I used to attend seminars in London and the first property investment I went to everything was new to me but when I attended 3 of them I started enjoying it and I even tried investing but had to stop up to now but I will try in 2024.
I’m a dividend investor, my wife and I have invest the s&p500, both through my TSP with the government and through fidelity in his 401-k. Cashed out 270k from the S&P and invested with a full service broker.. Until about 3years ago we were 100% in the s&p after over 30 years. I’m retiring at the end of the month at 59, while my wife will retire next year at 54. We currently have 1.7 million in out tex deferred savings.

I've seen a house go for 18k on auction, so DEFINITELY lots of options. It needs full refurb and rental maybe 350-450, but enough of these will add up nicely. Check auction houses up north, you'll find plenty of houses sold for under 40k
How do you get your first property when it’s so difficult to save, wish I knew this stuff earlier. Great show btw 👍🏻
Save, it might take a few years but you will get there in the end.
Hey bro have a quick question I’m at a loss and was hoping you could give me some advice ? I’m currently in the process of buying a house with my partner and there is something damp issues. The sellers have agreed to put aside 3.5k to give to us to carry out the works. Estate agents are saying they can only knock it off the asking price which is no benefit to us as we then do not have the cash to continue. Is there a way we can get the cash from the seller to us without it being an issue? Really appreciate your help man!
I had a similar issue with electrics and gutters. They would only knock it off the final sale price. Probably better off asking them to get the house damp proofed and get all the certification and keep the price at what you offered. Use their cash to fix the problem.
If this is not the sellers main home, they will pay capital gains tax on the profit. So why will the seller want to pay tax on money they have not collected. I will be surprised if they agree to give you the cash.
A lot of risk going in all cash on something like that but yet turned in to a perfect deal. How long did it take?

You could look into getting a hmo and living in one room whilst you rent out the others

BTL is flawed at 6-7 % interest rates. This YT site is possibly more about Mr Leeds academy
Not sure what he meant by.... he spent £60k on the house, valued it for £100k, and pulled £75k out?
He got it refinanced. The mortgage company valued it at £100k, but they do not give you a 100% mortgage. Instead, they will give you a 75% mortgage, leaving 25% equity in the property.
