  • This video covers what I've learned about money strategies over the last few years. The main points were taken from the book 'rich dad poor dad' by Robert Kiyosaki in which he discusses what it is that makes some people more wealthy than others, and what people can do to build their wealth over time

    With your personal house yes you have no cash flow but in terms of paper money you're probably gaining, property price appreciation is greater than interest on the mortgage especially with interest rates being very low so it's not quite the same as other liabilities

    • @AnasNuurAli
      @AnasNuurAli  3 роки тому +1

      There’s no guarantee an individual house price will increase.

    • @JustJakesMoney
      @JustJakesMoney 3 роки тому

      No of course, but over a long time horizon you'd be pretty unlucky not to capture some gains from the overall property market especially in the UK or US but yes, you shouldn't buy a personal house as an investment as there is no guarantee of appreciation and no cash flow. Plus you can get property price exposure with a rental property anyway plus cashflow

    Anas,
    Facing some issues. I am interested in becoming a firefighter/paramedic here in the states. Here is the issue: the pay is not amazing. The issue is that over the next couple years the cost of living is going to get higher. I would love to become a firefighter/paramedic however, I would like to have a big family and be financially comfortable. Growing up, my dad was a first responder and he would be making around 50-90k USD depending on how much overtime he worked. Even when he made 90k, the cost of living here is so high that it still wasn't enough sometimes. He wasn't able to save a lot.
    I was thinking of switching gears slightly, I am only 20 and I am living with my parents. I was thinking of becoming a CRNA (Nurse Anesthetist) because I would be changing my environment however I will still be in patient contact and administering medications/intubating, etc. The pay is AMAZING in the states. In my state the average salary is $200,000.
    People do tell me to become a firefighter/paramedic in a state with a low cost of living. Here is the issue: I would like to find a place that I enjoy living in. Typically low cost of living areas don't have the best quality of life, at least from what I have found. Some of you might disagree with me but I have a lifestyle I would like to achieve and it isn't doable in some areas of the United States.
    Also, I have read Rich Dad Poor Dad, the Millionaire Next Door, and I am currently halfway through A Random Walk Down Wall Street. I understand that not everything is salary, but it only helps to make your salary higher. I want to maximize my income and keep my spending low. That way I can start an investment portfolio. I will be starting a emergency fund, Roth IRA, Vanguard Index Funds, etc. 𝙈𝙤𝙧𝙚 𝙢𝙤𝙣𝙚𝙮 = 𝙗𝙞𝙜𝙜𝙚𝙧 𝙨𝙖𝙫𝙞𝙣𝙜𝙨/𝙞𝙣𝙫𝙚𝙨𝙩𝙢𝙚𝙣𝙩𝙨.
    If anyone else wants to give me advice, please do so! Let me know if my vision is clouded. Would love to hear what other people think of my view!

    Another point to consider, when you invest in assets and/or run your own business the money generated from those efforts can often take advantage of the tax laws that allow wealthy people to make and retain more wealth. As a result, these tax laws will then allow you to make and retain more wealth. Rinse and repeat.
