This month, the city's median sales price has risen to $593,500, a 6% increase from the same month last year. Closed sales have surged by over 33%, and months of inventory now stand at 5.4. New, active, and pending listings are all on the rise.
The median sales price in the Austin Metro area is $469,998, up 1%, with closed sales nearly 6% higher. The months of inventory have increased to 4.3, and the average days on the market decreased by 4 days.
Buyers are getting an average 5% discount off list prices. There's a significant influx of residential properties ideal for investment. Despite a challenging high-mortgage environment, sellers are entering the market, and mortgage rates are down by 7%.
