    I’ve been looking for an educational video on what to expect. Very uncomfortable process when you feel like you got thrown into a game that you don’t know the rules too. Especially the restoration process , that’s an area no one explained.

    Jeremy i would like to thank you so much for this knowledge that your video has provided. I was hoping you could give me so information particularly on my current situation. The house that I’m currently renting was burglarized. This situation has been a sleepless scary process and I dont want to make any mistakes. I came home this Saturday night from being out with friends to return to my home that I’m renting to a complete nightmare. First thing I noticed was my door was wide open... once i entered i saw my place had been trashed so I instantly ran out and jumped back into my car and called 911. While explaining this to the dispatcher there main concern was if the criminals was still in the home. Of course i did not know because I didn’t stay inside for safety reasons. While explaining what was going on I noticed that my second vehicle was also gone from my drive way! After waiting for the cops to show up and staying on the phone with the dispatcher i went back inside because once i notice my car was stolen as well the burglars must have taken my park vehicle to drive away! Luckily no one was inside and i then exited and waited in my car in hopes the police would arrive soon. I stayed on the line with the dispatcher and the cops arrived. I dont even know where to start with the Damages that was done. Broken personal property is endless and spray paint vandalism on everything that was stolen. Stolen items included all expensive jewelry, designer sunglasses, laptop, passport, and more. I fortunately have a personal policy for a few of the really expensive jewelry. I also have my renters insurance policy, and my auto insurance policy. So today i called to report in to State Farm and the open 3 claims. Is there any advice that you could provide to me so i dont get screwed? Thanks in advance.

      shane starks, so sorry to hear about this and glad you weren’t home.
      The best thing you can do claim-wise is to have a clear positive relationship with the State Farm adjuster. Being kind to that person throughout the process is key. With State Farm it will likely be a team of people. Make sure you get clear contact info and know how to make contact when you need to.
      The auto and jewelry claims should be pretty straight forward. Stolen items are a total loss and you should receive a check for their value.
      The renters claim will take more conversation. The ultimate goal will be to provide the adjuster with a list of stolen and damaged property. The adjuster should assess the replacement cost of the stolen items and the cost to fix the damage. That should add up to the total pay out in the claim. You may receive two checks as the video describes.

    Do you have a video explaining the claim process when the entire insident was caused by my upstairs neighbors negligence? They went out of town and their water heater broke and all the water in my propery for 3 days. We both have the same insurance company.Tell us how is the process. Thank you

I seem to have a problem with my backyard deck and fence falling apart due to weather related issues through out the summer and also I have some leak which is visible from the inside of the home at the ceiling, I haven't had anyone go up there to assess it from the outaide but I know it isn't internal as I have looked at the roof and there's no water pipes there to cause any leaks. In my case should i fix everything first then speak with my insurance company and make a claim or have them take care of it??? Also if there is multi items to be fixed like in my situation can I make all claims at once so it falls under one deductible? I want to be wise about this as the backyard fence and deck could be a liability and be a loss under "other structures" this winter. Winters in canada isn't fun and the roof could become a major hazard to property (house) and the person sleeping under it and the stuff in the room.

    Can you keep the loos of use amount instead of staying in a hotel or better yet can you use that money and add it to your personal money to buy another property if yours is a total loss ?

    Thanks for the video; possible important topics of interest. How to deal with a difficult insurance company.
    For example if a storm hits your house and you have water leaking in through the roof and your dining room ceiling caved in on a dinner table and when you filed the claim insurance company said they were going to send somebody out to put a tarp on the roof to mitigate the water and then 3 months later they failed to do so when you inquired how much longer it was going to take to determine the claim because you can see black mold is growing inside your house and they stated they were going to send a water remediation and evacuation company out and they failed to do so and then a second Storm 2 months later hit your house at a 135 miles an hour and you have additional damage.
    Now they want to retract the second check so that they can make sure they didn't pay again for something they already paid for and stringing out the process out longer mean while water is still running across the ceiling and down the walls.
    Whenever a contractor provides me a ninvoice for an estimated repairs and it is submitted they call to nitpick about things on the invoice for example a $45 roof vent they can't find in a picture and all this is just adding to a long list of delays and my wife has already gotten sick went to the doctor was told it was attributed to black mold and had to move out of the house and now I'm getting sick.
    When I suggested hiring an independent home inspector they told me not to sign anything and nobody is going to do any work or move the process forward without signing agreeagreement.
    Additionally, now they're trying to say they can't see a frigerator and stove in my shed but they are looking at pictures from a small storm back in 2015 that is 3 years old.
    Other issues are they made several statements to me on the phone which are absolutely impossible of things they seen in the picture as if they're laying the groundwork to determine pre-existing damage of items that do not even exist on my house for example they said they seem rotting wood around the outside of my window frames but my windows are aluminum with plastic trim there is no wood on my windows.
    Sorry, such a run on and auto correct has a mind of it own on my phone; but I have been paying them premiums that they keep increasing over the last 18 years and now when I need help all I'm getting as a hard time.

    Additionally, now them wanting to retract 2nd check to go back and figure out what they did or didn't do or paid or failed to pay, is that it's been inclement weather and there's been snow and ice on my roof and I haven't been able to get a contractor to go up the steep pitch, but that doesn't change the fact that they told me they were going to send two different teams out that they never did thank you.
    I have paid for materials out of my own pocket to try to seal and slow the water from coming in but I'm 54 years old and the 90% disabled vet after 25 years of military service I can only go so far up on the roof at any rate they're asking me for receipts and I haven't spent any of the money they sent so far and now they're asking for receipts from the small storm in 2015 it's beyond me why if they can't keep a storm straight from November 2017 to February of 2018 for the second storm why they would confuse themselves even further by trying to find things in pictures from 2015 it's beyond me?

      Wounded Warr1or, this sounds like a terrible scenario.
      1. Thank you for your service.
      2. Your right. One of the many factors here is the two separate “occurrences” or events that caused damage.
      3. You need an advocate of some kind. Often times this can be a contractor that you trust. The one you choose should have experience dealing with insurance companies.
      Another option, as you mentioned, is an independent adjuster. Don’t let the company scare you away from this path. Make an appointment with one and ask them to lay out exactly what action steps they plan to take and what outcomes they expect.
      Finally, you can file a complaint with the department of insurance in your state. There is a clear process they engage in and they should be able to lay that out for you.
      We’re very sorry to hear that you’re dealing with this and best of luck in resolving it and getting your home back to a livable condition.
      Once resolved, we’d suggest moving your insurance to an independent insurance agency. Then, if this happens again, you’ll have a local independent person to advocate for you and address issues if/when they come up.

    Thank you for this article...it was very informative...I have a quick question..at the time the independent adjuster from the insurance agency came out the source of the leak was not determined (and main water valve was turned on and no leak evident) plus water meter outside was not moving at all. The next day a licensed plumber discovered the source of the leak... the cold supply
    valve itself had slight pressure that had to be put on it to make it leak (and I had a stack of towels in the master bathroom sink cabinet). At the day of the leak when I left the house no leaking of the valve was evident...my question to you is should I be concerned that this will be covered? I've had it repaired at my own expense (with better/shorter Peck piping and rings)...also is there any other way I could contact you?...the leak occurred on Sunday 2/13/22.....thank you for your time and expertise..

    video question. one if documents from various inspectors prove the adjuster diagnosed stated was not what actually happened and your state ins. commissioners agree
    without investigating. the contractor they hired get paid ppabandon job without any repairs. Leaving wet carpet,wet laminated wood flooring, damaged unrepaired crawl space. never came back for appointment
    gave 15 sacks of wet clothes taken leaving 2 sacks wet onfront porch. adjuster decisio. what thrn

    Help help , I fell ill and had my pop take over paper work , then he got I’ll
    So I have a stack of paperwork from a tree failing on my house then a semi small fire , the contractor doing the work told me that I don’t have to pay my deductible if I don’t get certain things fixed which are fire hazard such as a ceiling fan hanging from the ceiling also the fireplace screen, all the broken tiles that we’re not in the estimate, Im about to give up
    My Ins Co tells me the contractor cashed a check written to me .
    I’m to busy to deal with 2 hrs a day writing letters and e mails

    Question. Have home owners insurance on my home. I moved out and placed the home to rent. After my first tenant moved out, and left some damages, I scheduled painter and carpet installer. However, in that time, the winter storm hit (texas), and the new tenant couldn't move in until yesterday. When he went to move in, he found flooding in most rooms, and outside the house there gushing water coming in due to the storm.
    Being that this home is now a rental, does that matter as far as putting in a claim? In other words, does someone need to necessarily be living in the home as primary home to get coverage?

      Occupancy definitely matters with insurance policies. If the policy is for a home that you occupy and a claim happens when it’s vacant or occupied by a tenant, that could be a problem. I would still file the claim and walk through it though. The claim adjuster is the final decision maker and you really don’t know until going through the process.       There certainly are companies out there like that. Good ones though are doing the opposite. They're looking at the policy and trying to find coverage. If the right coverage is there, those companies are going to do exactly what they're supposed to and sometimes a little more. Picking the right company and the right coverage is so much more important than commercials try and make it. #shine2cents

      I’m dealing with AAA right now & they have given me so much misinformation, that I finally told them to only deal with me in writing. Their letters to me are so hard to understand, that I read it to my agent & asked him if they were denying me coverage and he said, yes, they are.” I asked the claims representative if he was denying me coverage & he said, “No.”. They are making it as difficult as possible for me.

    when a general contractor is hired, do his subcontractors (ex.plumber, electrician, carpenter) have to be licensed as well.?

      It's important that they are insured for sure. That detail would be kept track of by the contractor though not the insurance company. Have a great day.

      They are usually working under the general contractors licence. I believe he takes all the risk and pays the work comp insurance ect

    You said if the loss is less than the deductible, there is no claim. That is not correct, there will still be a claim, it will just be a zero dollar claim. But the event will still be recorded as a claim which may affect your rates.

      Solid point. If a claim is filed but not paid out, it stays on your record. Most of the good companies don't count that against you but more and more of the ones with Super Bowl commercials do.

    We have water damage from we think the gutters. So we had two windows replaced and they had rotted wood casings. The ones hired said because flashing were never installed.
    The windows were replaced by previous owners but 16 years ago. It has also extended to our finished basement. But for years it would come and go yhe smell of mold, but we just thought basements smell that way anyway?
    First I wanna call someone to tell me where it all started before calling insurance. What company handles all that. Im from Nashville Tn. And would most give free estimates or findings?

      Brenda Calderon, you need to google “remediation company [your town]”. They should come in and do a free estimate and assess the water damage. Based on the fact that it’s happened over such a long period of time it’s unlikely insurance will cover the cost so make sure you understand it before signing any contracts.

      If you have a ho3 your cover.
      It also depends between a pipe rust vs tubs overflow,, call frist call your broker or public adjuster for free advice to check if you have the right coverage fyi do it before you havea claim 😉

    Going through this now... Massive rain storm. I had a little leak in my garage. After the storm? The garage leaks like there is no end. I have a serious leak now dead in the center of my house
    I made a claim:
    Adjuster: So says the adjuster... (BTW video poster: I provided him with the ladder and exactly the time he needed to come by my place, even a cup of coffee... Nothing but the most serious hospitality) "The swamp cooler was improperly installed "(Leak in the middle of the house), "roof is old," "car port and deck improperly installed,"etc... In the end, Insurance will pay for damage in the house, but not the cause, IE the roof. Backwards if you ask me. "Cause of loss" I guess is old roof rather than a super miserable rain storm. (Mayor of City is asking for federal aid for folk worse off than me). (FYI Home inspector said very little about the roof).
    I have had insurance my whole life for various things. Maybe some folks scam the insurance companies? but for guys like me??? I fix my own things and only call insurance when there is a time or money issue that I simply cant fix timely.
    In my whole life I have made only one insurance claim (some scum cut the exhaust off my truck and I needed a quick repair to commute to work). Progressive took two weeks to get this done.
    My girlfriend (now my wife) had her car stolen and totaled on the freeway. Geiko had a check in her hands some 4 days later and even let me keep the brand new battery I just put in it. INSURANCE COMPANIES MATTER.
    I'll say it again, "particular insurance companies matter."
    In terms of Home Owner's insurance? I really feel it should be called Bank Home Owner's insurance. (Should this not be the Mortgage insurance???) With a $1000 deductible why does anyone have to pay this in the first place??? I will be looking for an answer to this and a new insurance company. Given the time I could do most anything to my little house for $1000 anyway, but with my wife and I working an a new-born baby? I can't. I feel very let down.
    In my 43 years on this earth I have dealt with 3 insurance claims 1 bad, 1 good, and 1 ugly. It sorta makes one wonder if I am simply being fleeced monthly.

      Hey John Norris, thanks for writing and sorry about the crummy claim scenarios.
      You're totally correct that companies matter... A LOT. Some companies are looking for how to get out of claims. The good ones though are truly looking for how they CAN cover the claim. Claim's adjusters realize that a claim is the most important part of your insurance company relationship and most of them are trying to do right by you while still following the coverage description of the policy you purchased.
      As for this water damage. Everything in an insurance claim is based on the SOURCE of the damage. It seems there are two sources of water penetration: The swamp cooler & the roof generally. The adjuster is saying that the swamp cooler is installed incorrectly (or possibly is just old) and the roof is simply old and no longer providing the protection it used to. Whether that's truly the case or not, that's what the adjuster is deeming as the source.
      Lack of maintenance and upkeep is not a covered source of damage. If it were, many people would just let things go bad and then make an insurance claim.
      If maintenance is the source, the adjuster could actually have chosen not to cover anything at all. It sounds like your adjuster is doing what good adjusters do, covering the water damage that resulted from the breech but not the source of the breech.
      The most common example is a faulty valve on a toilet. It fails and the house gets flooded. Most policies will cover the thousands in water damage but won't cover the cost of replacing the $2 valve. We have a claim like that with a dishwasher. We're covering the water damage but not replacing the dishwasher.
      So the limited info we have leads us to think that this claim is being handled properly. It obviously depends on a lot of factors though.

      Insurance won't help you move but proper homeowners insurance coverage can pay for lost, stolen, or damaged items during a move. You should definitely talk with your insurance agent though. It gets tricky if you're having someone else move your belongings for you.

      Yes, if you're having a bad experience and feel like the company isn't handling the claim reasonably you can hire your own adjuster to conduct an independent assessment of the situation.
      If you don't have a public adjuster in your friend group, just google "independent claim adjuster" or "public claim adjuster". Call a couple and ask them how they work, what their timeline is, & how much they cost. The cost for this will be out of pocket.
      Once this assessment is complete, you can see how much you independent assessment differs from what the company is saying. If there are significant differences then you need to submit this assessment to the insurance company. If the company still doesn't respond it may be something you need to take to arbitration. Calling the Department of Insurance in your state is a good place to start with that.
      Finally, if you have a local independent agent, s/he should be helping you through this.

      Karlan Kirkindall got yer message. JG will respond in the AM. Key insight for everyone though, claims generally follow the insured. So if a homeowner has a couple of claims and then moves, the affect on homeowners premium should move with the homeowner.
      However, insurance companies can see claims associated with a house. If there were, for example, two water claims, the company may ask the new owner to confirm that the source of the problem has been addressed before offering insurance. There wouldnt be any affect on premium but they would ask questions making sure the same things weren’t likely to happen again.

    Doesn't the Claim Adjuster get paid by the insurance company? So it's in the best interest of the Claim Adjuster to save to insurance company money, hence paid put less to the customer?

    Deductable ... I'm being told that that deductable ... that the insurance continually mentions over and over again in every situation, is paid to the contractor or insurance, once you have a contract for construction. Of course the don't say how it's paid untill you ask.

      scott, usually the deductible will end up being paid to the contractor. The insurance company will write a check for the cost to repair minus the deductible. You’ll be left to address that when you settle up with your contractor.

    Winner of a video, I have been researching "stuffing envelope at home" for a while now, and I think this has helped. Ever heard of - Rendalyn Financial Fixify - (do a google search ) ? Ive heard some decent things about it and my neighbour got excellent success with it.
