Sir I appreciate your knowledge. Have seen many of your videos and your thought process is above many of us. But here in this videos you are very much wrong on many fronts..
If you're getting a good rent, it's same like a good dividend yield stock. There would hardly be any appreciation in the price of the property in near term...
Prices are high where markets expect growth. Same is the case with RE..
In Mira Bhayander city where I live around Kanakia Rd. Rental yield is around 2% or would be less than that.. and property prices are around 8000-9000 psqft on super built up. But I bet the prices will surely jump around 40-50% in next 3-4 years. That's the reason you find good property prices always high just like some high growth companies continuously hovering around 80-100 PE
