Hey Jeff, tried to book a call with you but first available was 12/4 at 5:30. Is there any way to get notified if you have an opening prior to then? I just have a couple of basic process questions I'd like to get answered before I put in an offer on a property.
@@JefftheMortgageProquestion, I thought retirement account funds were considered illiquid and therefore wouldn't qualify as reserves. Is that not the case?
How do you not need a job for the dscr loan, but you have to have income coming in that’s greater than what’s going out.😂 That’s don’t make sense. How do you get income coming in without a job?
@@JefftheMortgageProI just looked into what “income of the property” means. So you’re saying, to qualify for the loan, you must (own a property that can be rented) which is what income of the property is, and have more income coming in from that property than going out to be qualified? Correct?

Awesome! What's the interest rate for someone who fits all the criteria mentioned above?
Thanks
Probably mid-7's right now.
Thank you @@JefftheMortgagePro
Can you get a DSCR loan using a future lease to demonstrate gross rental income?
Yes. If the property isn't currently a rental, we'd use the potential rental income as determined by a rental survey during the appraisal process.
Whats the best loan options for 10+ units
Probably a commercial loan.
How much downpayment you need?
20% down
Whats a example of having 40k left after the process is over ?
For reserves? Money in your 401k would be an example.

Income of the property, not personal income. Sorry for the confusion.
@@JefftheMortgageProok so what does that mean? Income of the property? How do you have income of a property that don’t belong to you?

And still say under the same breath you don’t need a job to get the loan😂😂😂😂 but you need income
@@JefftheMortgageProthis has to be for property owners and retirees or something because I don’t understand.
