Glad to see you getting started. It is possible that the potential land owners may want to keep some trees. Glad to see you keep as many trees as possible.
I'm sure that you've pretty much thought out all of the details, just throwing a few thoughts out there. Since you're removing stumps and have an excavator there it's easier to dig around the tree first then tip the whole tree over and have the whole root ball come out in one piece than it is to cut the tree and then try to remove the stump. Another thought is to leave all of the trees except for where the roads are going so that the future buyers can decide which ones that they want to keep, it would be a nice selling point. Not to mention since you're most likely going to be the General contractor you can make more money by removing the trees that your customers don't want in a separate part of the contract. Can't wait to see some videos of the work that you're going to be doing!

I really, really, really need heavy machinery! This will be a pretty cool project. Have you finished your covenants yet? I was wondering if this was going to be 'homestead friendly' where livestock/horses are welcome. Also, have you thought about a shared well for all of the properties? That's what we do around here as it is so expensive to drill a lot of separate wells. We also have shared roads, but you can likely get your township to annex your main road and plow/maintain it. They will not annex a non conforming (narrow) road though, so you would have to maintain that yourself. Make sure you have a shared road agreement for that narrow road and have all people on it sign.

A road down each flank would mean almost no trees need to be taken by the look of the picture at 1:37. Likely cost prohibitive though. It could help all the neighbors feel more rural if development comes on either side than having the central road and development on each side after having built to face the road. Know what i mean ?
Something to think about if you need. Is your driveway easement also the utility easement for electricity, gas, water, telephone, and/or cable? An unfortunate circumstance I have seen many people left with is clearing the minimum of trees only to have those utilities later installed and the installation ditches for those utilities cut so many root that it killed the majority of the trees that were left in the easement. Most of those contractors do not and will not install in the road base unless it is to cross the road.
I also forgot, so I will add this here. Go ahead now and contact your utilities departments about establishing connections to your property. Even if you are not going to build anything there now or even 10 years from now, they will design a plan and tell you what you need to do and have cleared in order to get things going. Sometimes the design phase for power can take a few months if they do not have power near the lot; same for the other utilities. This will eliminate part of the time crunch for you when you do go to have these things installed.
Josh I do similar work as you Iam going to be buying a mini excavator and a skid but witch to you use moast? Leaning towards a mini just because everyone has a bucket tractor they would use before they would hire a skid. Plus skids are cheaper to rent
The only mini X I would buy is the Bobcat E55 with a long stick. But I would go get a few jobs under contract and rent for a few summers until you have lots of work And a reputation then look at buying. I would never buy large equipment because you never know what you're going to need for one particular job and having the flexibility to rent exactly what you need is going to make you more productive. Skid loaders are great but if I could only have one it would be the Mini excavator.
I all ready been renting\partneship with a guy with a 425 bobcat it's time for my own I'll be paying cash but I thought you owned a few skids and a mini thats y asked witch you would have if you could only have one to start with
you really should just yank all those trees because they are going to be a bitch for the owners in the future for so many reasons.. if you have open area then transfer a 10 footer from someplace else on the property with a single bucket from your excavator and it will grow quick... but if you build a road over some roots or they have to plow or just the pain in the butt of the road not being straight.. just yank them now and be good.
