन लोगो के लिए बना है जो अपने लिए सुरक्षित निवेश करना चाहते है । अपना भविष्य बेहतर करना हर किसी का हक है चाहे वो बाहर का हो या उत्तराखंड का । बाकी जमीनों की खरीद पे लिमिट लगाने का काम सरकार का है । यदि हिम्मत है तो आप सरकार से प्रश्न पूछे ।

लेकिन हमे जनता को नही पहले अपने को देखना होगा की हमारी भुमिका इस्स गढ़ राज्य के लिये क्या है। मै पेशे से एक चिकिस्तक हू और समय समय पर अपने गाँव की और लोगो की कुछ सेवा करने का बी कार्य कर्ता हू बजाए इसके की मेरा क्या फ्य्दा हो रहा है। आप कुछ views के चक्कर मै बाहर के लोगो को पृलोभीत कर रहे है, और ये बात आप बी ज्य्दा जानते होगे की सबसे ज्य्दा मेह्गी जमीने किसके पास है देहरादून मै। पहाड़ी तो बस 1 नाली जमीन ले कर ही खुश है वो बी देहरादून के किसी किनारे मै क्यूकी देहरादून की स्मार्ट सिटी उसके हेसियत से कोसो दूर हो गयी है।
मै कोई बहस नही चहता ना करना चहता हू बस आशा कर्ता हू आप बात को समझेगे।

तो इसका मतलब उतरखंड के अलावा सब बाहर वाले हैं। इस हिसाब से तो यहां वाले लोगों को भी कहीं और जमीन खरीदनी नही चाहिए। हम सब भारतीय हैं और अगर तुम लोगो को पूरे भारत में जमीन खरीदने का अधिकार है तो उत्तराखंड में भी सबको जमीन खरीदने का अधिकार होना चाहिए
