Hi Bill, the average hoa monthly cost in the Raquet club is around 160 usd, depending on the size of lot, if the house has a pool or not. It also includes security, water, and the use of the common areas.

In the winter it can be around from 20-29. In the summer you are can be between 24-37

The gringos of the Norte Americano sort have inflated the Chapala area property prices to ridiculous levels.
It’s still cheaper than real estate prices in Guadalajara. Where it’s mainly the locals living 👍
Prices have risen in general all over at Mexico, and that is not due to the expat communities I’m afraid. It’s due to a cultural believe that real estate is a good place to invest your money.
