    I love my MOd home and would do it again .This is my retirement dream home since 2004 .I like knowing the price and no cost over runs and not subjected to weather and weather delays .I am glad you are letting people know more about this type home .It is stick built and if my house can do 60 miles per hour on the road it will last .More companies need to put out this info .

    I bought my modular house from North American Homes in Point of Rocks, Maryland. I have been living in this beautiful house since 1980 and I just love, love, love it. I am looking to buy a building lot so I can buy another modular house and sell it but unfortunately, a building lot in my area runs around two hundred thousand dollars. I will continue to search for a better priced land and hopefully I can buy a modular house and sell it.

    Figure $100 a ft. for perimeter foundation, my foundation in Ca was $18k for for a 1500 sf house, that included footing cement, block work, steel, some tractor work, pressure treated sill plate, hardware to mount the sill and cement to core fill the block , plastic ground barrier and cement puddle fill inside the perimeter for screw jack stability. It’s much more involved than most people would think.

    I can see where this would help make the house plumb and square. Stick built houses are so out of square you would think they never used a level or plumb bob.

    Your example of the pricing would be perfect if it was set on the land also if that was included but it's not so find a modular seems to be a lot more expensive than finding a home that has property right there

      And not necessarily. Here in northern california., finding a 3-4br 2ba on atleast 5 acres is hard to find less then 700k . But you can buy vacant land for 200k . Also you have the advantage of making it your own then buying a house already existing and most of the time settling .

    Thank you for the video, really enjoy your channel. I'm assuming with the cost of wood going up the estimates are no longer accurate in this video.     i live on the west coast and just recently decided to look into this. we aren’t in retirement mode yet, we need to find our land first, someplace in the northwest. we currently live in CA, the bay area.

    That's the same or more than a site built home especially in Texas. I can build a 2000 sqft site for 70k and I did Land/Home for years so I know factory cost too. Maybe it's location, everything cost more elsewhere so you'd better be reputable for those prices. I'd hate to see the cost after they run into the many mishaps of dealing with someone else's land. What happens when the driveway disappears, who pays for the unexpected loads and culverts or resourcing that power pole. I keep thinking about tree removal and pad prep and easement obstructions. The house is the easy part, setup is a different story..ijs

      prettymochame just T, I appreciate your commenting on our video. Yes, build rates, labor rates, materials rates, they are all relative to location. Modular and manufactured are also very different. Our rates are very competitive for our market, lower than stick built homes. We do all site costs when we inspect the land as well, which happens long before we build. There are very few changes after a contract is signed unless the client decides to change things. Thanks for the insight, all of this helps clarify things for our viewers!

      Uhhh what part of Texas are you in? That's about 25% of the cost in dfw. You must be in a low demand area.

      @@Taylor-dl2kr Lisa Cebulski I'm talking about site built in Dallas, my ex builds city, I did acreage. You don't need the biggest cost here which is GC. You can pay yourself $60hr and do the research and hire your own subs. Learn how a house is constructed and manage your own build. $40 sqft or less, the rest is GC cost.

      prettymochame just T You are exactly right. My husband’s coworker built a one story 2,800 square foot three car garage home for approximately $110,000 in Houston, Texas. And that included $17,000 for the lot. I am so impressed because everything is exactly what he and his wife wanted. Plus they have no mortgage and no HOA. When I grow up, I want to be exactly like Frank and Betty!

    Is there minimum to how much square footage i buy ? For example my ideal house would around 600 sqft with a loft.

      hey what's going on! so a couple things to think about. the lower the sq ft the higher cost per sq ft (my crane cost for the day is my crane cost for the day regardless if the house i'm setting is a 1000sf or 3000sf :-) .. the other thing to keep in mind is that often towns have restrictions on the minimum sq ft a new structure is allowed to be. the town of Wilson, NY, for instance, is 900sf, i believe, while the town of Alden, NY is 1000sf. the 3rd thing to keep in mind is the appraised value of the home/resale value and the bank mortgage that will require comparables in order to bring in an appropriate appraisal for your mortgage...
      so the short answer is we'd love to build you a cozy cabin.. the longer answer is, we might need to work through the details a little more with you.

    You mention site cost. What can one expect to pay on a two story 1800 square foot home

      paul kohler site costs are site dependent.. what town are you thinking of building in? What are the utility requirements there? ..A typical two story 1800sf home on a full 8ft poured concrete basement starts in the low 190s depending on the model. Add 25k for a typical two car attached garage. Add 10-30k for site work like permits, driveway, underground electric, sewer or septic, gas or propane, water or well, and finish grading and seeding.

    Are there any renewable energy eco-friendly configurations in progress that soon will be available in your catalog because right now I couldn't find any
    If you guys could connect with the Tesla solarcity team in order to come up with a fair commercial offer allowing your customers to acquire that sweet Tesla solar glass roof as a built in option instead of just a plain ol' roof and if included two Tesla Powerwalls with it if the pricing is reasonable for me that's a home run because it gives us buyers the option to build off grid it would be nice let me know if you guys are working on this?

      Tesla is way over priced for solar. The power wall and the roof. You can definitely power your house from solar for much less money than using Tesla.

    the insulation in our homes is R-21 in exterior walls and R-38 in the ceiling :-)

      @@TheBowersj PEX water supply lines are standard for us in our modular homes and no they would not be insulated since they are installed in conditioned spaces. For instance, the crawl space or full basement would be insulated and wrapped. Where are you located and what type of home are you interested in?       Crystal Kong Thanks for reaching out to us here at Buffalo modular homes. The biggest difference between building a new home and buying an existing home has been that building a new home typically requires a much bigger down payment (10-20%). However we’ve recently been working with a great lender that has a first time home buyer, FHA type of loan, that allows for a downpayment of only 3.5%. This is actually a really great option for lots of people. In terms of it being a forever home or whether I would recommend that for you guys, I can say that building a new home often allows for future expansion with finishing the basement space to add Square footage to your home (our standard basement is an 8 foot high poured concrete basement with 2 glass block windows and 1 eagress window). Also our homes are so well built it will most certainly last for many generations.     If I find a floor plan I really like on your website, but would like to work with your engineers and add an additional 10 feet to the length of the house, can that sort of thing be done? Or are the floor plans on your website set in stone?

    I have yet to see if the value of modular homes increases like traditional real estate. Every company "says" it will increase but I've never had a company show this. One way to know what happens to the value would be to see the tax assessed and appraised value of a home built 1, 3, 5 and 10 years ago. There we could see if the value goes up or not.

Modular homes have been around for some 40 years so the data set on this is extensive and the results are that they appraise and appreciate the same as a very very well built stick/site built home. But of course always important to compare apples to apples in terms of quality, finishes, and location.

      My FIL bought/built a modular home before he married my MIL. He spent about $30,000 in 1972. They sold their home about 5 years ago for about $200,000. Modular homes appreciate in value because they are normal houses.

      Hello Russell, Modular homes do appreciate. But not as fast as a stick built homes. I was a kid collecting coke bottles when these homes were being built in Florida. I believe they were selling for $30-$40K back then. Check out Zillow to see this neighborhood of homes. Built in 1972-1973. Zillow now says the homes are worth 230-240k. Here's an address to type in.
      8201 SW 7th Ct, North Lauderdale, FL 33068. Only those few blocks were Modular homes.

    Do you compact the soil before laying the concrete foundation? Also is the concrete reinforced?

      soil compaction is typically only required if you do not go down to virgin soil. Most times it's required to dig down to virgin soil then add your stone from there. Depending on how much stone you install, compaction may be required after that. where are you thinking about building?

      @@Buffalomodular is it legal tho. can you say a house starts at 100k then soon as someone gets approved for the loan they say it starts at 130k now. Plus even to this day the website still says it starts at 100k. feels like the sales rep is just trying to make more money cuz they are a year backed up and dont care if they get the sale or not. He wont even try to get a deal on the land, just tells me they prob wont and not even try. Also it didnt get raised till they found out the max amount on my loan was 200k. And its not a modular house it a manufactured. I guess they charge even more to turn it into a modular house.

      For instance? Nothing's going to save your butt if a Cat 4 or 5 hit But I would much rather ride out a hurricane in my modular She Shack/Guest House than a trailer or stick-built house. Stick-builts are tacked together as fast as possible to accommodate the influx of clueless people moving here. I've seen too many construction sites under water from rain that weren't allowed to dry before being closed in. Two years max before the mildew shows in every room.

    hello, my question is can a mobile home floor plan be converted (with a few changes) to a modular home? Are the floorplans available for anyone to change and use?

      avonleanne great question. The easy answer is yes. We always encourage people to first find a floor plan that has the flow they are seeking and then fine tune from there. We find this is a much easier approach then say trying to design a floor plan from scratch. Hope this helps :-)

      @@jeremyngbates1 thanks for the answer! ok, so if I print out a floor plan and move a few things around on it, and bring it in, a modular home builder will use it to make blueprints and things such as that? If I sit down with a modular builder, what is included in the price for a modular home? For instance, we want a one story home (rambler type) with a basement for storage. Does the modular builders build the foundation and basement? or would that be something another company has to do before the home builders come in? One last thing, how long does a build take (in general) . Sorry to bombard you! =)

    And buying a home from you and I realize you do all the permits and all the other little details are we required to purchase the home and do financing through you or can we go somewhere else because usually it will be cheaper instead of in-house financing it's usually higher? Thanks

      Thanks for asking Mr Collins! If your question is about building vs buying, that's easy. Buying an existing home may sometimes (not always) be less upfront cost, the long term costs are lower when you build since everything is new (roof, HVAC, water lines, Electrical-this makes for better insurance rates as well) Also, unlike most builders, Buffalo Modular Homes WARRANTIES our homes for a whole year on everything including cosmetics-and 10 years on everything structural. Aside from normal maintenance, you should have very little to do in your new home. If you are asking why modular...our homes are made to last, we build stronger and tighter than homes ever used to be. With up to 20% more lumber and fasteners, our homes are some of the strongest in the industry. Modular homes are the only ones that survived super storm Sandy on the east coast.

      yes the modules come with completed electrical! land size depends on your town requirements and how many square feet the home is you're thinking about building.

      We have almost an unlimited range of options for people to select from :-) but if you’d prefer the factory direct option we can provide you just the boxes dry walled with electric and plumbing installed and you can install your own cabinetry if you’d like.

      yes you can wrap the entire project into a construction loan.. you can even add your pool and pole barn into the loan as well if you'd like :-)

      we've built a number of half million dollar plus homes but our sweet spot is 225k to 350k. we can build a lot of house in that price range. 500k can provide a palatial estate!!

      Yes we can deliver even beyond that range. However our turnkey coverage radius is only about an hour and a half from Buffalo. So we can deliver you the modules and erect them on your foundation. This would require you to hire your own excavator and foundation company. Is that what you’re looking for?

      tdj8686 yes ritz craft is a manufacturer out of PA. We built a number of homes using ritz crafts modules many years ago and we were happy with their quality the time. I still hear good things about them. I do know they are more heavily focusing on the manufactured/mobile home market these days. Where are you thinking about building?

      We can build a very small home but it normally has more to do with what town you’re planning on building in. Often times townships have restrictions on the minimum square feet that you’re allowed to build. Whereabouts are you thinking about building?

      Tracci Quartermaine hi. What do you mean strand board? Yes you can upgrade to spray foam insulation but we don’t normally do that unless you’re in a high wind zone area or by the lake.

      @@Buffalomodular The board I am talking about is the board that is used after framing flake board or oriented strand board, if i were to buy one of your homes would I be able to get another type of board, the strand board swells.

I understand your concern but actually since this board never touches water this is extremely solid and far superior than if it were left to the elements like on a site built home. That being said, of course we can upgrade you to a plywood or zip board product if that’s what you would like.
