Nsfas gives a certain amount for accommodation per annum, divide that with 10 months ( depending on your lease ) if that amount is below your monthly fee (res), you may need to top up. But bare in mind nsfas rules and procedures vary from each university. Unfortunately I don’t have much information about urban nest but you can get all the help you need from their offices (telephonically/physically)
Each accommodation has its own procedures but booking a room would be the first one. I’ve inserted links below, if you follow one of them , you’ll find directions/ways to book a room,and for further instructions if you a confused, You can call the accommodation.

You can book a room at different private accommodation, some accommodation give you a duration of how long they’ll hold the room for you. Although this does inconvenience other students. You can DM me on instagram for more assistance or questions ❤️😘
Hiii 👋 I'm a bit confused about the sharing studios for example if the private accomodation is R6900 do you have to pay R3450 and your roommate pays the other R3450 ? Like separately or do you each pay the R6900 individually?by the way we're both NSFAS funded...❤️

I think you both pay the R6900
You’d have to individually pay R6900, bare in mind that nsfas gives you 45k per annum (Res) so you’d probably have to top up
