I've been running a mighty mule gate closer since 2006. They have been very troublesome. I've replaced batteries, control boxes, rev counters, and control arms. I have the MM500 which is supposed to be a heavy duty unit, but it is plagued with constant problems.
I've had mine since Apr '18, never any problems until now. This video is exactly how mine is working. Fwd'g video to my bro in-law so he can adjust/repair for me. I'll let everyone know how this fix works for me. Thanks for this post.
Hey thanks, my gate has been giving me the blues so I'll try this. At least you pointed me in the right direction. Finding a gate repair company sucks because as you see they all think theirs is so much better but it works for me and once again, thank you.
Don't you have a control box that you can make adjustments and why isn't your arm level? I've used Mighty mule for several gates and had no issues with gates weighing as much as 650 lbs.
You do know the first time anyone pulls or pushes on that gate, its done. Yes I am in the business. GTO / Mighty Mule does not even sell repair parts for the motorized actuator and its all plastic gears. If you are only using it for convenience fine, but don't ever think that your gate is securely closed with one of those on it is all I am saying.
What are your thoughts on the automatic gate lock? I have one installed and it seems to be somewhat secure. It's at least better than being able to pull the gate open and it keeps the dogs in.

I know exactly what you're saying, Gina. I can't find a reputable gate company in my area that charges a decent rate.
