  • In this video I will show you how we deal with a bad ice dam problem at one of my rental properties. This will be the last time I will need to break ice off my roof because I will do my bondobuilt exclusive vented roof system. LOL.     I remember our first winter in Alaska. We had a small 1br cabin we rented out. 2 x 4 construction with a 4ft covered walkway that built up a 15in ice dam. After 3 or 4 yrs of shoveling the roof, my son and I ripped off the roofing, had 5 inches of foam sprayed on top of the 3.5 inches of fiberglass insulation and re-did the roof. Made sure to add plenty of ventilation when we did it. Never shoveled the roof again unless we had more than 3ft of snow on it. Made the little cabin so tight we had to have a ERV installed. Money well spent to not have to shovel it again.

    Your lone icicles are on end where natural melting occurs from the sun and wind, not heat loss or vent issues. It was done right!

    Im glad you didn't fall off the roof. Did you just use a hammer? You are hardcore lol. I am wondering what ridge vents do you have? If it's just those short vents it will always be covered with snow, I would suggest some tower vents that will never be completely covered with snow..

      Yes just a hard plastic hammier. I acually broke it LOL. The ridge vents will be fine after I take care of the insulation and eve heat loss with new baffles and blown celulose with air sealing of all penatrations with spray foam. The heat loss will be verry minimal after that and no ice problems. 👍😊

    Standing seam roofs are awesome, it's too bad they are way more expensive than shingles.

    The best way to build it so ice damning doesn’t matter. The roof should be 100% water tight.
    The heel height of you Trusses Should be taller and you should have more of an overhang.
    Plus you should have snow stops.
    Not one icicle Just a few over the garage door 🙃

      Well I obviously didn’t build this house it was built in 1976. I bought it and I am renting it out. I’m a fan of metal. This house is shingles and they will leak if the ice backs up. An energy heal truss would be great but they weren’t doing that in the 70’s. And I agree big overhangs are great but some build with no gable end eves. Stupid. I will get this to work with my system.

    I need to do my roof within the next 3 years. The shingles are losing their stones. My house was built in 96 but it could benefit from some air sealing like your talking about. I get a little ice dam around this time of year but I think its probably worse from the gutters getting frozen. Once the gutters freeze the water has not place to go and back up in the shingles. I go up and make sure the ridge vent is cleared and can flow air but it seems to snow the next day each time I do it lol. It could use a vent in the gable end on the north side.

      Wade you probably should air seal and build some new baffles and blow more cellulose in there just like the video I attached to this one. 👍

      @@bondobuilt386 yep I agree. I went up there years ago with an infrared imaging gut and only found one area that really needed the help. Doesnt take much.

    If they used a snow rake when it snowed and cleared off the bottom 3 feet would help with the problem

      Ed they got a couple big snow storms and it happened fast. I think it snuck up on us. We will get this fixed when it warms up and I won’t worry next winter. 👍😊

      Grant you could fix a metal building the same way if it has a flat ceiling. There are some spray foam solutions also but not a DIY solution like the blown cellulose

    For safety I recommend a roof rake so you don't have to get up on the roof. Works great for single level roofs.

    WTF get rid of all the trees. Put some insulation, then with snow rake clean 3 to 4 feet from edge simple
