    I had something like this happen. I called the police. They come out. Turns out the squatter had an outstanding warrant. 🤣

    The problem is when all the court is finished the criminal penalty isnt enough to prevent them or other people from doing it again..i garuntee stiff penalties for squating will put an end to it..its just ridicoulus

    Squaters are basically just trespassers who stick around for extended periods of time.

    Or you wait until everyone leaves the house then you go in and change the locks and become the new squatters to the property. Well not you yourself but have a friend or someone do it, then they become the new squatters to the property to push the original ones out.

      You get arrested, even as owner, for changing the locks. The laws are insane!

      ​@@thomass.3835exactly, none of this makes sense. If they're in your house and change the locks, howd they get in the house? Breaking and entering. So just because they change the locks, which can be done in about 30 min to a whole house, how the hell does this make any sense?!

    Wow! This is the best channel for tax purposes and asset protection! Thank you for your time!
    I still have an analysis paralysis about what I going to use for my house w/pool in CA because I want to do Short Term rental but I don't know how to structure everything from the standpoint of asset protection and taxes in CA. And just bought my second home the one I live in now in CA. If you have any suggestions and advice will be well appreciated.

    Wow... hearing this make me not want to invest in properties. My city honor the right to squatter years ago...treated as a tenant. So dumb. They change the law I believe since being embarrass by local news exposing this stupid law.

    I don’t understand how squatters have more rights over your property than yourself. Wow, that’s crazy. I don’t even understand the existence of such laws.

    What I find is quite helpful is getting your own set squatters
    If you are in the hood and you are connected you can find people that for allowance to live in your house for a $20 per month
    Will move into the house and by that it won't take long before your house is vacant and it is much quicker than serving an unlawful detainer.

    How about fumigating the house for insects which would force the folks out? Then, have another person occupy the house before the other squatters had the chance to move back in.

    When I was college, I lived with 12 guys in a 5-BR Victorian across the street from the university. The city changed the number of garbage cans allowed to only three. We put out seven garbage cans every week and had no choice but to move out. The last guy out called the landlord in Hong Kong to explain that everyone on the rental contract from TEN YEARS AGO had moved out. Could the last guy who lived there for four years have gain title of the property?

      No because it was a rental so the use was not hostile to the owner.

    What if you squat the squatters? Get in while they are gone and change the locks? As silly as that sounds wouldn't the roles be swapped. Does someone squatting legally prevent someone from squatting on their claim?
    And as far as the trespassing vs squatting debate the deciding factor would be intent, but how could someone (as the rightful property owner) ascertain the squatters intent in the moment (i.e. drag them out on sight)?

    Once you get then out. Put it in storage and pay first months. When they come just give them their things. If it is a computer the sheriff will keep it. Do not keep their things in the house or they can come back.

    my elderly pops let someone park their rv out front of the house i will be inheriting the house the person in the old not running rv has said noone will EVER make him move I was wondering if when i inherit the house is selling the house a good option?

    tell me why you'd not be able to call the police and say there is an active burglary in progress and how if they threaten you that you might need to use a firearm to defend yourself

    Arizona you can’t be squatter until you live there for two years. Until that time, you are just a trespasser. Owners, bring a drill, drill through the locks, set up inside with your ownership documents and call the police to remove trespassers. Simple.

    I’ve heard of the renters paying the squatters just to get out in order to avoid a long process.

    If you are the bonafide owner of the house & property you will have a legal document saying so, signed by a lawyer & two witness'. You will slso have proof of land tax payments & electric bills that YOU have paid over the years. You will also have a voter registration form in your name along with a legal address. There should be NO REASON to have this dragged through a courtroom. Anyone of whom invades your private property is ILLEGAL regardless of what bogus document they may hold. This law needs to be changed nation wide & our gov't representatives need to get on it!

      It makes zero sense to anyone who owns real estate. Often time the people passing these laws are not landlords or never expect it to happen to them.. until it does.

    If you install a monitored B.A. system with cameras and catch them in the act of breaking & entering wouldn't the cops respond to that as an active crime?

      Maybe not most department will not respond to an alarm...
      However if you have a monitered system, and get the call that the alarm went off. Call the police and tell them this IS not a false alarm and there are firearms in the house. For that you may get a response. Also tell the dispacher you will press charges.

      @FC-qe1wl Good point. However, you'd have a record of the illegal entry. And if you had cameras, you could show the police evidence of b & e and it would then be legal, not a civil matter.

    Interesting, so what constitutes a squatter? Just by entering the house? Do they have to stay overnight? Essentially, what's the difference between breaking and entering or home invasion and a squatter in the eyes of the law?

      @@ClintCoons so your saying, theoretically of course, that I could go get a legal doctors note about a mental health condition then go to a random house and break down the door and shoot the tenants to death and claim it was bcs my mental health and I thought the house I was breaking the door down to was mine since I supposedly forgotten my keys so I broke down the door and thought the people inside were trespassers so then fatality shot them?

      @@roro_81 Yes and this, unfortunately, happens too often in this country with people who are mentally ill. The fact you shoot someone does not excuse your behavior. You will be charged and placed in prison but, due to your mental condition, you may not receive the death penalty for your actions.

      @@ClintCoons If this was a good law, is it not applicable to most things? e.g. cars. If i rent a car and then not want to take it back because i'm still using it to travel to work (good intent) why don't they let me keep it until they go through the proper 6-18 month process of repossession?

    What do you do if they have a child and no other place to go?
    I moved in a woman who lied about wanting to have a relationship and also work on getting herself on her feet.
    Ended up being a squatter and not fulfilling her promises.
    She has no life skills and burnt all her bridges. I want to get her out but don't want her ending up on the street.

    what about squatting on the squatter? Wait till the squatters leave for work or shopping and go in there change all the locks on them. This can be done with the real owners permission or without. But after I broke in and changed the locks on the squatters, as a squatter wouldn't I have equal rights as any squatter? I know it sounds absurd but the entire concept that a squatter has more rights than an owner is more absurd. Meanwhile, the owner of the house can rent the property to me for a dollar, have the rental agreement notarized, and then I move in and change the locks. Now I'm a renter. I can now call the police and say there are trespassers in my rented property and when the cops come, I show the notorized rental agreement which the squatters cant. Unless of course the squatters file an official squatter claim...of course i dont know if there exists such a thing as an official squatter claim that squatters file in a court or county clerks office to let the world know they intend on taking over someones property...i just think squatting on the squatter is much better than spending money on an attorney....HOW COULD ANY COURT CHOOSE ONE SQATTER OVER ANOTHER SQUATTER. I say SQUAT ON THE SQUATER AND SEE WHAT THE COPS DO

      I dont disagree. Many states have allowed the pendulum to swing too far to the left imputing the word "rights" to every action taken by a bad actor. It should be real simple - bring in a few toughs and to remove the trespasser without resorting to physical harm unless the trespasser is the aggressor then things might get interesting.

      @@ClintCoons Yep, everybody talks tough in theory, but when it happens to you (I know from experience), you suddenly have to start thinking about your legal liabilities and how much lawyers are gonna cost. I'm just about done with a squatter. Got the judgment, now I just need to get the sheriff over here which could take another 2-4 weeks. Been dealing with this for three months.
