I went by Bedrosians yesterday. They have the material for this Toll Bros high end look. They're not cheap, but I'd assume this high end supplier is much less expensive than the design center. This interior is a masterpiece. My argument is to just do the structural and electrical and wait to improve. I would argue that when on the home search, visit local tile, etc vendors and compare material and labor costs before hitting the design center. Am I correct here?
Hi Kevin. You are correct as a majority of suppliers will be priced lower than purchasing directly from the builder as they markup their materials for convenience. Structural options are highly recommended as changes structurally at a later time can be very costly. For electrical, I would recommend to at least put in a pre-wire for a ceiling fan / light in the secondary bedrooms as an electrician can pull the wiring from that for additional LED lights (although all of the lights will be on the same switch). This will also give you the option to at least have a light in your secondary bedrooms rather than having a floor lamp. Going directly through material suppliers such as flooring, countertops will be less costly than going through a builder but keep in mind that having work on after closing on your home may void certain warranties. For example, if you decide to go with standard flooring throughout your home and to just change your entire floors after you close on your home, you will need to demolish the included tiles and remove the baseboards. This will void the warranty on your baseboards. Even if you drill a hole on your kitchen island to add a water spigot, a soap dispenser, or to change out your kitchen sink to a larger sink, it will void the warranty of your countertop. Just a few things to consider!
Toll Brothers does an awesome job picking great locations and designing very desirable floor plans but aside from that, they are an AWFUL builder!! I have a brand new Las Vegas Toll Brothers Home built in 2021 and finished in 2023. They have horrible build quality!! We have had major issues with our walls, cabinets, ceilings, tile work, shower drains, etc etc etc. We have been in the home for well over a year and Toll Brothers is still trying to fix the issues. Our neighborhood is only 36 homes and over 20 of our neighbors are also having major issues! Many had major cracks in their foundation resulting in damage to their flooring. Several people had to have their entire home’s flooring ripped out and replaced. I also have several friends that purchased with Toll in Mesa Ridge and they are all having major issues as well!! I’m talking MAJOR!! Toll “forgot” to install interior wall insulation in our friends home even though they paid for that as an extra upgrade!! For the money Toll charges I would highly recommend you just go and build a custom home with a builder who actually cares about the quality of their work. I paid 1.7m for my home and well over 600k for my backyard. I so wish I would have just built my own vs Toll Brothers crap. They have ZERO attention to detail and they don’t care about the quality of their finished product at all. Crooked walls, uneven texture on ceilings, etc etc etc. Toll Brothers should be ashamed of themselves.

Great tour as always especially pointing out the important details. A lot of tours seem to state the obvious and they go on and on. Ex: Can you imagine your family and friends gathered around the bar. Its so annoying to listen. Keep up the good work.

Then second one with your fantastic details and costs. I don’t live in Vegas so I’m just looking at videos and I’d love #1 to just watch on repeat! Great job regardless.
The house is very nice, but piece of advice for the presentation, please get a professional cameraman and equalise your audio as well. This was a hard watch which is a shame because this house is really beautiful

Curious what the sandstone models are/would re sell for. My budget in 2025 is going to be 1.4-1.6m I don’t think that’s enough for mesa ridge unless big correction. I’m pretty dialed into Reverence that seems to be the best bang for the buck for my budget + guard gated?
@jimmymcgill5572 That is understandable that you feel that way but Bella Strada is right next to the Island which will have Blue Heron communities of Velaris and Arvada and homesites to build fully custom homes. Also, across from this community is the Blue Heron community of Caliza and just a few minutes away is another Blue Heron community Vantage. The average sales price of these 4 Blue Heron communities are well above $3.5M so it's great to have high comparable homes in the area.
Wow, $225.00 HOA a month to have a communist boss or a Karen telling you what to do with your own property? Yikes! Other than that, nice homes unfortunately I don't like HOA's, I think it's like having someone else owning my property, I don't go for that. If they want to tell me what to do with my own property then maybe they should be the one to pay me $225.00? lol
The HOA covers and maintains the common grounds. They also maintain the gate to the community. Not all HOAs are bad. It really depends on who is on the board, which tends to be the residents of the community.
Or you could have Karen with the trailers in your yard?! Which one would you choose?! If you don’t agree then purchase land in an area that’s not close to the city and you can spare your feelings

Airbnbs are not allowed in this community and there is a 1-year owner-occupancy rule for a majority of Toll Brothers communities.
